Guided by the St. Anthony Falls Historic District’s Design Guidelines, ESG conceptualized this modern, iconic residential tower. The site, which currently includes a 1929 building for the St. Anthony Commercial Club with facilities for the Washburn-McReavy Funeral Chapel, is part of the University Avenue Transition Area. In this area, the Design Guidelines call for new architecture that’s context-sensitive yet contemporary, clearly defines the street edge and is midrise in height.

ESG’s stunning, glass-clad concept incorporates and visually frames views of the Commercial Club. Meanwhile, the proposed project would transform a surface parking lot and degraded public realm into a vibrant area enlivened by mixed-use retail and a pedestrian-friendly streetscape. In doing so, the project would also strengthen the area as a gateway between urban neighborhoods.

729+753 WASHINGTON AVE NMINNEAPOLIS, MN | NORTH LOOP

Greco Development and United Properties is working with ESG Architects to redevelop the 729 and 753 Washington Ave N sites in the North Loop neighborhood of Minneapolis. The 47,770 square foot site is currently covered entirely with surface parking. A new Type I, 10-story mixed-use apartment building will transform the surface parking lots and activate the Washington

Avenue corridor in what is currently a major gap in the street façade. A proposed restaurant and coffee shop will anchor both corners of the building with residential uses above. Curb cuts will be reduced from five to three and integrate a drop off loop to ensure safety of those coming and going from the project. All parking is stacked to the rear and below the building, with active uses long Washington and wrapping each side of the building.

The design is sensitive to the Warehouse guidelines, yet modern in aesthetic. The primary material will be brick—one buff color, one deep red blend, and a dark brick at the top. The back façade will be a larger format masonry material matching the buff brick. This back façade, with recesses, murals, black painted steel detailing, and windows, will have a similar rhythm to the

other façades. The building will be animated and rough to an intimate scale by large divided lite windows, warm wood tones behind balcony openings, vibrant street awnings, and mural recesses.

ADACHICAGO, IL

Trammell Crow Company and ESG Architects are in the conceptual design phase for the Ada site in the West Loop of Chicago, Illinois, with delivery expected Q3/2017.

Level 1 includes the Living Room & Bar, leasing offices, and coffee shop, fitness and rock climbing, with spaces for dogs and bikes. The mezzanine level includes a Club Room and Screening Room.

Outdoor amenities include terraces for gardens, a pool, a firepit lounge, and outdoor bar, lawn bowling and shuffle board- all with a view of downtown Chicago.

Dwelling units will include studios, alcoves, 1- to 3-bedrooms and Live/Work units.

Partnering with Sterling Bay Company, the team is delivering a mixed-use residential project in the vibrant Fulton Market neighborhood. The development will help to define the expectations of the neighborhood and become a catalyst to propel future residential, office, retail and other complementary uses in the area.

The Vision and Purpose of the proposed KA Block redevelopment is to transform an entire city block, consisting of a surface parking lot and antiquated office building into a vibrant, high-density mixed use destination in East Downtown consistent with several key sources of guidance.

The program for this redevelopment includes three distinct and active uses:

• A new Kraus Anderson (KA) Corporate Home Office of approximately 95,000 square feet. KA has been located on this site for over 75 years.

• A new Type 1 residential midrise building of approximately 300 dwelling units.

• A new 148-key Finnegan’s House Boutique Hotel/ Micro Brewery/ Innovation Center.

The purpose and vision for this multifamily mixed-use development at the historic Superior Plating site is to create a high-end luxury rental community, divided between a tower and low-rise building, with a complimentary retail corridor and associated parking; all of which will be organized around a pedestrian oriented design and layout.

301 Kenwood exemplifies one of ESG’s unique approaches to enlivening an existing urban setting: Designing an iconic, context-sensitive residential building that sets a benchmark for future development while enhancing the neighborhood’s sense of place. Located next to the Walker Art Center and Minneapolis Sculpture Garden, 301 Kenwood is a modern glass and steel high-rise with floating roof forms softened by the use of residential stucco and stone. The building’s expansive glass exterior and outdoor terraces create a dialogue between residents and passersby that echoes that of the art center and its surroundings.

EDGEWATER MINNEAPOLIS, MN | UPTOWN

ESG designed the iconic, modern Edgewater as a gateway building between the first-ring suburbs and the bucolic, urban lakes at the edge of the bustling Uptown neighborhood. A benchmark building for residential design, the Edgewater’s rigorous modern forms are rendered in high-quality stone, glass and copper over a concrete structural frame. Inside, units range from 1,300 to 3,000 square feet and were left unfinished to allow for customization. The building boasts the first full green roof over a private multi-family development in Minneapolis. The green roof, in addition to thoughtful landscaping around the building, retains and treats at least 35%- 65% of the stormwater runoff on site and minimizes heat island effect. Balconies with views of the lake district, penthouses with terraces, and a sculpture garden outside the building add to the project’s marketability and appeal.

ESG planned and designed the Elan Uptown according to principles articulated in the Uptown Small Area Plan. Density, aesthetics, community, sustainability and context were among the plan’s principles, which ESG addressed with intelligence and sophistication.

The vibrant Uptown area near the Chain of Lakes is known for diverse recreational activities and the Midtown Greenway bicycle path. The area also includes a variety of single-family residences, apartments and condominiums; a multi-model transit hub; and a variety of restaurants, grocery stores and retail. Accordingly the Elan Uptown is a high-density, LEED-certified, modern apartment complex that blends in seamlessly with the existing urban fabric.

The complex is comprised of three, modern, high-performance boutique residential structures connected by glass-enclosed bridges and walkways. Each residence includes studio, 1- and 2-bedroom apartments. The dwellings have large expanses of glass, exterior terraces, bamboo flooring, and recycled or renewable regional materials and finishes. Energy, water and lighting systems utilize sustainable, state-of-the-art technologies.

The complex incorporates community rooms for networking and art events, a resort-style pool and a sixth-floor lounge with rooftop terrace. A terrace also looks out over the Midtown Greenway and its community gardens.

Junction Flats exemplifies how Trammell Crow and ESG are addressing exciting new opportunities for creating transit-oriented, amenity-rich, mixed-use residences. The 6-story, 240,000 sf residence, located in the burgeoning North Loop neighborhood, fulfills the city’s need for creative, high-density residential/live-work and commercial buildings along and near transit corridors and hubs.

Junction Flats is located a short walk from a new multi-model transit center and adjacent to the Target Field baseball stadium and other entertainment options. The neighborhood is also home to numerous restaurants, cafes, micro-breweries and boutique retail, as well as bike paths, dog parks, and the Mississippi River and its recreation areas.

ESG boosted the attractiveness of the contemporary residences by incorporating 1 and 2-bedroom apartments, as well as innovative live/work units. Amenities include a pool deck with cabanas, fire pits and bar/grill; a rooftop lounge; first-level lounge, event area and bar area; conference room; business center; fitness center; bicycle storage; and dog run and dog wash station.

An infill project in the bustling North Loop neighborhood, Junction Flats demonstrates ESG’s expertise in innovating contemporary, amenity rich residences that compete for today’s discerning resident.

LATITUDE 45MINNEAPOLIS, MN | DOWNTOWN EAST

Latitude 45 is a vibrant new mid-rise, high-density neighborhood residential and mixed use community that replaced a surface parking lot at a strategically important site along Washington Avenue in downtown Minneapolis. The design features a continuous streetscape of varied and richly detailed street front and lobby elements which create a vibrant streetscape experience. The building features 308 units in a 13 story mid-rise concrete construction clad in brick, glass and architectural metal panels. Its location at the corner of Washington Ave and 3rd Ave makes it the new gateway to and from downtown from the 3rd Avenue river bridge.

The design is upscale and timeless with interiors that are modeled after a high-end boutique hotel experience. From your arrival at the porte cochere and lobby, the intricate details really set this project apart. It features grand interior common spaces with high ceilings and tasteful furnishings and artwork. It also boasts one of the largest amenity packages of any property in the city. From intimate to large gathering spaces, areas include a living room and game room space; multiple outdoor areas including a pool deck with gourmet grilling stations and bocce ball court; small and large pet amenity areas; a bike lounge and work station; indoor/outdoor bar and catering kitchens; and a sky lounge with 360 degree views of the city.

The project contributes to the Downtown Council’s 2025 Plan’s guiding goals of doubling Downtown’s residential population and developing East Downtown and since its debut in September 2015, it is more than 50% leased.

THE NIC ON 5TH MINNEAPOLIS, MN | DOWNTOWN WEST

Minneapolis/St. Paul Business Journal awarded Nic on Fifth Best in Real Estate 2014 for Multifamily Development. The 26-story, mixed-use project was lauded as a “market-changing project in downtown Minneapolis” that has already “spurred other development in the neighborhood and has the potential to change a national perception that Minneapolis is flyover country.”

ESG transformed a surface parking lot into the LEED-certified apartment tower and street-level commercial hub, which ESG designed in concert with the Downtown East/North Loop Master Plan (Fifth Street transit spine). A light-rail hub is located outside the lobby door, as is bus service and access to miles of bicycling trails. Nic on Fifth is also connected to the skyway system.

A green roof covers the parking garage; unit designs optimize daylight and energy-efficient plumbing and lighting; and efficient heating and cooling systems power the building’s climate-controlled interiors. The concierge-staffed building, located at Nicollet Mall and Fifth Street, has more than 30,000 square feet of amenity space that includes outdoor terraces with pools and seating, workout areas, and gathering spaces with kitchens, fireplaces and entertainment centers.

PHOENIX LOFTS MINNEAPOLIS, MN | ST. ANTHONY MAIN

The first multi-family residence constructed on the repurposed historic Pillsbury A Mill property, Phoenix on the River exemplifies an appropriate architectural response to the iconic Minneapolis site along the Mississippi River. ESG designed the building to reference 19th-century architectural idioms for the 21st century by using simple modern forms clad in brick and glass. The low-rise portion of the building acknowledges the cobblestoned Main Street with street-level commercial and retail that enliven the historic thoroughfare. The building rises along with Second Street into a 17-story tower that addresses the site’s new urban context.

Inside the building, an elegant two-level lobby leads to four elevators that take residents to the 80-plus condos or lofts. The units have sophisticated plans with views and balconies that encompass the historic park-like setting. Artist workshop space, an exercise room, and a River Room that opens to a sixth-floor landscaped roof terrace only begin to describe this singular residence. Located in a vibrant neighborhood near transit, walking paths and bicycling trails, ESG’s Phoenix on the River set the standard for context-sensitive contemporary design in this historic location.

VILLAGE AT ST. ANTHONYMINNEAPOLIS, MN | ST. ANTHONY MAIN

ESG’s design of the Village at St. Anthony Falls— a context-sensitive, mixed-use development on a former brownfield—prototyped an essential approach to revitalizing Northeast Minneapolis along the Mississippi River. The three-block complex includes 48 town homes, two mid-rise buildings with loft-style condominiums, and 12 three-story condominiums. ESG designed the project to compliment the historic and contemporary aspects of the area, and foster a pedestrian-friendly relationship with adjacent sidewalks and streets.

To ensure the design’s historic sensitivity, ESG created three housing types, each of which address their immediate contexts. Many of the brick and copper townhouses, located along the perimeter of Block 2, feature individual entries along the street, and have front porches and small semi-private green areas. The mid-rise condominium buildings on Block 3, which face the river and downtown Minneapolis, have glass facades and clean

lines, masonry and copper detailing, and roof gardens and decks. The three-story, brownstone-style condominiums on Block 3, which face the river on Main Street, are wood-frame buildings with parking beneath.

Mediating the space between the low- and mid-rise housing on Block 3 is a courtyard with seating and gardens. Street-level shops, services and restaurants were inserted on Block 1. With the Village at St. Anthony Falls, ESG pioneered a vibrant, new, high-density urban village that represents a successful example of industrial reclamation along an urban stretch of the Mississippi River.

ESG’s design of The Zenith, a mixed-used development near the Mississippi River in the historic Mill District, inserts a fresh design aesthetic into the revitalized urban neighborhood. Taking cues from the adjacent Gold Medal Park, the river and the Guthrie Theater, ESG designed the 63-unit structure as contemporary expression of the city’s growing vitality using clean lines, glass, steel and colorful metal panels. The Zenith is an incremental part of the City of Minneapolis’ vision to create a vibrant, high-density residential, cultural and commercial neighborhood on the eastern edge of the downtown core.

Mill City Clinic, an innovative community-based clinic owned by University of Minnesota Physicians, occupies The Zenith’s first level. Floors 2-7 share condominium floorplans in each stack, and floors 8-9 are penthouses individually cut to be a unique floorplan. All of the units have floor-to-ceiling windows with panoramic views of the city and river, hardwood floors and industrial finishes. The Zenith also has a gallery-style lobby and entertaining area, a central courtyard, fitness area and pool, and heated underground parking.

ESG is a recognized as a leader in the planning and design of hotels and hospitality facilities nationwide. Since the 1980s, ESG has worked with an array of clients, guiding them through industry volutions from the full-service hotel to limited-service hotels, suite, condominium, extended-stay, and 3- 4- and 5-diamond business hotels. In the past decade, we’ve specialized in extremely complex, mixed-use projects and hotels on tight urban sites that require our expertise in the vertical integration of diverse systems and functions. We’ve also expanded our practice to include the context-sensitive insertion of hotels into empty or under-utilized buildings on the National Register of Historic Places.

We bring, to every project, our design leadership, as well as expertise in operational efficiencies, collaborative skills, planning, innovation, brand savvy and budget acumen. ESG’s integrated practice model results in hotels and hospitality facilities that fulfill our clients’ visions and business goals.

This urban mixed-use resort project includes the adaptive reuse of the Milwaukee Road Depot and train shed and the development of the remaining two blocks of land. The train shed was converted to a public ice rink and banquet space and the Depot includes a restaurant with 21 hotel suites on Levels 2 and 3. Redevelopment of the Depot includes a 204-key Marriott Renaissance Hotel, a 130-key Residence Inn Extended Stay Hotel, and three levels of parking.

The front façade of the Marriott Renaissance Hotel is on 3rd Avenue alongside the Depot. The Residence Inn is conceived as a background building to infill the block and act as a transition to the emerging residential neighborhood to the north and east.

THE DEPOT RENAISSANCE MINNEAPOLIS HOTEL

MINNEAPOLIS, MINNESOTA | MILL DISTRICT

The project was completed in 2002 and at that time, was awarded the “Preservation Award for Adaptive Reuse” by the Minneapolis Heritage Preservation Commission and the Minneapolis Chapter of the American Institute of Architects. It also received an Honor Award from the Preservation Alliance of Minnesota for preserving the historic resources of the State.

Currently, ESG is working on the redevelopment of an underutilized indoor themed water park into additional guest rooms and amenities for the Renaissance Hotel guests. Our interior design team is also working on a refresh of all guest rooms, food and beverage areas and public spaces.

Nordic. Classic. Progressive. The Hewing Boutique Hotel design honors the existing, massive heavy timber architecture of the historic Jackson Building, while new design interventions are gracefully interwoven.

As guests enter the hotel through a custom glass and steel vestibule, the central atrium first captures attention to views of the 124 rooms on floors 2-5, the new sixth floor rooftop addition, and the sky above.

Social gathering opportunities abound-intimate and large- on the first floor with a junior ballroom, meeting rooms, lobby lounge areas, a display kitchen, a bar wrapping the wood fire grill, private dining rooms, and a large dining area with varied experiential zones.

This exclusive experience is capped off with a rooftop providing dramatic views of downtown Minneapolis, the twins stadium, the north loop, and surrounding metro area. Amenities include a rooftop bar and spa rooms to change into swimsuits for the sauna, daybed deck, and pool space- a pool in summer and hot tub in winter.

The Joseph Nashville is a 21-story luxury hotel containing 300 rooms, branded as part of The Luxury Collection, with belongs to Starwoods.

Columbus, Ohio-based Pizzuti Cos is the developer. Miami-based Arquitectonica is the shell architect. Pizzuti is teaming with Minnesota-based Wischermann Partners and ESG Architects to develop a functional & thriving hotel experience.

Currently serving the city as a surface parking lot, at 232 feet, The Joseph would transform the site to be among the city’s five tallest hotel buildings.

The first floor of The Joseph offers a bar and lobby, with floors two through six to be a parking garage. Floor seven features a ballroom and meeting rooms, with floors nine through 19 offering guest rooms. The 20th floor features spa suites and a fitness facility.

CSM Real Estate Corporation recently purchased the Monroe Building in Phoenix, Arizona, and engaged ESG to restore the Art Deco building, repurposing it into a Hilton-branded Garden Inn hotel property. The building was built in 1932 with the first two levels designed as a bank and the upper floors 3-13 as leased office space. In 2007, a redevelopment effort was begun on the building that was abandoned during the recession and since then, the building had fallen into great disrepair, becoming a nuisance and eyesore that prompted the City to consider tearing it down. After the purchase by CSM, ESG brought in a historical consultant and an abatement crew that did a thorough cleaning and repair, restoring the shell to its original glory and giving the design team a beautiful backdrop for the hotel’s new design.

The program called for 170 guest rooms with a rooftop sun deck, lounge and bar area. The decadent first and second floor public spaces, including the main lobby and elevator banks feature refurbished plaster, concrete, marble, stone and brass accents that were enhanced with elegant salvaged materials and complementary modern furniture. All guest rooms were custom designed with modern reinterpretations of Art Deco styling, including two-tone woodwork and custom furniture with clean lines. Much of the street level space has been prepared for future restaurant and retail use. The project is set to open in December 2015.

Fe Equus and ESG have teamed up to convert another historic property in St. Louis, Missouri—The International Shoe Company Building—into a one-of-a-kind boutique hotel experience. Built in 1910, it was an office and headquarters of the Roberts, Johnson & Rand Shoe Company, which operated more shoe factories than any other shoe manufacturer in the world. The building was designed by the noted St. Louis architect Theodore C. Link who also designed Union Station. The International Shoe Company Building is listed in the National Register of Historic Places as a contributing building within the Washington Avenue Historic District.

The new aloft Hotel concept by Starwood is a part of the Mills District neighborhood along Washington Avenue in Minneapolis. The brand debut is a W-Hotel inspired concept that pushes the envelope of the select service industry. Elness Swenson Graham Architects recreated this suburban prototype into an urban destination within a block development that includes two separate condominium buildings of 170 units. Adjacent to the new Guthrie Theater and Gold Medal Park, both the hotel and Zenith Condominiums will be in the heart of a re-energized Mills District of Minneapolis..

The Radisson Blu Hotel at the Mall of America is Carlson Companies second upper-up scale hotel in America. Radisson Blu is the European high-end sister brand to Radisson Hotels. The first Radisson Blu is located by Millenium Park in Chicago.

The Radisson Blu Hotel is located at the south end of the Mall of America, the largest shopping center in the United States. The hotel contains 501 keys and 23,000 NSF of function space. The main lobby and other public spaces are located at level 2 to allow for two levels of structured parking under the lobby, and to connect hotel public space by skyway over the roadway/fire lane directly into level 2 the Mall of America. The hotel was developed over the main Mall of America loading docks, which had to remain open during the entire construction period. There are 509 structured parking stalls.

W Minneapolis, The Foshay will restore the Foshay Tower to its place of prominence in the Minneapolis skyline. Long the heart of the Minneapolis skyline, W Hotels brings a new beat to this elegant and historic building. This 447-foot, 32-story obelisk, built in 1929, was the tallest building West of the Mississippi for nearly three decades. The Foshay was downtown Minneapolis’ defining skyline landmark until Philip Johnson designed the IDS Center in 1970. Conversion into a trendy and hip W Hotel from a class B office building will allow the Foshay to reclaim its prominence in the city.

Making the hotel “work” functionally and financially was a daunting task. Designed as an obelisk modeled after the Washington Monument, the 32-story tower slopes in 11 feet on all four sides at a rate of 4½ inches per level. With 18 different floor-to-floor heights and a waffle grid

structure limiting plumbing penetrations, ESG created over 100 new room types that included 10 rooms per floor at the base up to only two suites per floor at the apex. Operations as basic as housekeeping and a dirty linen chute were nearly impossible to provide, but the problems were eventually overcome. Negotiations with the National Park Service on dozens of issues crucial to the economic feasibility of adaptive reuse were eventually resolved so the project could move forward while still meeting the requirements for tax credit approval.

The W is Starwood’s hottest and hippest upscale brand. The W Minneapolis includes 230 rooms and suites. There are bars on grade level and on the 27th floor.

WESTIN EDINA GALLERIA HOTEL & RESIDENCES

EDINA, MN

This 18-story mixed-use hotel/condo tower is adjacent to one of the most high end shopping malls in the Twin Cities. The 4-star Westin hotel has 225 rooms and complete meeting spaces; Westin workout and occupy the lower 8 floors. 79 luxury condominiums top the building from floors 9-18, ranging from 1,220 to 3,090 square feet. A new, 5-level, 1,000 stall parking ramp serves both hotel guests and shoppers. The unique faceted facades are designed to take advantage of views and breakdown the massing of the tower.

The Westin Minneapolis hotel was created in the nationally historic Farmer’s and Mechanic’s Bank building on the corner of 6th and Marquette in downtown Minneapolis. The heart of the building is the 1941 Art Deco bank lobby with beautiful teak wood wall panels and bronze chandeliers. The original office tower envelope composed of lime stone and 3 tone aqua porcelainized enamel panel curtain wall has been restored to its original appearance.

216 guestrooms and suites (requiring over 50 unique room plans) have been designed to fit within the shell of the original office tower. The hotel lobby and a four star restaurant and bar (appropriately named B.A.N.K.) have been designed to occupy the original ground floor banking lobby. A unique feature of the restaurant design was the transformation of the bank teller stations into a

new countertop dining area with selected views into the new display kitchen. Three of the original bank vault doors have been meticulously restored and retained in the new design.

The original bank lobby represented the Farmer’s and Mechanic’s Bank’s belief that as a corporate citizen of Minneapolis, the creation of a grand public space would not only serve their business needs but also leave a lasting legacy within the urban fabric of downtown Minneapolis. Preservation of this historic bank building through adaptive re-use of the historic structure assures that Minneapolis will retain a signature building and a grand public interior space for many years to come.

While the food and wine take center stage at Bar La Grassa, quality service and the look and feel of the dining room are equally important. Large antique accordion doors close off a private dining area for parties while still allowing it to feel integrated. The energy from the open kitchen permeates the dining room, filling it with the rich aromas of Italian fare and creating a hip, energetic, urban feel that does not feel overworked or contrived.

The restaurant casually blends old and new to create a relaxed, yet polished atmosphere. Exposed brick, original wood beams, ceilings and columns, reclaimed wood floors, salvaged barn siding, custom zinc bar tops, and antiqued mirrors give Bar La Grassa character and charm. Classic Italian marble tabletops are the perfect canvas for the variety of homemade pastas on the menu. Lighting found at the local architectural salvage yard, combined with the warmth of candle light, provides a cozy glow that makes you want to stay for an extra glass of wine.

Borough is the Minneapolis’s new culinary hotspot. The warm, comfortable atmosphere and an ever-changing menu with dishes comprised of organic, locally sourced ingredients have locals and passersby coming back for more. Borough consists of a main dining area overlooking Washington Avenue, as well as the lower-level Parlour lounge offering craft cocktails and the perfect small bite pairings.

Inspired by travel and a trip to favorite restaurants in New York City, Borough is filled with personal and thoughtful touches that feel authentic to the building’s historic shell. Using a simplistic approach in decor paired with an open kitchen allows the space and its guests to fully appreciate the food and the dining experience. The design materials have integrity with beautifully eclectic details letting the artful food bloom on the table in a mellow atmosphere devoid of any pretentiousness; all while being enveloped in the historic pulse of the North Loop Neighborhood.

Coup D’etat is the hottest restaurant in Uptown Minneapolis. The two story volume not only feels grand and exciting, it exudes an energetic vibe that the latest food revolution in Minneapolis is becoming more and more known for. A huge central cocktail bar, open display kitchen, upper mezzanine level complete with lounge seating and it’s own bar, outdoor seating on two levels, a liquor tower, and dramatic private dining area make this destination spot a place you want to return to. Like the food, design elements combine modern and classic undertones to create an experience that is one of a kind.

The intent was to create an Uptown hot-spot, which draws people in from multiple demographics. The interior design decisions needed to combine old-school European influence with both modern and industrial touches. Graphics and branding were requested to be integrated from day one, both in printed materials as well as the finishes. In addition the owners want to create a fun and flirty energy that is fitting in the Uptown setting.

IL FORO MINNEAPOLIS, MN | DOWNTOWN

The historic City Center space left vacant since 2010 has been resurrected with Il Foro, an upscale Italian restaurant concept from Bright Red Group, LLC, which opened in June, 2015. The interior space has been listed on the historic register since 1976 for its exceptional Art Deco interior. The ornate zigzag woodwork, green Vitrolite walls, etched mirrors and glass chandeliers were designed and built in 1914 for the Saxe Moving Picture Theater and in 1930, the elaborate theater was converted to the Forum Cafeteria which had a successful run for more than 40 years. In 1976, it opened as a nightclub, Scotties on Seventh, and in 1979, after much heated debate over its historical significance, the building was demolished to make way for City Center. The stylized Art Deco interior, however, was carefully dismantled in approximately 3500 pieces, catalogued and placed in storage.

In 1983, when Scottie’s reemerged in a brand new City Center spot, the entire interior was painstakingly reinstalled. Over the next several years the space was also home to Paramount Café, Mick’s, Goodfellows and Ringo, which closed in 2010, leaving the space vacant and in need of a new use.

With the ceilings, walls, light fixtures and railings as part of the existing historic interior, ESG’s designers had an amazing starting point for their design of Il Foro. The intent was to let the inherent beauty shine and to enhance it with understated elements that add a bit of modern comfort. With the addition of some soft seating and intimate booths and banquettes, there is not a bad seat in the house. Stone and tile flooring was selected to complement the historic décor and the bar, which was not part of the historic designation, was moved front and center to give the grand space a focal point, creating a central area of activity. And while some missing historic materials were matched during the renovation, some of the cracks, holes and other imperfections were left as part of the space’s character and patina.

MANNY’S STEAKHOUSE MINNEAPOLIS, MN | DOWNTOWN

Formerly located at the Hyatt Regency, Manny’s Steakhouse has found a new home on the main floor of the W Hotel in the historic Foshay Tower in Minneapolis. In collaboration with Moschella + Roberts and Parasole, ESG updated Manny’s architecture and finishes into a hip 21st century steakhouse. Dark wood stains, black and red leather seating, and low lighting are features that remain consistent with Manny’s original decor. Beautiful hand-made glazed red tiles and brown and white cowhide line the walls of the main dining room adding to this signature style. The black and white photos of visiting celebrities, which lined the walls of Manny’s previous location, made the trip across town and have been artfully placed in the entry way. Located in the same building as the hottest new hotel in downtown Minneapolis, Manny’s has made a footprint of its own making this iconic building the place to be every night of the week.

The Hotel Ivy in Minneapolis recently underwent an $8 million renovation, and ESG worked with Wischermann Partners (managers of the Starwood Hotel & Resorts Luxury Collection property) and Jester Concepts (the restaurant development team) on a new restaurant, Monello, and its lower-level bar counterpart, Constantine. As part of the hotel’s expansive renovation, the challenge was to revamp some underperforming food and beverage concepts in the historic building.

The renovation of the former restaurant space gave Monello its own entrance, boosting its visibility on the street. The redesign also brought the opportunity to develop a second concept in what used to be an awkward basement-level dining area. By eliminating an open stairway between the spaces, the designers were able to give Monello a cozier upscale feel, while offering a different, more casual “speakeasy” vibe, at Constantine, below.

Much of the interior design was inspired by Monello’s focus on coastal Italian fare reflecting the culinary traditions of the southwest Campania region. Fresh paint and Old World Italian touches, including a zinc bar, custom floor tiles and brass lighting fixtures were added to brighten and freshen the formerly dark space. With more of a crafted cocktail focus, lower-level Constantine is all about customer experience, with fun and whimsical design elements and an adjacent “whiskey room” available for small private events.

Since its opening in June 2015, both the food and design have received rave reviews, including a nomination for the 2015 Eater.com Awards in the category, “Minneapolis and St. Paul’s Most Stunning Restaurant.”

The neighborhood’s best kept secret in a lower level of the North Loop, underneathe Borough is the Parlour. Entered from the street or from the restaurant above, Parlour has polished concrete floors and existing concrete exterior walls are balanced out by rich upholsteries and leathers with old-school tufted details or nail head trim. A large wall graphic highlighting architectural details of the North Loop graces the walls. A vintage library card storage unit is used as a credenza for storage – Dewey decimal system and all!

Located in the guts of the historic Lumber Exchange building downtown Minneapolis, the owners of the Pourhouse restaurant and bar know how to throw a party. Once covered in mirror balls, polished chrome, and black sparkly countertops, the two story space has been transformed into a prohibition style night club. The renovation is complete with speakeasy details including secret passageways, vintage light fixtures, mobster and flapper themed wall graphics, and antique liquor bottles. The addition of a stage, a new stairway, a private VIP lounge, outdoor gaming areas, and loads of flexible space allow for many areas to incorporate details from the 1920’s.

The Smack Shack food concept started its cult-like following as both a mobile food truck and stand-in foodservice for a local Northeast Minneapolis bar. It only seemed natural that they capitalize on their award-winning lobster based menu and expand into a large scale, casual New England-style seafood restaurant in the historic warehouse district of Minneapolis.

Creating a neighborhood vibe, where everyone feels welcome to come as they are to enjoy great food and drink was essential for the Smack Shack concept. The intent is to have an experience that feels alive and energized whether it is lunch, early in the evening, dinner, or late night. The corner site allowed for a huge outdoor patio and capitalizing on the indoor outdoor connection was crucial, especially since Minnesota’s summer months are so precious due to our northern climate.

The American Academy of Neurology (AAN) is an international membership organization of 22,500 neurology professionals. The ESG has designed a new fully integrated, 63,000 sf global headquarters on the Liner Parcel at Chicago Avenue and 2nd Street South in the Mills District in Minneapolis.

The facility is 5 stories tall, fronting on Chicago and screening one side of the parking ramp currently located on the block. An additional 10’ set back required by the City along Chicago allows for creation of a Sensory Garden that is accessible to the public, complement the existing plaza across 2nd Street and provides a more substantial view corridor to the River. AAN’s use of the facility consists primarily of office space, with emphasis on active uses on the first floor, such as a fitness facility for employees and

a large, active reception/gallery type space at the corner. The 5th floor is set back from the corner to provide a roof top terrace adjacent to the employee café and other meeting rooms.

The building was designed to accommodate growth for at least 160 staff members.

Located near Lake Minnetonka in downtown Wayzata, the Ness Plastic Surgery Center is a story of total transformation from an aging office building to a clean, modern fresh design that invites clients to come in and have a similar transformation for themselves.

The design team updated the exterior and created a serene, organically inspired environment that allows for connections to the beautiful locations, but allows privacy.

ESG helped to transform and update spaces within Target Corporate’s West Campus location to better serve their employees, as well as increase amenities that Target can offer to help employee attraction and retention. The design team worked with Target to help continue a sense of their branding and corporate culture into the environment so the campus can stay connected psychologically and esthetically with the corporate headquarters downtown.

The updated areas include the entry way, lobby, elevators and fitness area.

315 Manitoba provides 4,500 usable square feet of office space for building owners in the downtown Wayzata area. The office spaces are located on the top 2 floors while the main level is a 1,600 square foot condominium unit. In addition to the office and condominium, the building provides 20 parking stalls of which 18 will be in an underground parking garage. The building is located at the edge of the bluff neighborhood affording this modern building, with sensual material and wonderful views of beautiful Lake Minnetonka.

328 Barry is a boutique mixed-use project in downtown Wayzata. Wayzata has developed a very specific set of urban design guidelines relative to architectural design, quality, building size, and mix of uses.

328 was approved by the City and applauded for its responsiveness to the vision and guidelines. The architectural expression and materials maintain tradiditonal craft values while offering a contemporary interpretation.

Elness Swenson Graham Architects office is located within the Mills District revitilization along the Mississippi River in Minneapolis. The vibrancy of the new neighborhood arising around the new site, is enhanced with the addition of this inspired and most visible office space.

The interior design has struck a balance between the office as functional space and the “Let’s Play at Work” feeling which creates an enriching environment that not only only produces, but celebrates and encourages, the act of creativity.

Since the 1980s, ESG has worked with an array of clients, guiding them through industry evolutions from the full-service hotel to limited-service hotels, suite, condominium, extended-stay, and 3- 4- and 5-diamond business hotels. To date, ESG has completed more than 70 hotel projects and 20 master plans, in 36 cities and in 15 states.
