Today we are in for a real treat. We are speaking to a really good friend of mine and someone who I have admired and respected for an enormous amount of time. I met Phil Horan who is the founder of Hello Real Estate probably a couple of years ago. I've been watching his journey with enormous interest. He's put together an amazing business. Hello Real Estate is really shaking up the way that real estate is sold in Australia. In fact, it's shaking it up so much so that there's been numerous news articles likening Hello Real Estate to Uber in terms of the disruption that they're causing to the industry. Phil's also the author of a fabulous book called If You Love Your Real Estate Agent, Don't Buy This Book. That's a really interesting read. I've read it and I can certainly commend it to the audience. Phil, how you going mate? Welcome to the show. Phil Horan: I'm fine, Jesse. Thank you for having me on the show. Jesse Green: Mate, it's absolute pleasure. We really appreciate you taking the time out of your day to have a chat to us. Mate, Hello Real Estate is really kicking some goals. You must be completely stoked with the way it's going. Phil Horan: We sure are Jesse. We started it just over two years ago now. We now have thirty licensees in Australia. We are licensed in south Australia, New South Wales, the ACT, Victoria, Queensland, and western Australia. Our foot print is really growing. We're about to launch with six licensees in western Australia by the first of May. Things are going fantastically. There's been great uptake of the service and quite a lot of interest from the business community to join Hello Real Estate. Jesse Green: Mate, that's fantastic. I'm really curious Phil, because Hello Real Estate, obviously you've been around real estate for a long time. Before we get into the Hello story, I'm wondering if we can dive a little deeper into the Phil Horan story. What's your background, mate? How did you get to this point? Phil Horan: My background Jesse is I owned my first house when I was twenty-one years old. I'm now sixty-two, so that was a long time ago and not many people at twenty-one owned their first house then.

I'vealwayshadagreatinterestinrealestate.AlthoughI'vebeeninvariousdifferentbusinesses,whatevermoneyI'vemadeI'vealwayspointedtheinvestmenttowardsrealestate.I'vedoneeverythingfromrenovatingandsellinghousingrightthroughtomajorcommercialdevelopments.IdidquiteabigoneonKingStreetWharfinSydneywhichwasapre-Olympicdevelopment.IsyndicatedthroughsomepartnershipsthatIhadintheUAE.Realestatehasalwaysbeenapassionofmine.Inlate2010IdecidednottotravelasmuchandnotdoworkoverseassoIthencametotheconclusionIneededtodosomethingquitedifferentand,again,realestatepoppedup.Ithoughtthebusinesswasripefordisruption.Withmypropertydevelopmentbackground,I'vedealtwitheveryrealestateagentontheplanetItellsomepeople.I'veboughtandsoldundereverydifferentguisethatyoucouldthinkof,vendorfinance,renttobuy,cash,allsortsofdifferentways.I'vehadalotofexperiencewithrealestateagents.

InterestinglyJesse,oneparticulareventhappened.Thiswashighonmymind,oneeventhappenedthatreally,reallyencouragedmetomoveaheadwithHello.IwassellingmyownhouseinAdelaideHills.IhadabeautifulpropertythereMaryandIowned.Wedecidedwe'regoingtochangeourlifestyleanddosomedifferentthings.Aroundtwomilliondollarmark.Onedaytheagentsatdownwithmeandhedescribedindetailthefivegroupsofpeoplewhohadjustbeenthroughmyhouseatanopeninspection.Hewentintodetail.TherewasaladywhowasateacherfromWallawhowasmovingtoAdelaide.ThehouseisinAdelaide.Itwasfascinatingbecausewhathedidn'tknowisIhadbeensittingdowntheroadinmycarandnotasinglepersonwenttotheopeninspection.

Oh,you'rekiddingme.

PhilHoran:

No,it'strue.Insteadofhittinghimovertheheadwithachair,Iwasjustfascinatedandthoughtitisquiteamazingthatapersoncansoconvincinglypaintthesewordpicturesofpeople.I'msuretheywerepeoplewhohadbeentootheropensandhejustdrewfromhismemorytodescribepeoplethathe'dmeteitherthatweekendorwhatever.ThatwasthedefiningmomentwhenIthoughtthisisanindustrythatA,isdeludingitselfandB,IthinkIcoulddoagreatjobindisruptingit.That'sreallythebackgroundandthat'showIcameabouttodoHelloRealEstate.

Cool.MyunderstandingofHelloRealEstatePhil,andwe'veobviouslyhadsomediscussionsthroughoutourfriendshiptogether,butHelloRealEstateit'safixedfeerealestatebrokerage.There'sotherfixedfeeagenciesoutthere.WhatisitabouttheHellomodelthatreallysetsitapart?

Jesse,theindustry'sreallydividedintotwoparts.Oneisthefranchiseoperatorsandtheindependents.Theindependentsnow,bytheway,outnumberfranchiseoperatorsalmostthreetoone.

There'sbeenahugeexodusfromthefranchiseoperators.Thenthere'sthesectionofthemarketwhichiscalled,inindustrytermsIrefertothemasFSBO's,whichreallymeansforsalebyowner.Thosecompaniesarefocusedongettingyoulistedonrealestate.comondomain.Theycangiveyousomeonlineassistance.Youcandownloadsomecheatsheets.Youcandoallsortsofthings.TheproblemwithFSBO'sistheyhaveasixtypercentrevisionrate.Sixtypercentofthepeoplewholistlikethatactuallygobacktoarealestateagent.Theyfinditsodifficult.

WhatIthoughtisweneedareallynicebridgebetweenthetwo.Wecertainlyarenotadoityourselfrealestateagent.We'reveryhandson,allofourpeoplearelicensed,thecompany'slicensed.Weprovidetoeveryclientamentor.Thementorisreallyoursecrettosuccess.There'sapersonwhocomesalong,alicensedperson,whoworkswithyouthroughthewholejourney,fromthemomentyoudecidetosellrightthroughthewhenyoubankyourcheck.Thatisareallyimportantpartofourbusiness.Thatpersonal,handson,wecallithightech,hightouch,causeweusealotoftechnology,istherealsecrettothedifferencethatHelloofferstheclients.

Jesse,wewereadvisedbyallandsundrytogetmarketresearchanddofocusgroupsanddoallsortsofthings.Iactuallydidn'tdoanyofthat.WhatIdidwasIbookedtwoshoppingcentercourtsbacktobackfortwoweeks,onceagaininsouthAustraliawherewedidourproofofconcept.WewenttoTwoTreePlazawhichisinthenorth,lowerpropertyprices,slightlylowersocialeconomic,andwewenttotheshoppingcentredownsouthclosertothesea,higherpropertyprices...Weliterallystoodthereforaweekwithsomeofmystaff.Weputsomeofourbrandedcarsthere.Wehadloungersforpeopletositon.Wehadnothingforthemtosign.Wemadenoattempttohardsellanyone.Wesimplyengagedpeopleinconversation.Thosetwoweekswereavery,veryvaluablepartofthedecisionbecausepeoplewent,"AbsolutelyIwoulddoit,aslongassomeoneistheretohelpmeI'llbemorethanhappytodoit."Thatmessagekeptcomingthroughandthrough.Ineedsomeonetohelpme.OnmyownIwouldn'thaveagoatit.Withsomeone,Iwoulddefinitelyhaveagoatit.

Yeah,itdoesn'tcomeunderthetruesurveyparameterslikethewholeideaoffocusgroups,etcetera.Itjustdoesn'tcomeunderthat.Talkingtopeople,andalsoindevelopingthebusinessIdidmentoringmyself.Iwentandhelpedpeopleselltheirownhomes.Thatwasaveryvaluableexperience.

Firsthand,seetheirreactiontobuyers,seebuyersreactionstospeakingdirecttothevendorortheownerofthehouse,wasanoutstandingexperience.Thatreallygalvanizedthewholedecisiontoreallymoveforward.

AtthatpointPhil,you'vegoneandyou'vespokentothemarket,you'vetestedit,you'vepokedandprodded,sotospeak.Atthatpoint,you'vegotthisknowledgenowthatyouthinkokay,I'vegotagoodidea.Iknowthatthere'samarketforthis.Iknowthatthere'sanappetiteforit.Clearly,that'sgoingtostillrequirealeapoffaith.I'massumingthatyouhadtotakealeapoffaithsomewhereandputsomemoneytoitortakethatbitofapunt.Howdidthatgo?

Absolutely.IactuallysoldmyhousetodevelopHelloRealEstate,soyesthatwasabigleapoffaith.AlsoitwasaleapoffaiththatinvolvedmywifeMary.Wehadtomakeitasamutualfamilydecision.Leapsoffaithneedtobetemperedwithrealinformation.Youseemanypeoplewhodevelopinventionsandpatentsandwhojustsopassionatelybelieveinitwhenthey'vegotnoevidencetosayit'sevengoingtowork.That'snotaleapoffaith.That'sfolly.

OneofthethingsPhil,aswe'vebeentalkingoverthelastcoupleofyearsandI'vebeenobservingHelloRealEstate'sprogressandgrowthisI'vebeenreallyimpressedbytheamountofgoodpeopleyousurroundyourselfwith.WhatIknowforallbusinessesreallyisthattherecomesapointwherethefounderortheownerjustcan'tdoeverythingthemselves.OneofthethingsthatIknowasdentistsweoftengetcaughtupwithiswetendtobe...Wecanbecontrolfreaks,tobecandid.Wetendtoliketodothingsourselves.Weliketobeincontroloftheoperation.Myobservationisthepeoplewhomanagetoscalethebusinessandtobuildsomethingthat'senduringandlonglastinginevitablybuildateamaroundthem.I'mcurious,howdidthatgoforyou?You'vesurroundedyourselfwithsomereallyhighcalibrepeopleI'maware.Howhasthatprocessbeen?

It'sessentialJesse.Ifyou'regoingtobuildabusiness,particularlyattheratethatHelloisbuildingandalsoinamarket,we'reinaverycompetitivemarket,youhavetogetpeoplethataresmarterthanyou.That'sreallyimportant.ThemomentyousitdownattheheadofthetableandthinkI'mthesmartestpersonintheroom,yourbusinessisprobablydoomed.Youneedtogetspecialistsinvariousareas.Everything'sahorsesforcoursesapproach.Youneedtogetpeoplewhohavesomemarketingexperience.Youneedtogetpeoplewhoareexperiencedinbusiness.

Forinstance,I'vejusthadagentlemenjointheboard,hisnameisDarrenCole.DarrenhasamassiveCVintherealestateindustry.HewasthepersontaskedwithdoingthejointventurebetweenLandmarkandHarcourtsinVictoria.HeheadedupLandmarkHarcourtsforthreeyearsinVictoria.He'shadbigstintswithLJHooker,bigstintswithElders.He'sveryexperienced.He'salotyoungerthanme,buthe'sveryexperiencedintheindustry.I'mnotintimidatedbythosesortsofpeople.IembraceandIenjoyhavingthosesortsofpeoplewithme.Darrenhadanamazingamountofexperienceinhisbusinessandguidance,particularlymovingtothenextstagewhichwe'reabouttodo.We'reabouttoopenupintwoothercountriesbeforetheendofthisyear.Choosingthosepeopleisreallyimportant.

I'vebeenreadingabookrecentlycalledTheVirginWay,oneofRichardBranson's,Ithinkhislatestbook.Whathesaysinthereisyoureallyshouldneverhavetofireanybody,thereasonbeingisyoushouldchoosethemcorrectlyinthefirstplace.Youneedtotakealotoftime.Youneedtothinkaboutwhothepersonisthatyou'regoingtogettodoacertainjobwithinyourbusinessorbecomeacertainlevelofpartnerwithinthebusiness.Youneedtobereallybalancedaboutthat.LastyearIhadafewdisastersin

Yeah.Justtotouchonapoint,Phil,oneofthethingsIjustwantedtodrilldownalittledeeperin,youindicatedtomeobviouslyhiringsmart,intelligent,capablepeopleisessential.Icouldn'tagreemorewiththat.Ialwaysliketosurroundmyselfwithsmartpeopletooandjustsoakitup,really.Theinterestingthingthatyoumentionedwashavingspecialistknowledge.Oneofthethingsthat,again,IthinkisreallypertinentisI'mgatheringandI'massuming,socorrectmeifI'mwrong,thatacrossyourteamthoughisquitebalanced.You'vegotabalancedarrayoftalentacrosstheteam,eventhoughyou'llhavespecialistsinindividualroles.Isthatafairassessment?

Yeah,that'sabsolutelycorrect.Unlessyou'reabigmultinational,duplicationisn'tverysmart.Youneedpeoplewhohavegotaparticulartalentinaparticularareaandthentryandgetotherstocomeinwhocomplementthosepeople.DarrenColeforinstance,isbringingwithhimapersonwhohasbeenthegeneralmanagerinDarren'sbusinessesforthelastfourteenyears.

JesseGreen:

Oh,wow.

PhilHoran:

Hewillheadup,he'llbecomeournationalgeneralmanagerinthemiddleofthismonth.It'simportantthatyougetthatreallynicemixofpeoplewhohavegotdifferentskillsets,differentpersonalities,butarehappytointegrateintoateamapproach.Theymustbeteamplayers.Ifpeoplearen'tteamplayersyoucan'tbuildabusiness.

JesseGreen:

Cool,fantastic.Again,you'reputtingpeopleinroleswherethey'replayingtotheirnaturalstrengthsandabilities.They'rebringingallthattothetableasopposedtotryingtocompensateforaweaknessyoujustputsomeoneinarolewherethey'renaturallygoingtoshine.

Gettingtheteamtogetherhasbeentheessentialpartofthis.Ittookawhile.WhenIsaygrewthebusinessslowly,ittookawhiletogettherightteam.Nowthatwehaveagreatteaminplacethebusinessisgrowingmonthonmonth.We'recurrentlyuptothirtylicenseesinAustralia.We'vegotprobablyanotherthirtyapplicationsthatareliveatthisminute.Weexpecttohavebytheendofthisyearwe'llhavemorethanahundred.Wewillgrowthebusinesstoowithinthenextthreeyearstoprobablyaroundseventoeighthundred.

Allright,thescariestmomentinbusiness,asyouknowJesseIspentfifteenyearsinthemiddleeast.IactuallygotarrestedinBeirut.Igotarrestedfortakingphotosofsomesoldiersinbattledresswhoobviouslyweren'tsupposedtobewheretheywere.Itwasnotonlyscariest,butitwasalsoveryembarrassingbecauseIwaswithaclient.Ididn'tthink.Ishouldhavethoughtaboutit.Iwasfor,notforlong,twentyorthirtyminutes,detainedbysoldiersinbattledresswithrocketgrenadelaunchersstrappedtothemwhilsttheydismemberedmycamerawhichwasallthathappenedaboutit.Thatwasveryscarybecauseatthosedays,thatwas1997,thewarhadjustended,itwasaverydangerousplacetobeandIwasthereestablishingsomebusinesses.InrallyingI'mquitefortunateIhadonereallybadaccidentearlyinmycareer.Noonegothurt.Thecarwasabasketcasebutnoonegothurt.It'soneofthosethingsthatI'vebeenveryluckywithsofar.

TheotherhurdlethatI'vefoundintherealestateindustry,peoplearesowillingtojustsimplytellmisleadingandfalsestatementsaboutyouandyourbusiness.CoupleofinterviewsthatIhadtheyweretagged,theChannelNineinterviewerwastaggedbyaguyfromtherealestateInstituteofNewSouthWaleswhosimplyturnedaroundandsaid,"Look,thesepeoplespendfifteenminutesmentoringtheirclients."Well,that'sabsolutelyfalseandmisleading.Wespendthewholetime,fromthemomenttheydecidetoselltheirhouseuntiltheybanktheircheckmentoringthem.Industriescanbeverycruel.Theydon'tcarewhattheysay.Youneedtobevery,verycareful.Becautiousofpeoplebearinggifts.Ifyougointoacertainindustrybecautiousabouttheotherplayersinthatindustrybecausemanyofthemwillmakeoutthey'lltryandhelpyou.Theyhavenointentionofhelpingyou.

Jesse,there'snotalotIwoulddodifferently.FromafinancingpointofviewIwouldhaveprobablyputadifferentfinancingsysteminplacebeforeIlaunchedintheeasternstates.InawayIunderestimatedwhattherealcostwouldbe.Althoughwe'vesurmountedallthatnow,butIwouldcertainly...It'salwaystheutopianviewofanyonestartingabusiness.You'vegottohaveenoughfinance.You'vegottohaveenoughcapitalbehindyou.Theproblemisunlessyou'veprovenyoursystemorprovenyourbusiness,you'rejustnotgoingtoattractanycapital.It'sabitcartbeforethehorse.You'vejustgottosomehowbalancethatout.

Iaskedmysurgeonwhathewoulddoifhewasinmyposition.HeactuallysaidtomethefirstthingthatIwoulddoisIwouldgototheNetherlandsandseeProfessorMorentz.Iaskedmoreaboutthis,what'sthestoryofProfessorMorentz.TurnsoutthattheNimerganMedicalInstituteintheNetherlandshaddevelopedaspecialscanningsystemfordetectingcancersandinparticulardetectingsecondarycancerswhichIwasdiagnosedashaving.AtEasterTimTimeIwhiskedofftoNimerganIwenttothemedicalcentre.Ihadthetesting.It'saproductcalledComidex.It'sasystemcalledComidex,whichineffect,mostMRI'scutyouintofiveoreightmillimetreslicesfortheimages.Thisonecutsyouintoonemillimetreslices.

IgotinfurtherdiscussionswithmysurgeonProfessorPhillipStrickerwho'salsoontheGarvanInstituteboardandIwon'tboreeveryonewiththewholestory,butitturnedoutthatIwasabletoconvincethegentlemanfromtheNetherlandstovisitAustraliaandnegotiatewithProfessorStrickerinrespecttohowwecouldbringthiswholesystemtoAustralia.TheendresultofthatwasthatinJanuaryofthisyeartheystartedclinicaltrialswithComidexinSt.Vincent'sHospitalinSydney.Ifeelreallyproudofthat.

I'mhappywiththatcauseit'snotjustforprostatecancerandsomeofthebonecancerIhad,it'sforanytypeofcancer.It'shereinAustralianow.TheRamseyFoundationIthinkputaboutoveroneandahalfmilliondollarsintotheclinicaltrialsystem.It'sveryreal.It'shappening.ItwillbeavailableforpeopleIbelievethroughMedibanksometimelaterthisyear.ThatIfeelveryhappyabout.Isawanopportunity.Ididn'tbenefitinanywayfinancially.I'mnotinvolvedinanywaywiththeproject,butIwashappytoinawayfacilitatethearrangementswiththeGarvanandSt.Vincent's,etcetera.Yeah,Iwasveryproudofthat.
