Elephant Park update
Construction update
Construction at Elephant Park continues to progress well, with a number of key milestones met since our last public exhibition.
South Gardens (the first phase of Elephant Park), is now fully complete. As a sign of the quality that is being delivered in November last year this phase was chosen as the country’s best brick building of 2017, as it was crowned Supreme Winner of the 2017 Brick Awards.
The next phase, West Grove, delivers two plots along Walworth Road and includes the tallest building on the development. This building has now reached its full height. We have also started removing the scaffolding on this phase, revealing what the final buildings will look like when complete.
The third phase, Masterplan Phase 3, which delivers two plots on New Kent Road has also now started on site, with the foundations of the buildings for the first plot now complete. In total, this means, we have now either completed or have started construction on around 2,000 new homes in Elephant & Castle since we started construction back in 2013.
As well as new homes, we have also now opened the first half of the new park at the centre of the development. We have a wide-ranging events programme for this new park, details of which can be found by visiting elephantpark.place/events
At the end of last year, we also celebrated the planting of our 900th off-site. As well as retaining over 120 mature trees from the previous estate, we are also planting well over 1,000 new trees both in the development itself and then in a 1km radius around the site, as part of our efforts to make the Elephant an even greener place to live.

East Grove - MP4 H11a and H11b
Introduction
MP4 is the fourth phase of the Elephant Park regeneration and is bounded by New Kent Road on the north, Chatteris Way and the new Park to the west, Rodney Place to the east, and Heygate Street to the south.
Maddock Place is a new public space between the two development plots of MP4.
MP4 will successfully connect Elephant Park to the East Walworth Green Link that passes through Victory Community Park, south along Balfour Street and continuing to Burgess Park.
The London Cycle Network route 23 passes along Rodney Place and left onto the footway on the south side of New Kent Road.
MP4 will:
• Release additional publicly accessible land for the new Park, increasing its overall length;
• Provide a high quality residential and commercial offer;
• Deliver world class architecture with buildings that are clearly residential in character;
• A tall building at the end of the new Park that will act as a visual marker for people as they head north up Brandon Place; and
• Create a public space, Maddock Place, and new areas of landscaping and public realm for everyone to enjoy.

MP4 will include:
• New commercial space on Rodney Place and Chatteris Way, such as co-working office accommodation;
• Four new retail units;
• Between 470 and 490 new tenure blind affordable and private homes;
• Disabled parking in integrated bays on Maddock Place; and
• Public realm improvements to Rodney Place and part of the north side of Heygate Street.
