Congratulations to SSA’s newest Certified Self Storage Managers! The Self Storage Association is pleased to announce that 57 self storage professionals have become Certified Self Storage Managers (CSSM©) since our September 2009 SSA Globe article. These individuals join the select group of CSSMs who have successfully completed the SSA Managers Certification program, including the CSSM© examination. Now that the program has moved online, the majority of the newest graduates completed the entire program via SSA’s Online University. Several more CSSM© candidates are in progress online and are due to complete the designation by year end. The diversely talented managers in this recent group of CSSM© designees are from 20 states and Canada.

Charlene Michelle Ashby, CSSM©

Community Storage Anderson, Indiana

Michelle Ashby is the vice president of marketing and operations for Community Storage which operates nine facilities throughout East Central Indiana. Her immediate past employ-

ment was in the mortgage industry, where she gained expe-rience in management, sales, human resources, and debt collections. “I became involved in the self storage industry when I decided I wanted a new career in a completely different field. I responded to an employment ad in my local newspaper and applied for the site manager position. I have now been with Community Storage since 2007 and I have loved every minute of it.”

“Earning the SSA CSSM© designation gave me the oppor-tunity to learn more than hands-on experience provides. My continuing education provides me with a wealth of knowledge enabling me to perform my job to the best of my ability and to help others learn and grow as well.”

Ken Bochenek, CSSM©

American Oaks Properties Lafayette, Indiana

Ken is currently president & CEO of American Oaks Properties, Inc, a property management company located in Lafayette, Indiana. “We have managed both residential and

commercial properties in Indiana and Michigan for 25 years, with minor holdings in self storage. “We look forward with plans to move out of our residential and

commercial properties, replacing them with multiple self-storage facilities.”

“I felt that I would be best prepared to manage more complex facilities by taking and completing the CSSM© course. I feel that the SSA CSSM© designation demonstrates an initial level of education coupled with a demonstration of self-initiative to assure our customers and investors/owners that they are dealing with qualified management. The ongoing requirements demonstrate ongoing qualifications.”

Casey Cavell, CSSM©

Always Open StorageCovington, GA

Casey is president of Always Open Storage. He reports that he has expe-rienced financial success following his purchases of several self storage facilities.

“The CSSM© designation has allowed me to have more tools now than I had before. This allows me to be sure the properties that I currently own and will purchase in the future pay off for my investors and me.”.

operate the facility more efficiently and also improving my ability to provide the best customer service possible.”.

Andrew Emory, CSSM©

Self Storage Management Company Los Angeles, California

Andrew Emory is the associate director of property management for Self Storage Management Company. Joining the company as an operations analyst in early 2009, Andrew had

responsibilities in marketing, operational data tracking and general project support. Assuming the role of associate director in early 2010, Andrew’s responsibilities expanded to also include human resources, legal and corporate office management. Prior to joining SSMC, Andrew utilized his degree in finance with an emphasis on real estate from BYU’s Marriott School of Business while working with the Investment Management Division of Pacific Life and with Sperry Van Ness Equities. Andrew reports that he has had a lifelong interest in real estate and enjoys the unique characteristics that differentiate self storage from other types of commercial assets.

“Going through the steps to earn the CSSM© designation provided me with a great educational foundation on the essentials of storage operations. Coming to the industry without previous storage experience, this foundation helped me bridge the gap and allowed me to more directly apply my outside skills and knowledge. Having this desig-nation next to my name provides me with more credibility and confidence as I network within the industry.”

Bert Grant, CSSM©

Crestview Investment Corporation Toronto, Ontario, Canada

After earning a Bachelor of Adminis-trative Studies, Bert served with the Canadian Forces before beginning employment with Crestview Invest-ment Corporation in 2000. He is now

vice president at Crestview. “Crestview is a family run and owned real estate investment, development and manage-ment company which recently celebrated its 80th year in business. The company owns and manages residential, commercial and office properties that it either built or purchased over the years and built its first self storage facility, Vanguard Self Storage, in 2008. Venturing into the self storage industry seemed like a logical expansion given the company’s history of renting space to customers for generations.”

Of his CSSM© designation, Bert remarks, “I feel that the CSSM© training has given me an advantage operating in the self storage industry”.

Traci Holle, CSSM©

American StorageColorado Springs, Colorado

Traci Holle is currently the business manager for American Storage in Colorado Springs. Prior to her real estate management career, Traci served in the U.S. Naval Reserves

for ten years as an intelligence and administrative officer. Before joining the American Storage team, she served as an assistant manager for multiple apartment communities in Colorado Springs area. Traci’s introduction to Amer-ican Storage occurred several years back while she was operating an apartment community within the American Storage trade area. When an opportunity arose at Amer-ican Storage, it seemed to be a natural progression in the property management field and would capitalize on her property management knowledge and provide the oppor-tunity to be a key player in a progressive company. Traci reports that her decision to join American Storage and SM Group has provided exposure to a number of disciplines in real estate management and is providing increasing levels of responsibility in the industry.

“The CSSM© title demonstrates to our customers and to prospects that I have taken the time to learn all aspects of the industry in order to perform to the highest standards and level of professionalism. In addition, this supplements our commitment to caring for each customer and each prospect, ensuring that we address their storage needs with the highest level of care. A second benefit of having the CSSM designation is the personal accomplishment of achieving a goal that I had set and my employers placed before me.”

Lisa Kerr, CSSM©

Strategic Property Mgt. Inc.San Diego, California

Lisa Kerr is district manager for Stra-tegic Property Management Inc. Lisa informs us that she has been involved in self storage for six years with a strong background in management.

“Earning the SSA CSSM© has been a huge accomplishment for me. I want to thank Strategic Property Management Inc for their support and investing in me to become a better district manager.”

Joanne Leipert, CSSM© Redcliff Mini StorageRedcliff, Alberta, Canada

“ I have been in the self storage busi-ness for a little over one year. I opened a new facility in Redcliff, Alberta Canada called Redcliff Mini Storage. I believe that if you are in a business, no

matter what type, you should learn all you can and become as educated as possible. Although this is a new venture for me, being a business owner is not. I previously owned a retail business for 13 years as well as a service industry business which my husband and I currently operate. I have held positions on boards and organizations which were industry related. I believe that is one vital aspect of oper-ating a successful business.”

“Having a CSSM© designation is an accomplishment which signifies that I have taken the time and made the effort to become knowledgeable in the self storage industry. It is an education which lets me make confident, informed decisions on a day to day basis. Knowledge is power, enabling me to handle the complexity of this industry. In every venture you will need to update knowledge and seek out solutions to situations. The CSSM© education has given me the groundwork to move my self storage business forward in a confident, constructive and positive manner.”

Michelle Leslie, CSSM©

Hill Management Services, IncTimonium, Maryland

“The CSSM© designation has further developed my knowledge and skills needed to succeed in the dynamic self storage business. For the past five years I have been working in two divi-

sions of our company as the assistant to the asset manager of Hill Management and the assistant to the vice president of Peak Management. Peak Management is the corporate office for the ever-expanding YourSpace Storage facilities. I am grateful to be with a company, which allows me to gain knowledge in many facets including commercial, resi-dential, and self storage property management. I am looking forward to gaining further experience and knowl-edge so I may continue to grow with our company.”

Anand Murthy, CSSM©

Statue Homes RE Investment GroupToronto, Ontario, Canada

Anand is an experienced real estate investor and an active member of REIN, the Real Estate Investment Network. He reports that he is “one of the driving forces behind Statue RE

Investments, a multi-disciplinary commercial RE invest-ment firm” where he plays the dual role of a deal architect and director of investor relations, specializing in invest-ments in self storage and several other types of commercial property.

“The purpose of becoming a CSSM© was to learn the busi-ness thoroughly from the best teachers in the industry, to become a better self storage investor, and to know enough to manage the managers”.

believe in providing the best customer service and main-taining the property to levels of excellence. After taking the CSSM© course, I have the capabilities to being the best all around (cowboy) manager in the years ahead of me!”

Susan Riley, CSSM©

Hill Management Services Timonium, Maryland

“A friend recruited my husband and me 15 years ago at a church service. She knew of our past management experience and thought that we would be good candidates for resident

managers. We are currently employed with Hill Manage-ment Services, Inc. in the state of Maryland. The bulk of our experience has been leasing up properties.”

company, Hill Management Services, Inc. acquired its first self storage property in Frederick, Maryland. Over the years I have worked closely with the owner to grow our self storage portfolio and now oversee our five-facility (and counting!) YourSpace Storage brand. With over 20 years prior experience in residential property management, I have brought my property management knowledge to our self storage portfolio, while also learning and growing along with the company and our excellent staff.”

Bob Shelton, CSSM©

Metro Self StorageSarasota, Florida

“I began my self storage career in Phoenix, Arizona in 2004 as a trainee with Shurgard Self Storage. After a vigorous 11 month training program, I began managing my first property in

nearby Gilbert. After three years I decided to relocate to Florida. After moving and briefly managing a property on the east coast, I found Metro Self Storage and a resident property manager position in beautiful Sarasota on the Gulf Coast. I have been in the same position for three years and love it. I thoroughly enjoy being a resident manager. Self storage is an industry I wish I had found years ago. Every day is a new experience and a chance to make a difference for my customers, my property, my company and myself.

“Taking the CSSM© course was a challenge I wanted to achieve and I knew there would be many benefits from all the great material offered. Almost every week I am able to relate events in my work to something I learned in the course. It’s not the title that is important to me, it is simply having the knowledge to answer questions and solve prob-lems with confidence and strongly believing in your performance as a manager.”

Valerie Sipes, CSSM©

Hill Management Services Timonium, Maryland

“I am very proud to have earned my CSSM© designation. I have been with YourSpace Storage at Ballenger since 2000, and have worked in the self storage industry for 17 years. It is a

wonderful company to work for. Before working in self storage I sold life insurance for 10 years and I changed careers when my second child was born. I love working with people and the self storage industry is a wonderful one to work in. The self storage business is very family friendly, so I have been able to enjoy my work while raising my children.”

Danielle Smith, CSSM©

Big Red Self Storage Lincoln, Nebraska

“During college and shortly after, I worked in the hotel industry. I got started in the storage business through a college friend who managed one of the stores. I have worked for

Big Red Self Storage for eight years. We are a locally owned company in Lincoln, Nebraska, home of the ‘Cornhuskers’. I started as a store manager in 2001and later took a year off to raise my newborn daughter and two year old son while my husband was in Iraq. I am now the regional manager. When I joined the company, we had two stores and then added two more. Later, we converted a furniture building to storage and built another store later in the year, so now we have six amazing stores.”

“Earning the CSSM© designation signifies that I enjoy continuously learning about the storage industry and applying that knowledge to our stores.”

Greg Spurr, CSSM©

Brighton, Massachusetts

“Prior to my interest in the self storage industry I was a realtor for Remax Select Realty and then a financial representative for Northwestern Mutual Financial Network. Earning my CSSM© gives me a deeper knowl-

edge of the industry and the tools to successfully manage and own a self storage facility. I look forward to learning more about the self storage industry.”

Angie Walls, CSSM©

Hill Management Services, Inc. Timonium, Maryland

“Of the past 10 years I’ve worked in the self storage industry, I have enjoyed the past four years I’ve worked as property manager at YourSpace Storage at Joppatowne the most. I’ve

worked for Hill Management Services, Inc., its residen-tial division, Peak Management, and its self storage brand, YourSpace Storage for six years. I began my career as leasing manager at Peak Management’s Harford County apartment community, Fox Run Apartments and then became manager of YourSpace Storage.”

“The CSSM© program was excellent in providing me infor-mation to further my knowledge as a self storage manager. I am proud to be a CSSM© designee.”

Jeff Willits, CSSM©

Aloha Self Storage Lahaina Lahaina, Hawaii

“Especially since I am new to the industry, I gained a great deal of useful knowledge while earning the CSSM© designation. After a career in the aerospace industry and operating

my own businesses, I joined Aloha Self Storage Lahaina as the site manager. I was lucky to find an opportunity that suits my background in a small community in paradise!”

Chris Wilmot, CSSM©

Allender Self StorageWhite Marsh, Maryland

“I have been in the self storage industry for six years. Prior to my involvement in the self storage industry I worked in the family business located in White Marsh, Maryland. My parents own a

company called Wilmot Modular Structures which sells/leases modular buildings and containers. Six years ago we had a vision to incorporate the container aspect of their business into an actual storage facility. Our “outside of the box” mentality has ultimately enabled Allender Storage to stick out amongst tough competition. Looking ahead, I plan on continuously developing new ways to turn the storage industry upside down through hard work and constant innovation.”

“While manager of Allender Storage I obtained my college degree and recently, my CSSM© certification. Earning my CSSM© designation has enabled me to build a foundation for which I can use to revolutionarily change the way we envision self storage!”

Michelle Zahn,CSSM©

Hill Management Services, Inc. Timonium, Maryland

“Earning the CSSM© designation has been an honor and has greatly expanded my knowledge of the self storage industry. I have been working in the commercial real estate and the

self storage industry with Hill Management Services, Inc. and its self storage brand, YourSpace Storage, for five years. My prior experience was with a government contractor and in the restaurant industry. I started with Hill Manage-ment Services in the tenant improvements division and two years later began work as an acquisitions coordinator and office manager involved in all facets of the company’s business, including self storage, commercial, and resi-dential properties. Working with Hill Management and YourSpace Storage has been truly rewarding and I hope to continue to learn and to grow with this company and my awesome coworkers.”
