676524 1 v2 (1792) -3- Hillsdale 1 Condominium Association Specification for Construction of a Patio by Homeowners May 12, 2009 Property owners who reside in ground floor units in Hillsdale 1 Condominiums may construct patios behind and contiguous to their units with pre-approval from the Hillsdale 1 Homeowners Association and after execution of the "Easement and Maintenance Covenant." The pre-approval process, dimension specification and materials specification are specified below: Easement and Maintenance Covenant: Prior to commencement of any construction activity, the property owner(s) must read and sign the Easement and Maintenance Covenant which provides permission for the owner(s) to temporarily occupy common community property in accordance with the rules and regulations of the Association. Size/Dimensions: In consideration of the varying widths of individual condominium units, the following are the maximum allowable dimensions for a patio, once approved by the Board of Directors: The Classic (2 bedroom/2bath - separate dining room) and Forum (2bedroom/2bath - combination dining and living room) units: 14 feet wide (centered on the midpoint of the condo) by 9 feet deep (measured from the outer edge of the existing or previous concrete patio) The Essex (1 bedroom/1.5 bath) unit: 10 feet wide (centered on the midpoint of the condo) by 9 feet deep (measured from the outer edge of the existing or previous concrete patio) Materials: Utilization of square or rectangular paving blocks which can easily conform to the approved rectangular dimensions stated above. Blocks must be laid directly adjacent to one another without mortared joints. The paving block must generally be a semi-porous material such as concrete patio blocks or pavers.

Foundation/Patio Bed: The foundation/patio bed for these blocks must be sand or "in place" earth without the inclusion of concrete, sand-mortar mix, or soil cement. If edging or containment of the patio blocks is desired, pressure treated lumber (non arsenic) natural color, either 2"x4" or 4"x4" must be used. Specific example of acceptable blocks are (See attached Photos): 12"x12" Tuscan- available in red or gray, 16"x16" Old Town Blend (scored to represent varying sized blocks) Square Brick Faces in red (scored to represent bricks) Bella Cobble brownish color Slab in gray Wooden decks of any type, patios raised higher than the depth of the patio blocks or other raised structures are not allowed.
