Berkeley House is handsome property built of local limestone and is thought to date from the early part of the 18th

Century. It was occupied by the agent for the Biggin & Benefield Estate. It was extended in the 19th Century, with an

addition to the eastern end. Some modernisation was carried out in the 20th Century. The property is Listed Grade II. It

is believed to be the first time this property has been on the open market, since its construction.

The accommodation of approximately 5,000 sq ft, is set over three floors, with large, light rooms with high ceilings. The

principal rooms enjoy a southerly aspect. There are many original features in situ, including attractive fireplaces, deep

skirtings and window shutters. The house sits towards the front of its plot with a drive to one side, an orchard to the

other and mature, lawned gardens to the rear, with views over the neighbouring fields. The plot extends to 0.98 acres.

The wide entrance door opens to the porch which has a quarry tiled floor. The hall runs across the back of the house

and provides access to each of the reception rooms and to the kitchen. There is also a door to the garden. The drawing

room is a square room with a handsome fireplace and large sash window with shutters. The dining room lies adjacent

and has two windows to the south and some original built-in cupboards. Across the hall is the sitting room, which enjoys

a view over the gardens.

The kitchen / breakfast room is fitted with a range of units and an oil-fired Aga set into the inglenook. There are two

useful pantries. A door leads through to the boot room which has plenty of space for all the paraphernalia associated

with family life. The oil fired central heating boiler is set within the plant room

The first floor is approached via a beautiful staircase which passes a large picture window over-looking the gardens and

fields beyond. The galleried landing provides access to the three main bedrooms and the family bathroom. Connected

to the main bedroom is an en suite bathroom, a dressing room and a nursery or fourth bedroom. A staircase leads from

the landing to the attic where there is a large tank / store room (which may be suitable for conversion to another

bathroom), and two wonderfully proportioned bedrooms with far reaching views.

Berkeley House sits behind a low stone wall, which was once higher and had railings, but these were lost to the war

effort. A gravelled drive stands to the west, adjacent to the front door. To the east of the house is an area of orchard.

The gardens are lawned with mature shrub beds and ornamental hedging. There are views over the neighbouring fields.

The coach house (available by separate negotiation) occupies a plot of about 0.30 acres (as marked blue on the plan).

A planning application has been submitted for the conversion and extension of the building to create a 3 or 4 bedroom

family home with lovely views. Further details and copies of the submitted plans are available from our offices.
