BERKELEY HOUSE LOWER BENEFIELD | NORTHAMPTONSHIRE
Berkeley House is handsome property built of local limestone and is thought to date from the early part of the 18th
Century. It was occupied by the agent for the Biggin & Benefield Estate. It was extended in the 19th Century, with an
addition to the eastern end. Some modernisation was carried out in the 20th Century. The property is Listed Grade II. It
is believed to be the first time this property has been on the open market, since its construction.
The accommodation of approximately 5,000 sq ft, is set over three floors, with large, light rooms with high ceilings. The
principal rooms enjoy a southerly aspect. There are many original features in situ, including attractive fireplaces, deep
skirtings and window shutters. The house sits towards the front of its plot with a drive to one side, an orchard to the

Berkeley House sits behind a low stone wall, which was once higher and had railings, but these were lost to the war
effort. A gravelled drive stands to the west, adjacent to the front door. To the east of the house is an area of orchard.
The gardens are lawned with mature shrub beds and ornamental hedging. There are views over the neighbouring fields.
