AMPLE LIQUIDITY SUPPORTING LIFE SCIENCES COMPANIES • National venture capital financings in the life sciences sector totaled nearly $11.7 billion in

Q1 2021, a notable increase of 35% from the prior quarter and 68% from the first quarter of 2020.

• 2020 saw record venture capital funding in San Diego at $6.1 billion, with $3.7 billion invested in life sciences companies. 2021 is set to surpass 2020 with $5.4 billion raised through June - $2.8 billion going to life sciences.

• Three of the largest capital events in 2020 were received by San Diego life sciences companies. This momentum has continued into 2021, notably with the IPO of Torrey Pines based Prometheus Biosciences for $190M.

• As of December 2020, Government NIH grants have awarded $71M for Quidel Corp., $33M for Helix, and $15.4M for Mesa Biotech. Furthermore, Hologic was granted $119M from the U.S. Government to produce SARS-CoV-2 molecular tests. San Diego based Arcturus Therapeutics received $220 million from Singapore’s Economic Development Board (EDB) to begin clinical trials on humans for its COVID-19 vaccine.

STRONG LIFE SCIENCES MARKET FUNDAMENTALS

• In an environment where talent recruitment and retention is critical for innovation industries, Life Sciences tenants are targeting San Diego to capitalize on the highly skilled and educated workforce, which is sustained and grown through universities graduating more STEM graduates than any other region in the nation.

• The leasing momentum from the record-breaking 2020 has carried into the first half of 2021, with the market already producing 70 completed transactions accounting for 1.7M SF of leased space. This volume is more than 2.0x that of the first half of 2020 and 2.3x that of the trailing 5-year average.

• This robust leasing activity has led to a hyper-competitive market for available space resulting in a thin 4.3% of total availability - an 80bps decrease compared to the first quarter of 2021.

• Class A asking rates in Sorrento Mesa have increased to an average of $4.77 NNN PSF/month with a recent high watermark of $5.75 NNN PSF/month. Sorrento Valley is following closely behind at $4.63 NNN PSF/month. Rents for lab space in the core cluster have grown 22% during the past 12 months as activity charges along at record pace.

• As of Q2 2021 tenant demand is at an all time high at 3.6 million square feet among 45 companies. Demand includes a combination of local companies requiring additional space, the formation of new startup ventures, and national tenants looking to build a presence in San Diego.
