First Tier Property Investments Ltd is a property investment company based in the United Kingdom. The Company's investment objective is to provide investors with an attractive level of income together with the prospect of income and capital growth by investing in a diversified portfolio of UK properties. The Company invests in the residential property sector but are keen on improving our property portfolio in other sectors such as commercial and industrial as the company grows. It invests primarily in income-producing investments. We may, in the future, investigate into various other sectors, such as leisure, healthcare, and hotels

Helpful information for landlords & staying on top of lettingslegislation.

There are some interesting pieces of legislation and law changes that you may or may not be aware of; from the 3% stamp duty surcharge on buy to let properties, to the right to rent scheme, these ongoing changes to lettings legislation mean that it is more important than ever for landlords to fully understand their responsibilities.

BUY-TO-LET RESTRICTIONS SECTION 24 | APRIL 2017 - 2020

From April 2017 mortgage interest tax relief will start to be restricted to 2% for buy to let landlords. The restriction could affect investors who are both basic rate and higher rate taxpayers. The changes will have the greatest impact on higher rate taxpayers, and landlords with high mortgage costs and low rental income. Due to the changes, some landlords could be forced into a higher tax rate.

MINIMUM ENERGY EFFICIENCY STANDARDS | APRIL 2018

Tenants are already able to request consent from their landlords to carry out energyefficiency improvements on their rental properties. Landlords are not able to unreasonably refuse consent.

However, from April 2018, rental properties entering new lets or renewals will be required to have an energy performance certificate (EPC) rating of E or above. A penalty of up to �4,000 will be imposed for breaches.

INVALID SECTION 21

From the 1st October 2018, all landlords in England with Assured Shorthold Tenancy Agreements will need to comply with the requirements of the Deregulation Act 2015

HMO LICENSING UPDATE | OCTOER 2018

From October 2018 the ‘over three storeys’ element will be removed, so that mandatory licensing covers all properties housing five or more people, forming two or more households, with shared basic amenities, whatever its size.

With so many changes to letting legislation over the past and coming years, it is vital for landlords and letting agents stay on top of their obligations.

TENANT FEE BAN | JUNE 2019

Following agreement by both Houses of Parliament on the text of the Tenant Fees Bill it received Royal Assent on 12 February. The Bill is now an Act of Parliament and known as the Tenant Fees Act 2019.

The Tenant Fees Act outlines the Government’s approach to banning letting fees paid by tenants in the private rented sector and capping tenancy deposits.The ban on tenant fees comes into force on 1 June 2019.

NATIONAL MINIMUM ROOM SIZE

The latest national minimum room requirements are as follows:

� 6.51 m� or greater – for one person over 10 years of age;� 10.22 m� or greater – for two persons over 10 years of age; and� 4.64 m� or greater – for one person under 10 years of age.

It will be a mandatory condition of the HMO license that any room less than 4.64m� cannot be used as sleeping accommodation. If such room is let or occupied for sleeping, the licensee will be in breach of the license and will, therefore, be committing an offense. The result of which could lead to an unlimited fine or civil penalty of up to £30,000.
