DID YOU KNOW there was an estimated 76 million people born between 1946 and 1964 which is traditionally known as the baby boom generation? They will retire over a 19-year period at a rate of about 4 million a year (or 11,000/day)! Granted, many will not live to retirement, others will work longer or retire early; however it is still a staggering number to process. Furthermore, the number one retirement destina- tion in the United States still remains Florida. With this data in mind, we can anticipate the following changes: •Increase in population of Florida which will impact the infrastructure of Florida. •Increase in demand for goods and services specifically targeted for retirees. •Aging population accompanied by their unique challenges. •Increase in single households and/or multi-gen- erational living arrangements. •Reduced workforce along with their breadth of knowledge and experience. Specific impacts to our industry include: •Increase in the number of community associations. •Change in diversity of associations. •Increase demand for LCAMs and all community support services. Even if we can assume a conservative percentage relocate to Florida, we are looking at a considerable increase in the Florida popula- tion during this time. The additional people will create a demand for more utilities, roads, and transportation alternatives. The likelihood is high that many of these individuals will end up in a community association whether it is an HOA, condo, or mobile home park. And those who are currently in or initially purchase a large home will opt to downsize in order to be more mobile to travel, reduce expenses, and/or give up the ongo- ing exterior maintenance responsibility. Welcome to our Summer 2017 editionof the Suncoast Review. Our annualgolf tournament in April was one ofour best ever. Thank you to the over 40volunteers and event sponsors for mak-ing this event so successful.

I had the pleasure of attending theannual conference in Las Vegas, lastmonth, and caught up with some oldfriends that I have met throughout theyears with CAI. Several of our mem-bers who had never been to a NationalConference before had the opportunityto experience the “BIG” picture ofCAI. This was the highest attendedconference in history. The trade show,professional specific meetings and keynote speakers were exceptional. Please

make sure to attend in DC in 2018. The eight CAI Chapters across the State of Florida are co-hosting a Florida

Leadership Forum on November 3, 2017 in Orlando. There will be education formanagers and homeowners, as well as a trade show with exhibitors from around theState of Florida. The demand for ALLservices related to communityassociations as well as servicesand amenities targeted forretirees will increase. Considerthe Boomers who are retiring.This generation is consideredone of the greatest generations.

They built America intowhat it is today. They are savvybusiness entrepreneurs whocreated, developed, and builtmulti-billion dollar industries.Retirees are living longer andhave more active lifestyles andcommunities must be designedand developed to meet theneeds and desires of their own-ers. And on the other side ofthe spectrum, as the population ages, we will continue to see anincrease in health issues and even the need for services to assist thosewith physical challenges and/or decreased mental capacity. Ourcommunities may need to address these unique challenges as house-holds become more diverse and multi-generational in the eventretirees must live with family members.

Consider also the impact this massive downsizing in the laborforce will do for businesses which rely on the existing knowledgeand experience of their soon to be retirees. How will companiesreplace and develop incoming talent? How will companies coverthe expected increase in overhead costs to cover Government pro-grams such as Social Security and Medicare expenses which will bepassed along to the working generation to support and fund thegaps in coverage?

So the question is:What are we doing now to prepare to meetthe demand? For those left behind in the trenches after the massexodus, adapting to the ever changing workscape, attracting andretaining talent, and creating value will be vital.

We are in the beginning stages of this mass exodus so it is vitalour industry be proactive to address the potential impact with thepredicted demands and gaps in the labor force, and the possibledevelopment of an employee’s market.What are we doing now toraise up the next generation of managers and work force to pass thebaton of information to? Are we creating a desirable work environ-ment to attract candidates of excellence? Once hired, what are wedoing to retain talent? If we do not use employees to their best andhighest use, they will go someplace that will allow them theopportunity to fully use their knowledge and skills.

As our industry grows to meet the anticipated demands in

services, creating value willgive individuals as well ascompanies the edge overtheir competition. Just howdo we create value?

We all represent an enti-ty, whether it is ourself,a company, managementcompany, or an association.In many instances, we repre-sent a combination of theseentities.As representatives ofthese various entities, we inessence are marketing or sell-ing something everyday.

With this in mind, weneed to know three things:•Know Ourselves and whowe represent.

•Know Our product, service, or what we offer.•Know Our market, customer/client.We each have different skills, gifts, abilities, talents, strengths

and weaknesses, and personalities. We are all unique. Many of usmay readily know our unique qualities and identifiers or we haveused the help of a test such as the Myers-Briggs to help analyze ourpersonality type. These types of tests will generally also provide a listof potential careers which would be a good fit for the personalitytype.

Many people have turned to their past to discover more aboutthemselves. The recent popularity of ancestry.com or similar sites isevidence of this. Knowing where we come from and our ancestors’stories provides a sense of meaning to our lives.

The bottom line is every experience, every encounter whetherpositive or negative make us who we are at this very moment.Sowhat do we do with this information? Generally we seek to find ourpurpose.We seek to align ourselves with a company or industry thatbest fits us-our skills, talents, and values. It is important we take thetime to determine if it is a good fit for both parties.

Once we have aligned ourselves with a company, we thenneed to know our product, service, or what we offer.

•What is it that we each offer that isunique or different fromyour competitors? •Do you have a special, patentedsoftware program? •Do you have a high-tech solution? •Do you or your staff have applicabledegrees and/or special training or CAI certifications?

Your company is only as good as your worst employee.Therefore, it is important to be realistic with your promises andcreating expectations with your customers. Your best customercould invariably cross paths with your worst employee. And youwill be evaluated on whether you do what you say you will do andprovide what you say you will provide.

Be willing to work hard, think outside the box, and be avisionary. These are all strategies to increase your value to yourcustomer.

Let’s consider our customer or market. Obviously, we arepart of CAI so we must assume on some level at least part of ourmarket is community associations. However, do you primarily

work with Condos, HOAs, time shares, or mobile home parks?How much do we really know about that specific type of

association? Taking time to get to know your customer and theirunique needs and expectations will provide the framework to cre-ate a scope of work which will meet their needs. CAI offers greatresources to learn and develop this knowledge.

In conclusion, no matter where we fit into this timeline,whether planning our retirement party or working in the trenches,we all have a part to play: passing the baton to the next genera-tion of managers, creating a desired industry and work environ-ment, or creating value.

Three Myths AboutBaby Boomers.

1) Boomers are wealthy. While some

benefit from multiple income streams,

members of this sandwich generation

often are saddled simultaneously with

their children’s eye-popping college

tuition payments and health expenses

for their aging parents. Some have to

leave their jobs to be full-time care-

givers. A 2013 AARP study found that

about 1 in 5 workers between ages

45 and 74 had either taken leave or

quit a job to care for an adult family

member in the past five years. That

amounted to an average $303,880 in

lost income (including pension and

Social Security benefits) per caregiv-

er, according to a MetLife estimate.

2) Boomers are selfish. Boomers have

been far more generous with their

money than they’re given credit for, a

benevolence that will continue after

their deaths. Over the next 19 years,

retirees will donate money and time

worth $8 trillion dollars.

3) Boomers are technology-challenged.Boomers, like younger generations,

have integrated digital technology

into almost every facet of their lives -

from banking and shopping to follow-

ing news and watching videos. They

are also far from social-media-shy.

Users over 55 are Facebook’s

fastest-growing segment - seven out

of ten boomers have an account.

They have no problem logging on for

love, either. Several dating sites cater

to the 50-plus set, who now make up

2017 CAI Suncoast ChapterAnnual CA Day & Trade Show.

The Suncoast Chapter of CAI held its CA Day and Trade ShowThursday, February 23, 2017 at the St. Petersburg Coliseum. Thissemi-annual event brings together professionals from many fieldsto promote education and share information.

In addition to the education opportunities offered toCommunity Association Managers and homeowners, the venueprovided the opportunity for one-on-one contact with 88 vendorswho specialize in community association services. This eventinterspersed floor time with various programs all of which werepaneled by experts in their respective fields.

The day began with coffee and doughnuts generously spon-sored by Centennial Bank; Elizabeth Wadsworth, CPA, P.A.;and Florida Community Bank.

Thank you to all of the exhibitors who supported our event atthe Coliseum!

The Suncoast Chapter’s 23rd Annual Golf Tournament was heldon Friday, April 21, 2017 at the Bayou & Bardmoor Golf Clubs.Under a clear blue Spring sky, 190 golfers teed off to enjoy a fab-ulous day. The day began with a Continental Breakfast sponsoredby Elizabeth Wadsworth, P.A., CPA.
