Location

The site is located approximately 4 miles to the southeast of Faversham town centre, on the outskirts of the rural village of Dunkirk. The property is situated off Scoggers Hill Road and provides a former sand quarry surrounded by mature woodland known as Winterbourne Woods. Selling railway station is located approximately 1 mile west of the property, providing direct links to Faversham and Canterbury with regular onward services to Ashford International, London St Pancras and London Victoria. High Speed rail services operate from Ashford International with links to London St Pancras in under 30 mins.

The city of Canterbury lies approximately 8 miles west and is accessible via the A2 with links to the A28 westbound. The property is well located for access onto the M2 about 2.5 miles distant, the M20 and the wider national motorway network.

The primary access to the site is located in the north-western corner, with a concrete shed close to its entrance. Centrally located to the site lies a large self draining lake.

Proposed Accommodation

The proposed dwelling comprises three elements, the main house to the west; a linked wing to the south and an ancillary building to the north, all located around a central courtyard proving private garden space.

The proposed dwelling is two and a half storeys in height and has been designed to reflect a Queen Anne style but with modern elements, including substantial external terraces along with a feature gallery/viewing area at first floor level. The proposed accommodation is laid out to provide the following:

Town and Country Planning

The site falls under the planning control of Swale Borough Council (01795 417850). The statutory plan covering planning policy and development control for the area are the Saved Policies of the Swale Local Plan, which was adopted in February 2008. The Swale Borough Council has progressed its Local Plan which will gradually replace the previously prepared Local Development Framework and supplementary guidance.

We understand the current use of the property is regarded as mineral and sand quarry of which the extraction licences expire in 2042. It should be noted once the planning consent is implemented, these rights will cease.

The property was granted planning consent in May 2013, following appeal, under planning application SW/12/0077 for the Revocation of the Quarrying Use and Erection of a Single Dwelling House with Detached Garage Block and Associated Landscaping, Enlarged Lake and Use of Existing Access. As part of the consent, the existing concrete building to the northwest of the site is to be demolished and the existing lake is to be used as a SUDS.

The property is identified as lying within The Blean Woods Special Landscape Area, under policy E9 and within the Blean Woods South Site of Nature Conservation Interest under policy E12.

Tenure

The site is to be sold freehold with vacant possession. The site currently forms part of a larger landholding, registered under title number K84627. The remainder of the title is available for sale by separate negotiation.
