Design & Build projects have become an important part of Haskoll’s overall architectural delivery service. Our success can be measured by the continuing support of a number of major contractors. So far we have successfully delivered approximately £425 million of construction work via this method of procurement in the last 10 years.

Haskoll is one of the highest placed architectural practices in the UK by size and commercial experience and have the management systems in place to ensure limited risk to all parties.

We regularly provide full service on our appointments including cost/value engineering solutions, change control procedures, document management via intranet systems and risk management assessments.

Eden is the town centre extension of High Wycombe and was a joint development by Brookfi eld Developments and Aldersgate Investments, in partnership with Wycombe District Council.

Eden was opened in March 2008 and is a retail led mixed-use development with 825,000 sq ft of retail. Construction started in October 2005 with contractor Brookfi eld Construction (UK) Ltd. Haskoll was employed by Brookfi eld as implementing architects and lead consultants managing other consultants and subcontractors, providing construction documentation and overall responsibility for delivery from RIBA Stage D including resolution of reserved planning matters together with amendments.

Haskoll capitalised on a fantastic opportunity to design a mixed-use development on the 1.2 hectare site on the north side of Nottingham’s central core.

Made up of two existing urban blocks, the proposals comprehensively develop the site by demolishing the existing buildings and providing a mix of compatible uses including: shop units and restaurants at the lower levels, leisure to the upper levels of the new southern block (Trinity Square) and a replacement public car park and 700 student residences to the upper levels of the northern block.

Client:

Haskoll worked with Shepherd’s preferred sub-contractor to develop the design for en-suite pod bathrooms allowing a considerable saving to the programme. Close coordination of the precast concrete cladding and the external glass louvres to the car park enabled an early hand over of the north block parking areas to Nottingham City Council while works to the residential above and retail below continued.

Pioneer Point is the redevelopment of the existing Pioneer Market site in Winston Way, Ilford. The scheme includes two residential towers of 33 and 26 storeys as part of a mixed-use development.

• A mix of 295 one and two bedroom apartments

• Concrete frame with transfer deck at podium level

Client:

One of the aims is to enhance the mix of uses within this part of the town. Another is for the development to provide a landmark for the town centre encouraging a better relationship between South Ilford and the central areas.

The building is reinforced concrete framed, crosswall construction and dry lined internally, which together with the prefabricated pod bathrooms shorten the fi t-out time.

The external envelope is curtain walling and stone which also reduces the programme.

THE EDEN PROJECT • CORNWALL

At the Eden Project, Cornwall Haskoll were asked to review the process and performance of the customer Visitor Centre a year after opening. Following Haskoll’s successful implementation of the suggested alterations which lead to signifi cant improvements in pedestrian fl ows and turnover. Haskoll were then reappointed to design the staff facility building on a design and build basis.

The site sits in between the two biomes and the new building serves as a central hub for the staff. It utilises sustainable design throughout and includes staff catering and relaxation area, security control room and changing facilities.

• Phase 3 has a GIA of 458,110 sq.ft, 27 retails units, including Debenhams. Completed February 2010.

• As the Contractor’s Architect and Lead Consultant, Haskoll were responsible for producing comprehensive and coordinated package of information

• The advantage of Design and Build has been the close working relationship between the Architect and Contractor, the construction process, programme and quality standards were developed and maintained throughout the contract. Works, phased to suit specifi c site conditions and quickly adapted to meet any

changes required.

• The cooperation between the Contractor’s Design Team enabled quick responses to any Employer or Tenants change requests, amendments were economically incorporated without undue affect to the construction programme.

• Planning and statutory requirements were closely monitored on site and regular meetings with the statutory bodies quickly incorporating any changes that occurred.

MARKS & SPENCER

Haskoll have worked with Marks & Spencer for over ten years, updating, re-branding and delivering new stores throughout the UK. Large projects include; High Street Kensington, Marble Arch, Castlepoint, Bournemouth and the new fl agship store in Colliers Wood London.

Haskoll’s appointment continues, one of the last to be completed is the new Hedge End store in Hampshire. The brief called for an extensive remodel of the fi fth largest Marks and Spencer store in the country. As part of our work regime with all the M&S stores we maintain a continuity of trade, work around the public and trading hours

Haskoll’s on-going relationship with Marks & Spencer has fl ourished as has working for several main contractors. Well established relationships have created a good working platform that has grown and continues to produce innovative and inspiring designs.

Castlepoint was a new centre completed in November 2003. Marks & Spencer are the central anchor to the scheme with Sainsburys and Asda / B&Q the end anchors of this ‘V’ shaped shopping centre arrangement.

• This M&S store, located in a regional retail park on the outskirts of Bournemouth, gross internal area 127,740 sq.ft. over three retail fl oors. M&S took the opportunity to integrate many new corporate design concepts, which were developed by Haskoll during the construction period.

• The initial plan layouts radically changed and a quickly response meant the Contractor’s design team were instructed to incorporate additional

retail space, customer restaurant and district management facilities onto a previously non retail level.

• Concept approvals could be incorporated into the construction programme at short notice, where the Design Team and Contractor were able to focus on specifi c change requirements necessary to deliver the corporate identity with minimal disruption. Close cooperation between Haskoll and the Contractor enabled many changes during a very tight fi t-out programme and produced a successful scheme within the Clients portfolio.

As Expert Witnesses Haskoll were appointed by Capital Shopping Centres to assist in resolving their dispute with Bovis at Braehead Shopping Centre, Glasgow.

This was the industries largest fi nancial dispute considered by High Court Judge Justice Thornton QC and was eventually settled out of court.

The Olympic Delivery Authority (ODA) is the public body responsible for developing and building the new venues and infrastructure for the Games and their use after 2012.

Haskoll are architectural reviewer for the International Broadcasting Centre and Media Press Centre, providing advice on technical and regulatory compliance of developer proposals. Site supervisor role controlling quality on site.

Haskoll, as designers and executive architects completed a major extension to the MetroCentre in Gateshead. The Red Mall was originally anchored by an Asda Hypermarket.

This large two level extension to the Red Mall provides a further 27 large retail units and a 180,000 ft² Debenhams department store which forms the new anchor. The retail area of the extension is 340,000 ft².

The elevations of the extension were designed to provide a signifi cant new presence for the centre

and the three storey department store that also has a prominent feature complete with local artwork.

Separately Haskoll designed the new transport hub to serve the MetroCentre. The simple but striking design with link bridge welcomes customers and is a front door to the shopping beyond.

Haskoll’s provided overall coordination and design information to both the cinema complex and the 1,600 multi-storey car park on the south bank of the River Kennet in Reading.

The value of the contract was £25 million and included coordination with Bovis on services and interfaces with the north bank shopping centre.

Points of interest on the project:• building over the overspill of the River Kennet• decontamination of the original bus garage site• building adjacent to the inner elevated ring road• monitoring/co-ordination of tenant liaison and fi t-outs of retail units and cinema

Haskoll acted as Executive Architects to complete the third phase of The Oracle development.

Phase III included creating a front entrance onto Broad Street through the original Debenhams department store. This required the retention and refurbishment of the listed faience and adjacent buildings, to create a new unit for Boots the Chemist, 8 shop units and 38 fl ats.

The island site and the 12 month delivery programme were challenging but successfully achieved.

This high profi le and successful scheme was completed in Autumn 2001 and replaced the existing single function stadium with a new multi purpose facility.

Haskoll worked with the development team which was led by Herzog & de Meuron to provide a mixed use scheme consisting of a new football stadium and facilities for FC Basel, a shopping centre, car parking and residential.

Haskoll were appointed by the design and build contractor, Marazzi to work closely with the anchor store tenants to redesign the shopping centre layout, to improve the original proposals and pedestrian circulation. Haskoll were also responsible for the shopping centre interior design concept and detailing, working together with the Marazzi delivery team to ensure buildability and cost control.

Haskoll brought their retail experience to the project to ensure that Marazzi would have a successful retail component using specialist skills.

Haskoll’s shopping centre experience was utilized by design and build M2 Solutions to redesign a proposed small development so that the anchor stores could commit themselves to the project.

The three level centre in the Ticino region of Switzerland was re-planned by Haskoll; to improve the pedestrian fl ows, increase rental income, adapt and enhance the external appearance and retail awareness.

Manor department store is the anchor tenant with a large restaurant on the top fl oor. Haskoll worked in a series of workshop sessions with M2 Solutions to develop and agree the design details and to produce a cost effective solution. Haskoll helped with the materials selections and on site monitoring.
