1 Comment Thank you for your letter dated 4th October 2018, with the invitation to view and comment on the application for Additions and Alterations - Carport 236A Selby St, Wembley WA 6014.

We the owners of 234A Selby St, Wembley, prefer that the deemed-to-comply provisions of the Residential Design Code be complied with but submit our comments on the proposals as follows:

• Lot Boundary South - we won’t agree to the encroachment of a neighbour’s garage footing on our property or common property, since we already have a footing supporting the northern edge of our common property driveway, services to the rear property route close to the northern boundary and future building options for our property or redevelopment could be affected by a footing incursion on our property.

• Lot Boundary South - we do agree to the temporary removal of the colorbond boundary fence rails and sheets but not the upright posts ie 234A/236A Selby St fence. We require that the fence be reinstated, so that the colorbond fence is continuous on the boundary. We would accept a 120mm setback for the garage, if that permits the retention of a continuous colorbond fence.

• Lot Boundary South - we would not be opposed to portions of the building being setback 1020mm from the lot boundary.

• We’d appreciate if our paved crossover were not damaged during the building process, as occurred with the construction of the home at 234B Selby St.

• We oppose the storage of materials or the driving or parking of vehicles on our verge, before, during and after the construction of the neighbouring building. In the past our reticulation has been damaged a number of times, due the construction of the home at 234B Selby St. Also we’d appreciate if the beautiful oak trees on the verge were not damaged during the building process.

2 Objection Thank you for your letter concerning the plans for a new development at Lot 50 236A Selby St Wembley.

We have noted that this new application does not comply with many of the Design Codes and planning polices. As you know the Residential Design Codes and Cambridge’s planning policies have been developed with much research and evidence for good urban development principles. It appears that this application is trying to squeeze far more building and associated aspects onto the block leading to minimal space between existing nearby properties.

With live opposite this property and are particularly not impressed by the planned non-compliance with the street setbacks and much wider driveway that is proposed. We are not happy with this current application and would like to strongly recommend that this application is not approved until it fully complies with all Design Codes and planning polices.
