McCarthy & Stone Retirement Lifestyles Limited, Registered Office 4th Floor, 100 Holdenhurst Road, Bournemouth BH8 8AQ, No. 6622231, Registered in England and Wales

The scheme at a glanceThe proposals include 60 one and two bedroom apartments for private sale, together with:

n Tailored communal facilities such as a residents’ lounge, refuse store, and mobility scooter storage with charging points

n A chef-run bistro on-site

n Domestic assistance, plus tailored care and support

n A 24-hour emergency-call service

n Provision of on-site car parking spaces

n High-quality, professionally landscaped gardens around the site which will enhance the area

n The improvement of the existing boundary treatments including the introduction of additional shrubs and trees

Application: 19/01992/FUL Following consultation with the local community, councillors and council officers, McCarthy & Stone is pleased that the planning application for redevelopment of land at the junction of New Street and Prospect Road, Ossett, with Retirement Living PLUS (extra care) accommodation apartments is being considered by Wakefield Council.

The regeneration of this site offers the opportunity to provide a sensitive development that will help fulfil a local need for specialist accommodation for older people in Ossett.

We wanted to take this opportunity to write to local residents to provide an update on the planning proposals.

for the development of land

Local residents have their say It was important to us that the local community was given the opportunity to view and comment on the proposals before a formal planning application was submitted. We held a public exhibition in June 2019, to which the wider community was invited.

Many residents have welcomed the use of this site for age-exclusive housing, saying that it would be an asset to the area.

As a direct result of suggestions from local residents and stakeholders, we have removed the elevated bridge that linked the two scheme buildings and replaced it with a ground level walkway.

InformationThe proposals have now been submitted to Wakefield Council and we are awaiting a date for the planning committee.

Although public comments are now closed for this application, you can still write to the assigned planning officer, Chris Kenyon to express support for the scheme. He can be contacted at Wakefield Planning department, Wakefield One, Burton Street, Wakefield, WF1 2DD

You can also write to or email your local councillors. Details can be found at: https://www.wakefield.gov.uk/councillors-and-mayor/find-your-councillor

If you would like information on the planning application or have any questions, please contact the McCarthy & Stone project team via the Freephone information line on 0800 298 7040.

Our Retirement Living PLUS (extra care) apartmentsOur Retirement Living Plus developments enable our homeowners to live independent and healthy lives, in their own home with flexible care and support available on-site 24 hours a day. Apartments can be occupied by people aged 70 or over, although the average age of homeowners upon purchase is 83. Along with the benefits of independent living within their own apartments, homeowners are able to enjoy activities in the shared spaces within the development.

Benefits of this proposal:n Much needed Retirement Living

PLUS accommodation provided for local people

n Ideal location, close to public transport links, shops and services

n An attractive building for this derelict brownfield site

n A sensitive neighbour for those living near to the site

n Low levels of traffic generation and car ownership

n Sufficient car parking

n Support for the local economy, with homeowners typically choosing to use local shops and services on a regular basis

n Typically most homeowners moving to a McCarthy & Stone development move within a 5 mile radius from the development, releasing family housing back into the market

Addressing the Council’s identified housing needThe Office of National Statistics predicts that, by 2033, there will be an additional 3.5 million older households in England alone. This reflects a 60% increase on today, yet only 2% of current housing in the UK is specifically designed to meet the needs of older people.Local older residents should have the opportunity to stay close to their home town and their family. This specialist retirement accommodation will help satisfy a specific local need for older people in Wakefield, which has been acknowledged by the Council.Wakefield’s Local Plan states:“A more diverse supply of specialist housing is required across the district. This includes, but is not limited to, homes for older people, people with disabilities and people wishing to commission or build their own homes”McCarthy and Stone believe this development will be an asset to the area and represents the ideal opportunity to assist the Council in meeting an acknowledged and growing local housing need.
