DATE: Inspected 3 PM onwards. 2 June 2020. Report 4 June 2020. JOB: Ground level visual inspection of inside & outside of house. ADDRESS: No. 238 Fifth Street, Wonthella, City of Greater Geraldton.

TOPOGRAPHY: Flat, well drained, sheltered. Wind Region B, Terrain Category 3. Site Class probably S.

BUILDING/STRUCTURE REPORT: Inspection was done in the presence of Frank Facchini and his son. The owner wants to demolish this small dilapidated house. Council has instructed that its

suitability for demolition should be confirmed by a structural engineer.

In the above photograph we see the road frontage, North side, of the house. It has been said that the house is from the 1890's. If so, then it is certainly not in its original condition or type of construction. Its design and materials is more recent.

The condition of the house is quite poor, as the following photos will show. There is widespread, well advanced termite damage, visible from the open broken parts of the wall cladding.

There is extensive vandalism both outside and within the house. Substantial parts of the ceiling

are missing, quite possibly due to earlier separation from termite affected battens.

On the left we see a part o f the missing

ceiling, showing the termite damage.

There is a mistaken idea that old Jarrah is

.resistant to termites. But this is not so,

* . ' ' ; p there are many instances of old, dense

, _ J a r r a h that are thoroughly eaten out.

The timber of houses built at that time

were unlikely to be anti-pest treated.

Is On the left we see more of the extensive -

termite damage. This time in wall frames

noggins behind smashed cladding.

CONCLUSION: There is so much termite

damage that the entire house frame would

need to be replaced with treated timber.

Even the floor has been badly damaged

beyond repair (as on the left).

In addition all the cladding will have to

1be replaced, as well as much of the

guttering & electrical components.

The house is in a hazardous condition. It 46,17 V I has little of heritage value. It would have to

b e totally rebuilt to modern building codes - - - . ' . . . . . 1 .

including insulation that is totally missing.

Demolition is structurally approved. ;• -1

The house may be quite rapidly

I . bulldozed, or if demolished manually, must

be done by an experienced registered

builder, starting at the roof and working

\ down to the floor and foundations.
