Not long ago, Perth was named Australia’s most expensive capital city to buy a home. With the Melbourne and Sydney markets now riding a four-year price boom with medium house prices almost
double Perth, Perth is being touted as one of the most affordable. Perth has also recently been recognized as the 8th most liveable city in the world. Taking an early morning jog along the beach this morning and watching the glorious sunrise and a shimmering Indian Ocean coming to life I think Perth is a clear Number 1!
Perth’s current market forces bring good news for those looking to upgrade to a bigger home or move to a more suitable locale, as we glean from our buyers that now is the time to act. Making this transition all the more smooth are the historically low interest rates, which means it is now cheaper than it ever has been to service and pay down or even better payoff a mortgage.
To use a clock analogy, with 12 o’clock at the peak of the property market and 6am at
the bottom of the cycle many commentators are estimating the Sydney and Melbourne markets to be at 11pm and Perth to be around 5am in a downward swing of the property cycle. Inevitably, there are peaks and there are troughs, but house values have always demonstrated an upward trajectory in the long-term.
Although no-one can accurately predict the top or bottom of the market until after the event, in my opinion, is unlikely that Perth’s market is heading toward any further significant downturn. There is in fact some fantastic buying opportunities currently.
That’s why savvy buyers are quietly starting to make their move - and why Caporn Young are continuing to experience strong and decisive buyer activity in the sought-after lifestyle areas that we specialise in. There is a real demand for homes in the 1 million to 4 million range and despite everything we are reading about the market the reality is for these well located quality properties there is currently strong buyer demand and these properties are currently selling usually with competing bids or offers. Stock in this sector of the market is low.
