LOCATIONCustom House Quay is situated in a pivotal location on the eastern side of the central business district in the centre of the Cork Docklands. It is located at the apex of the north and south channels of the River Lee which encircle the city centre. DESCRIPTIONCustom House Quay comprises a prime waterfront development and heritage opportunity site extending to approximately 1.17 ha (2.9 acres). It is bordered by the River Lee to the north, south and east and by Custom House Street to the west. The central spine of the property is occupied by two groups of buildings providing approximately 10,319 sq m (111,070 sq ft) of accommodation over three floors. The remainder of the site comprises extensive quay areas which are primarily used for car parking and a large pontoon. The property has vehicular and pedestrian access from a number of entrances onto Custom House Street.

The Customs House, which gives the property its name, is situated at the western end of the property fronting onto Custom House Street. The northern section of this distinctive building was constructed in the early 19th century in the Palladian style with large double height windows and it includes a number of neo classical elements. The southern section was constructed in the early 20th century. The interior of the building retains many period features such as pilasters and Corinthian Columns in the main reception area and a coffered ceiling in the boardroom. The Customs House provides two floors of offices accessible directly from Custom House Street over ground floor stone vaults which run under the entire building.

Three further buildings immediately adjoin the Customs House comprising a two storey building known as the Link Building

connecting the Customs House and the Excise Building to the rear and also a warehouse located to the north of the Customs House. Both the Link Building and the Excise Building provide mainly storage and ancillary accommodation and service areas. The warehouse to the north of the Customs House provides single storey accommodation. Each of these buildings is of traditional construction under a pitched slated roof.

The largest of the buildings provided at Custom House Quay is known as the former Bonded Warehouses. It comprises a three storey building erected in the early 1800s of traditional stone construction with vaults provided at ground and first floor level. The second floor has a low ceiling under a pitched slated roof supported by substantial wooden trusses. A more modern warehouse building was located to the south east of the former Bonded Warehouses, however, this was removed a number of years ago.

The extensive open quay areas to the north, south and east of the site presently provides 118 car parking spaces, with the potential to substantially increase this number. The north quay area is also periodically used for commercial shipping purposes.The quay areas benefit from vehicular access both to the north and south of the Customs House.

A large modern pontoon is located in the south channel of the River Lee. It is accessed directly from South Custom House Quay.

TENANCYThe Customs House, Link Building, Excise Building, 40 car parking spaces and the pontoon will be held under a two year lease by the Port of Cork at a rent of €100,000 per annum with a tenant only option to extend the lease for a further year at the same rent. An additional 78 car parking spaces are let on annual licences subject to a total rent of €105,626 per annum. Further information is available on the dataroom.

PLANNINGUnder the Cork City Development Plan 2015-2021 the property is zoned for City Centre Commercial Core Area uses. Under this land use zoning a range of uses are provided for including, inter alia, offices, leisure and residential.

The property has the benefit of full planning permission for reconstruction of the South Custom House Quay wall on an alignment approximately 2 metres south of the existing quay wall. Planning permission for these works was approved in March 2012 (Ref. No. 11/34878) which is due to expire in March 2017. An extension of duration of this permission can be sought which would extend the permission to March 2022.
