As an area in transition, the design responds to its context and provides areas for sitting at the main entry as well as a quiet courtyard to the South. CPTED considerations and the interaction with the human scale have informed the overall design direction for the site. Along Victoria Diversion, the frontage ranges from a grass boulevard to driveways and concrete to the back side of the curb. We intend to retain the existing Maple trees in the boulevard, if they are deemed to be in good health, but propose to remove one conifer from the boulevard. To create a streetscape suited to the area, we propose a grass boulevard between the sidewalk and the curb with a line of street trees to match the existing maple. Between the sidewalk and the residential patios, a grass strip will be added adjacent to the sidewalk and planting will scale down the low wall that defines the private patios. Victoria Drive is conceptually continued as a pedestrian promenade between the two residential buildings, but is punctuated by two entry features; one at each end of the promenade. While allowing passage through the site, the semi-private nature of the site is defined by a metal picket fence fronting the lane and Porter Street, while the patios along Victoria will be provided with gates. To continue the pedestrian circulation, a sidewalk, boulevard and street trees are proposed along the lane to link the pedestrian promenade with Porter Street, to the West. The development on the lane to the South has been designed to start building the sense of a narrow street with fences to the North that could be take down, once the area becomes more residential. The design for our site proposes to continue the evolving streetscape with low planting, street trees and a 6' high metal picket fence to provide security while allowing for natural light to filter into the private patios, which are below the lane level. Porter Street, to the North, has developed from a lane into a narrow street that flanked by sidewalks, landscape and trees. With the West side of Porter being light industrial, the intent is to continue the established treatment (Porter - North of Victoria) along our development and provide safe passage for pedestrians, while providing the residents a buffer from the adjacent activity. An irrigation system will be provided for all soft landscape areas. Drought tolerant, tough, low maintenance plant material has been chosen to reduce the water and maintenance requirements of the landscape. Trees are proposed throughout the site to bring down the scale of the building and compliment the plant material on the ground plane to provide seasonal interest and habitat. LANDSCAPE NOTES 1. All work shall meet or exceed the requirements as outlined in the 2001 Edition of the B.C. Landscape Standard. 2. Plant sizes and related container classes are specified according to the B.C. Landscape Standard 2001 Edition. For container classes #3 and smaller, plant sizes shall be as shown in the plant list and the Standard; for all other plants, bothplant size and container class shall be as shown in the plant list. Specifically, when the plant list call for #5 class containers, these shall be as defined in the BCNTA (ANSI) Standard. 3. All 'Soft Landscape Areas' are to be irrigated with a design build irrigation system to IIABC Standards. 4. All trees to be staked in accordance with BCNTA Standards. 5. ALL STREET TREES Install 8' x 18" Deep Root Barrier centred on each tree between tree pit and sidewalk (side of tree adjacent to sidewalk). Refer to Specification. 6. All ground level patios to be provided with a hose bib at each unit. 7. For all existing on site services and survey symbols refer to survey drawings. 8. LANDSCAPE STATEMENT !!This project is located in the Cedar Cottage District at the confluence of Victoria Diversion and Victoria Drive. As an area in transition, the design responds to its context and provides areas for sitting at the main entry as well as a quiet courtyard to the South. CPTED considerations and the interaction with the human scale have informed the overall design direction for the site.!!Along Victoria Diversion, the frontage ranges from a grass boulevard to driveways and concrete to the back side of the curb. We intend to retain the existing Maple trees in the boulevard, if they are deemed to be in good health, but propose to remove one conifer from the boulevard. To create a streetscape suited to the area, we propose a grass boulevard between the sidewalk and the curb with a line of street trees to match the existing maple. Between the sidewalk and the residential patios, a grass strip will be added adjacent to the sidewalk and planting will scale down the low wall that defines the private patios. !!Victoria Drive is conceptually continued as a pedestrian promenade between the two residential buildings, but is punctuated by two entry features; one at each end of the promenade. While allowing passage through the site, the semi-private nature of the site is defined by a metal picket fence fronting the lane and Porter Street, while the patios along Victoria will be provided with gates. !!To continue the pedestrian circulation, a sidewalk, boulevard and street trees are proposed along the lane to link the pedestrian promenade with Porter Street, to the West. The development on the lane to the South has been designed to start building the sense of a narrow street with fences to the North that could be take down, once the area becomes more residential. The design for our site proposes to continue the evolving streetscape with low planting, street trees and a 6' high metal picket fence to provide security while allowing for natural light to filter into the private patios, which are below the lane level. !!Porter Street, to the North, has developed from a lane into a narrow street that flanked by sidewalks, landscape and trees. With the West side of Porter being light industrial, the intent is to continue the established treatment (Porter - North of Victoria) along our development and provide safe passage for pedestrians, while providing the residents a buffer from the adjacent activity. !!An irrigation system will be provided for all soft landscape areas. Drought tolerant, tough, low maintenance plant material has been chosen to reduce the water and maintenance requirements of the landscape. Trees are proposed throughout the site to bring down the scale of the building and compliment the plant material on the ground plane to provide seasonal interest and habitat.
