Project OutlineHolanda’s Prime is an innovative building that embodies practicality, sustainability, nature, and well-being. Sophisticated and for mixed use, the building is designed to oer the best in comfort along with energy saving, state-of-the-art technologies to the 176 apartments and 27 high-end stores. The building is inspired by the largest cities around the world without forgetting the tranquility of being just 100 meters from the sea. The initial solution proposed was to use individual split systems. However, joint eorts and strong partnership between Daikin McQuay Brazil Recife Branch and the installer DPI enabled to completely revise the air conditioning and automation project to a one based on the VRV system.Location: João Pessoa, state of Paraíba, BrazilNumber of oors: 10Total oor space: 2,500m²Construction: 2016

Owner's Requirements

• To generate electricity bills according to the actual use• To enable end users and maintenance company to easily control air conditioning from their smartphone • To turn ON/OFF air conditioning automatically without manual operation• To have setpoint restriction and individual remote controller prohibition• To automatically receive e-mail in the event of a system error or failure• To reduce electrical infrastructure using VRV system instead of individual split units

Daikin's Solution

Use Power Proportional Distribution(PPD) software to gather the actual power use of each user in csv data format, and SVM to automatically generate electricity bills from that data. Centrally control time scheduling, setpoint and individual remote controller restriction by using iTM, to which end users and maintenance company can easily access via SVM to control air conditioning from their smartphones. All these functions facilitate the maintenance company’s everyday work while oering a comfortable environment to the end users.

Daikin's Solution

Replace all of the chiller systems with VRV IV which has high operation limit (49°C) and uses refrigerant cooling technology. Regarding control system, Daikin implemented iTM with PPD to simplify the power consumption analysis, and SVM to monitor the VRV system from any location via internet and local network. Regarding third-party fan control, only WAGO needed some work. The VRV system materializes the All-in-one concept. SVMPR2 as a service tool enables dealers, contractors, technical engineers, and CSMC to stay updated on the status of the AC system. If anything goes wrong, Daikin is able to respond quickly.

Anabuki Central Building is an oce building owned by Anabuki Kosan, the core company of the Anabuki Group. Anabuki Group conducts business under its corporate philosophy: Contribute to the creation of culture and history in the local society through housing and value-creating real estate business. When replacing the air conditioning system, other equipment were replaced to raise the energy eciency of the whole building to realize ZEB (Zero Energy Building).

To reduce service maintenance, which has been increasing due to malfunctions or bad condition of the air conditioning system.

Daikin checked the power usage of HVAC and the entire building, and proposed to replace the air conditioning equipment and improve the layout of the units. To make the building more energy ecient and ZEB-conscious, Daikin proposed to replace the lighting with LED because it dissipates less heat, consumes less power, and its illumance can be controlled by using iTM and DALI (dimming function). Another proposal by Daikin was the renovation of the building structure to improve the heat insulation performance. As a result, the building now requires 40% less air conditioning capacity.

Trouble

The intelligent Touch Manager can be connected to Daikin’ s own Air Conditioning Network Service System to remotely monitor and verify the operation status of VRV systems. Due to its ability to predict malfunctions, this service provides customers with additional peace of mind.

Even malfunctions dicult to identify can be monitored remotely.

Allows dispatching of service engineers without a call from customers.

*Because of restrictions in applicable areas and release times, please consult a Daikin representative separately for details.

Switch-on / switch-o and illuminance are controlled based on a schedule to cut wasteful power consumption.

Enable prompt repairs as service engineers know the cause of the problem beforehand.

What can iTM and DALI do ?

Repair

Remote monitoring by Air Conditioning Network Service System can not only prevent troubles such as emergency stop and repair,

but also lead to less maintenance overall.

Air Conditioning Network Service System*

Occupancy sensors are used to eliminate both wasteful lighting and air conditioning. When a room is unoccupied, the air conditioning is stopped, and the lighting switched o.

Owner's RequirementsThe owners live in other cities and come to the property only on weekends or on vacation. Therefore, they want to monitor air conditioning from another place.

Daikin's SolutionDaikin proposed SVM so that each owner can control and monitor their unit with their smartphone. Daikin also proposed MSM so that the installer can monitor all apartments 24/7 with a smartphone or PC. In the event of a problem or inquiry, the installer would be able to respond as soon as possible. Daikin is promoting SVM aggressively by creating, together with the installer Pratika, a local operation manual for SVM.
