With so much to do inside Trilogy’s gates, one could easily be forgiven if they rarely venture beyond the community to seek new adventures. But just beyond a few picturesque bends of the California Delta’s maze of levee roads lies a world of discovery that makes the average day trip seem like a vacation in itself. If you blink while driving on Highway 12 just 3.2 miles east of the Rio Vista Bridge (officially known as the Helen Madere Memorial Bridge we should say) you might miss the “Delta Loop” signs inviting you to turn right onto a paved road leading south. Next time, go ahead and make that turn. Then relax and take your time. Along this 10 mile drive you’ll find restaurants, marinas, lodging, and more. Don’t worry about getting lost, you’ll end up at Highway 12 again, just 6 miles from Rio Vista. THE HISTORIC TOWN OF LOCKE Step onto the 1920’s era streets of Historic Locke and you’ll swear you’ve stepped back in time.

Locke was founded in 1915 after a fire broke out in the Chinese section of nearby Walnut Grove. The Chinese who lived in that area decided that it was time to establish a town of their own. By 1920 Locke stood essentially as you see it now. Visiting Locke is like stepping back in time. Locke is no tourist trap, nor is it a ghost town. Its unusual, out-of-the-way charm is genuine. Listed on the National Register of Historic Places, visitors are welcome in Locke and there are no fees for visiting. THE GRAND ISLAND MANSION A local favorite for weddings & events, this luxurious property is frequently open to the public on select dates.

It's tempting in a community as recently built as Trilogy to assume that properly maintaining your relatively new home is simply a matter of cleaning house, cutting the lawn, and keeping your patios and walkways well swept. These are indeed a part of any well balanced home maintenance regimen, but there are a variety of other things that should be monitored closely on a regular basis in order to prevent more serious and ultimately costly problems from developing. Perhaps no one understands this better than realtors. Most home sales transactions require a home inspection report be performed by a professional inspector. Time and again these reports mention the same commonly overlooked issues which, with regular maintenance, can often be avoided. Let’s examine three of the most common of these now.

Each autumn Trilogy’s lovely and increasingly mature deciduous trees create a community wide carpet of leaves and debris. On windy days they’re virtually everywhere. It’s an inescapable condition, and gutters collect them like magnets. As they’re out of sight, many home owners may go years without ever giving their gutters a second thought.

That is until a problem arises. Physical damage to gutters caused from clogged downspouts that create heavy standing water can lead to leakage and overflow that can cause eaves to begin rotting or sometimes water to start leaking into walls. Even residents without mature trees directly on their property can be affected. Winds can blow leaves from far distant locations, but leaves aren’t the only culprit. Wind born dust and dirt that settles onto your roof and subsequently runs off into your gutters eventually builds up in thickness, creating a substrate in which seeds of various kinds can take hold and sprout. Even the thinnest layer of gutter dust can trap and hold moisture that allows mosses, mildew, insects, and other culprits to take up residence and cause problems.

Cleaning your own gutters is a potentially dangerous, messy, and time consuming endeavor. And with increased water rationing, using a hose or pressure washer can be problematic, especially if badly clogged gutters and downspouts begin to overflow onto - and into – walls during cleaning. So unless you’re confident you can do the job safely by yourself, our advice is to hire a professional to do the work. They’ll not only clean your gutters properly, but will inspect their structural integrity and check all your downspouts and related structures to see if any additional problems exist. Once your gutters are clean, regular inspections should be a part of your yearly maintenance schedule. Late fall or early winter are good times for this to be undertaken. Homes with leafy trees nearby may wish have this done twice per year, once after the majority of autumn leaves have fallen, and then again in early winter (preferably before the rainy season is in full swing) to insure that a flurry of late falling leaves haven’t reclogged the gutters or downspouts.

Gutters

Once the initial landscaping of a new home is completed, ongoing maintenance is generally in the hands of someone else. That being either the home owner or their hired gardener. The level of your gardener’s understanding of the relationship of that vegetation to your home’s integrity however, may be as widely divergent as the plants in your yard. It’s an important thing to consider, for much like the gutter issues discussed above, vegetation related problems resulting in structural damage are one of the most commonly reported issues found in Trilogy home inspection reports. Some of these problems can be very costly to repair and if left unchecked may seriously devalue your home.

Vegetation, Walls, Foundations, and Drainage

Moisture retained from plants that encroach upon or are in contact with the walls and foundations around your home tend to invite mildew and other organisms to take up residence on these surfaces. Layers of dead and rotting leaves, mulch, dirt, and other vegetative debris soon build up against the base of the foundation, slowly burying them in this moisture laden mix. Left unchecked, rot, cracking, and structural damage usually aren’t too far behind. Inspect the perimeter of your home carefully and cut back any vegetation to the extent that air is allowed to pass freely between the walls and your plants. Remove any layers of mulch, leaves, and debris along the base of the foundation. Pay special attention to the sides of your home that are in shade for much of the year. Keeping these areas clean and well ventilated reduces the chance that fungus, mold, termites, and other pests will take root there. In addition, be aware that almost all Trilogy home lots were built with back yards that slope gently away from the home to prevent rainwater from pooling against the home’s foundation. Each corner of your back yard should have a drainage grate to collect this runoff and divert it. Locate and check to see if yours are open and are kept free of debris.

Retain enough space between your home and your plants so that air can flow freely between them, and

keep the base of your foundation debris free!

HVAC Filters

HVAC stands for your "Heating, Ventilating, and Air Conditioning" system and every Trilogy Home has one. The main blower and heating unit are in your attic and the air conditioner condenser unit is a big box-like structure, usually mounted on a concrete slab at side of your home. It's important to insure that the area around the condenser unit is kept free from encroaching vegetation, dirt, and leaves. Each system incorporates an air filter that should be periodically inspected for accumulated dirt and dust and replaced regularly. These filters are easily accessed from inside your home. On older Trilogy homes they're most often found behind a ceiling grate in the hallway. On many newer Trilogy homes they may reside lower down on a wall, usually in one of your central rooms. As dirt and dust builds up on your filter it reduces airflow, causing the blower to work harder, which in turn uses more electricity, and potentially reduces the lifespan of the blower. More importantly, a clean filter helps the system to circulate cleaner air, minimizing respiratory health risks. To replace the filter, locate and open your filter grate, remove the old filter and make a note of its size and / or model which is usually printed on the filter.
