CM/GC Reporting• Nabil Haddad will notify all CM/GC project construction

teams about what information is needed to be tracked and reported.

• DBE reports and FHWA labor compliance reports do not change.

• Finals are similar but innovation tracking is required. This based on the innovations included in the project plans and how the performed during construction (time and cost). Based on preconstruction tracking developed with contractor.

Shared Risk Contingency Pool• F/A Item that acts as a project MCR line item. • Use during construction is limited to paying for risk

mitigation that could not be eliminated during preconstruction.

• Any remaining money in the pool after project acceptance is split 50-50 between the general contractor and CDOT. Incentive is to not use this pool during construction.

• Project Engineer or Resident Engineer manage the shared risk contingency pool.

QA/QC on CM/GC Projects• QA/QC on CM/GC construction is handled in the same

way we handle QA/QC on design-bid-build projects.• Construction Management, Testing and Inspection will be

through CDOT or Consultant Project Engineer and staff.

CMOs – Change Orders• Should be fewer change orders during construction on a

CM/GC project due to risk register, shared risk pool, and early contractor involvement.

• Projects may still experience change of conditions, fluctuations in market conditions, and unforeseen circumstances.

• CMO process is the same as on design-bid-build projects.

Scheduling and Disputes Resolution• Scheduling changes should be more efficient and easier

to track because of the baseline schedules developed during preconstruction.

• Updated schedules are still required during construction phase.

• Critical Path Method (CPM) schedules are carried through from preconstruction.

• Disputes and Claims should be minimized with the CM/GC delivery but is handled with the same Disputes and Claim Resolution specification as in all design-bid-build construction projects.

CM/GC Projects Only• Generally no work is added during construction.• Contractor is on-board early on in the design and is familiar

with project.• Design-Consultant is still onboard to assist in any changes.• Contractor is paid by unit prices and lump sums (new pay

items). Mainly risk pools and management fee.• Contractor gives CDOT a firm “GMP” and is at risk to meet

or beat the GMP (Guaranteed Maximum Price)• Understanding from both CDOT and Contractor on how

their processes mesh and work so that in the field problem solving and decision making is quick, efficient, and mutual beneficial.

Value Engineering on CM/GC• No Value Engineering Change Proposals are allowed on

CM/GC Construction Projects. • Value Engineer is a key element of the Preconstruction

Phase and should be maximized at that time.
