Roamingwood Sewer and Water Association Master Plan Update
CONSTRUCTION AREAS AND WORK SCHEDULING
A message from our Project Manager:
As the sewer and water project nears completion, one important fact to realize, as a property owner with an EcoTran basin, is the presence of an underground wire on your property running from the control box to the grinder pump.
Lot Number Range (as of August 2016)
1-20, 37-53, 125-133, 155-172, 174, 175, 298-315, 326-362, 407-456, 462-610, 620-669, 684-752, 820-845, 1027-1061, 1082-1103, 1126-1231, 1298-1341,
1481-1484, 1516-1571, 1592-1619, 1644-1655, 1713-1745, 1770-1773, 1807-1857, 1885-1890, 1903-2062, 2072-2147, 2264-2270, 2273-2275
CALL RS&W BEFORE YOU DIG
If you plan on excavating or performing any renovations that require earth disturbance like an addition or a deck please call RS&W to locate your wire prior to any earth disturbance. If you DO NOT contact us and damage occurs to the wire or control box, as the homeowner, you will be financially responsible for the repair costs.
The excavation work for the third and final stage of the sewer and water upgrade will continue in all parts of the South Side of the community. The installation work is finished in the west side of the community, property res-toration and street paving remain and is scheduled for the last week of Au-gust. Installation work will continue the east side with water services, sewer laterals and electric lines. The Lateral crew will continue installing on Grandview Drive, Glenwood Lane, and Roamingwood Road, Lakeview Drive E, Windemere Lane and Woodland Court. Expect delays because traffic will be detoured around construction, except when the contractor is on the sec-tion of Lakeview Drive E between Windemere and Roamingwood Road. When working in this section, Lakeview Drive East will be closed except for local traffic (people who live in this area) all others will be detoured around Lakeview West. As always, please exercise utmost caution when driving into an active construction zone. A viable option would be to utilize the North Gate by accessing Miller Road (always refer to our website for the latest map). The paving contractor is planning on patching Parkwood Dr, Cedar-wood Ter, Lakewood Dr, Underwood Ln, Maplewood Court, Greenview Court, Elmwood Court and Tarot Court. To facilitate this work localized road closures and detours will be in place which will result in localized traffic de-lays. With construction, please understand it is not unusual for plans to change at a moment’s notice. We ask that the members of the community be patient with us and respect the safety of the workers in the construction zones. When working on the roads we do our very best to utilize detours. Unfortu-nately, detours are not always available, and the best route is around the lake. Please be aware of this situation and always give yourself plenty of time to make your appointments. There are a few houses still in need of an initial inspection. If you have not met with one of our inspectors to review the project compliances and what your home requires, it is urgent that you please call the Project Management Office to schedule an appointment. Additionally, some houses that have been inspected, have not had the control box installed, RS&W Project Man-agement Office has contacted every homeowner we have on record, if you are a new homeowner and/or you are not certain if your home has been fitted with a control panel, please call the Project Management Office at (570) 698-6162 Option #2 to schedule an appointment for your house.” Miller Road Detour: To avoid detours and delays in the south section of the Hideout, closest to the Main Gate, please utilize the Miller Road detour, highlighted in purple on the map to the left. Heading southeast on Lakeview Dr toward PA-590 W, Turn left onto PA-590 E (0.3 mi), Turn left onto Miller Rd (2.2 mi), Turn left onto Avoy Rd (0.3 mi), Turn left at the 1st cross street onto Northgate Rd to enter the south section. Do you know where your home’s main water shut-off valve in located? Does everyone in the family know where it is? If
there’s an emergency, you will need to know in a hurry. The main shut-off valve to your home controls the incoming water
supply. Learn where the valve is and how to shut it off. This information should be readily available for other family members or
renters.
The main valve is normally either a round wheel or a straight handle attached to a pipe leading through the floor or the
wall of your basement or crawl space. If you have a finished basement, the water pipe may be hidden inside the wall, but the
wheel or handle of the valve should be accessible. See images below for reference:
Your house may also have a solenoid switch which is an electronic switch used to turn water on and off. They are also
used as access to drain valves for winterizing homes. It is important to know if you have one, where it is and how / what it
operates. If this switch is left on, it can continuously run water into a drain valve causing unexpected high usage.
Every home has a main shut off valve in the house. Be sure you have found the right one by turning it off briefly and
checking to see if all the faucets in the home yield no water. If they still run and DO NOT drain out, try again. This may also mean
the valve is no longer any good and will need to be replaced. In this case, you would need to have Roamingwood Sewer & Water
come out and shut off your service at the street. This can be done by calling (570) 698-6162 for an appointment to shut water off
and turn back on, for repairs. Once it is confirmed the valve is operating properly, it should be clearly labeled, and all persons
living in the house, should be shown how to operate it.
The key to fixing most plumbing issues begins with shutting off the water to the affected area. In most cases the items
that need attention, like a sink or toilet, have their own shut-off valve, usually located beneath each fixture. If it is an
uncontainable problem like a burst pipe or involves a fixture that has no shut-off valve of its own, shut off your home’s main water
valve.
WHERE IS YOUR ELECTRICAL PANEL?
In addition to knowing the location of your homes water shut-off valve, it is important to know where your homes
electrical service panel is located. In most cases, electrical panels can be found in the basement & near the electrical meter. This is
generally outside of your house, about 5ft above the ground and easily accessible.
In the event you need to drain your water heater for service or maintenance, or turn your main water valve off for an
extended period, the electrical power supply to the water heater should be turned off. These specific circuit breakers should be
clearly labeled inside the panel.
