CP&R also fully restored the historic Prospect Street masonry wall and replaced all slab edge flashings where the wall rests on the forth floor terrace waterproofing. The entire wall had to be deconstructed and re-built.
The granite coping were removed, cleaned, and reinstalled on the re-built brick masonry wall. There were wrought iron fences and gates that were built into the wall. These were preserved and incorporated back into the reconstructed wall. The building below the wall extended under the public sidewalk and this
area also needed to be reconstructed with new waterproofing to protect the interior space.
The Terrace Rehabilitation was conducted on the 2nd and 3rd floor courtyard areas. On the second floor
courtyard, CP&R removed the wood deck, replaced the membrane below, inspected and repaired the structural deck, installed a new hot rubberized asphalt waterproofing and floating architectural concrete paver
The Car Barn, built in 1895, is considered a historic landmark building, being originally home to the city’s horse-drawn trolley cars. The property is located at 3600 “M” Street NW in Washington DC and offers breathtaking views of the
Potomac River and the Francis Scott Key Bridge from its rooftop terrace and the upper level offices. The majority of the building is currently leased by Georgetown University.
The project involved the repair and preservation of the historic façade elements and installing new waterproofing systems for
the terraces that form the roof of the structure.
All of the work, that affected the historic portions of the building, had to be approved and monitored by a historic review board.
The Car Barn Facade Rehabilitation scope of work consisted of the following:

and pedestal system. On the 3rd floor courtyard, CP&R removed the planters, brick pavers, and setting bed and waterproofing, inspected and repaired the structural deck, installed a new
hot rubberized asphalt waterproofing, flashing, drain, and floating architectural concrete paver system. Lastly, CP&R replaced and repaired the 4th floor terrace pavers, roof insulation, overburden, and waterproofing.

first phase in systematically repairing all of the buildings balconies. CP&R began the project with an experienced and knowledgeable team that
quickly proved it was adept at solving problems and executing this type of repair in a professional and safe manner. The engineer, owner, and CP&R developed an excellent working
relationship over the course of the first phase. Therefore, well before the first phase
was completed, CP&R was asked to help develop a comprehensive approach to the repair of the remaining
balconies which would involve a better schedule, efficiency, and cost savings for the owner. CP&R worked with the engineer and board representative to develop a plan that would incorporate
all of these goals and provide the least impact to the residents of the building. CP&R’s contract was extended to include the
completion of all phases of
the balcony repair project.
The balcony repair sequence was executed as follows:
1. Provide swing stages for access and engineered shoring system.
2. Locate post-tension
tendons and remove concrete for an access “pocket”
The McLean House Condominium was built in 1975 and it is a high-rise residential building located in the heart of McLean, VA. The
structure is cast-in-place concrete reinforced with post-tensioning tendons that extend through the floor slabs and beams and continue through cantilevered slabs that form balconies for
the individual units.
A professional engineer was contracted by the
condominium board to evaluate the condition of the structure and particularly the cantilevered balconies that
were showing signs of deterioration. The engineer and owner contracted CP&R to assist the engineer in the investigation and prototype repair of one balcony. Based on the investigation and
prototype process, the engineer developed a repair specification package that includes performing repair work on the balconies of two
of the buildings 19 tiers. A
select group of contractors were invited to provide a bid based on the engineers specification. CP&R was selected based on the companies experience in repairing post-tensioned
concrete structures and competitive pricing.

3. Install a temporary anchor close to the building wall.
4. De-tension the balcony portion of the tendon while the tendon
inside the building remains functional.
5. Remove all deteriorated concrete including the full balcony if required.
6. Install new encapsulated end anchors, new PT strand, and
splice chuck at each tendon. 7. Install supplemental mild
reinforcing end wire mesh. 8. Form and place 4000# normal
weight concrete.
9. Remove the temporary repair
anchors and stress the new tendon.
10. Remove formwork and shoring after design strength is attained.
11. Install waterproofing deck coating at the top surface and
acrylic coating on the balcony soffit.
12. Furnish and install new aluminum railings and privacy panels.

Congratulations to Tommy Coldiron who won the inaugural CP&R Quarterly Safety Award for his jobsite safety efforts in managing all of his projects over the last quarter, a large part of which was spent on the Marriot Wardman Beam
projects 1 and 2.
The project management team of Pat O’Malley and Tommy Coldiron have executed the CP&R Environmental Health and Safety Plan flawlessly as the crew repairs and strengthens the existing concrete beams under the supervision of HITT contracting; the General Contractor for the
project. The project was audited for safety performance by the aforementioned management team as well as CPR safety department staff and outside safety consultants, PSN. For the duration of the project, no corrective recommendations were made
by the CP&R safety department or HITT Contracting’s safety department.
Remember: The CP&R Quarterly Safety Award is awarded to a Field Manager that exhibits outstanding safety performance in managing their projects during the quarter. The second quarter award encompasses April, May and June and will be
awarded in July. If multiple Field Managers qualify to receive the award a random drawing will be held to select a Field Manager to win.
It should be noted that a number of Field Managers who were initially qualified as a candidate to win the award in
the first quarter were disqualified for missing elements of their administrative portfolio (toolbox talks, field manager safety inspections, incident reports, etc.).

For the month of February, Nancy Smith was the selected EOM. “Nancy is quick to offer assistance and go out of her way to help anybody in the company. She works hard,
always says thank you, and never has anything but a smile on her face.” Our March EOM winner was Erick S. Medina who is
“extremely responsive and always performs his duties on-time and in a very professional manner. He is
professional, innovative, very experienced, and is able to give his input which is very helpful
for projects where the scope is changing and more repairs are uncovered. He sets an example of what all filed managers should strive to be.” The owners of CP&R thank all of you for all your dedication and hard
work.
