How many lots in Phase 1? Estates – 58 Lots Villas – 16 Units Casitas – 112 Units There are a total of 1,072 Units in Hidden Valley 214 of those units will not be included in the Master Hidden Valley HOA because they will be apartments or condos(see parcel labeled as “Gardens”). Approximately 858 units will be part of the Hidden Valley master plan. Approximately 50% of those will be attached units.

What is the minimum lot size? 6,000 Square feet in the Estates

How many units will you release each month? We currently plan on releasing approximately 15 units each month, which will generally consist of: Estates – 5 homes Casitas – 6 Units Villas – 2 Units

Will second home buyers be allowed? Separate reservation lists are being kept for primary and second home buyers. In the first phase, second home buyers will be limited to: Casitas – 50% Estates – 20% Villas – no limit

Will we allow basements in the Estate Homes? The Valley price on the price list does not include a basement. An unfinished basement must be added to all Estate lots that are built on lots 17-25 of the Estates at Hidden Valley. The price for the unfinished basement must be added to the cost of the home on these lots.

Is Secondary Water available? No, but we are providing secondary lines which will not be charged. At some point, St. George City may elect to charge the secondary water.

IVORY HOMES Homeowners Association Instruction to Owners Congratulations on the decision to purchase a home in a beautiful “Club Ivory” community, Hidden Valley. When you decide to purchase in a community with Conditions, Covenants and Restrictions (CC & R’s), you agreed to adhere to certain community standards that were enumerated in the attached documents. You also understand that the Homeowners Association may regulate, enforce, levy monetary fines and/or restrict access to amenities for noncompliance of the standards. The standards are enumerated specifically in the governing documents of the HOA, which include but are not limited to the Conditions, Covenants and Restrictions (CC & R’s), the By-Laws, the annual budget and the Rules and Regulations. By signing this form you agree that you have received and read the HOA documents for the community and that you agree that you will adhere to all of the provisions therein. You also agree that you will pay the fees assessed by the HOA, and that the fees may be amended from time to time. This summary page is not intended to replace any of the HOA documents, but rather to supplement and summarize some of the most common questions and issues that arise when living in a managed community. It is recommended that you read all of the documents relating to the HOA and CC & R’s and familiarize yourself with all of the provisions contained therein. 1. Changes, additions or alterations to the lot or the exterior of the home Examples of improvements that must be submitted for review include but are not limited to the following: swimming pool, tennis courts, basketball court, accessory buildings (storage sheds, detached garage structures, etc.) fencing, landscaping, decks and walls. In addition, any alterations of any kind or nature to the primary structure including changes in colors or materials, awnings, roofing, windows, porches, courtyards, etc. must also be submitted for review. Architectural designs, plans and specifications showing the nature, kind, shape, color, size, materials, and location of all exterior changes or improvements must be submitted for review and approval prior to construction. 2. Business Use. Home bases businesses are allowed under limited circumstances, and must comply with community guidelines. The prior written consent of the Management Committee is required for any type of home based business. No businesses are allowed that have employees of any kind, or that have any customers that are not residents of the community. Examples include, but are not limited to: day care/pre-schools, hair/nail salons, photo studios, auto repair, general office (i.e. mortgage, accounting, legal), call centers, etc. 3. Storage and Parking of Vehicles. The driving, parking, standing, and storing of motor vehicles in, on or about the community is strictly regulated. Overnight parking on the street is not allowed. Recreational, Commercial, and Oversized Vehicles may be stored on a properly constructed Parking Pad under certain circumstances. Eighteen-wheel semi trailers and similar oversized transportation devices are not allowed. 4. Aerials, Antennas, and Satellite Systems. All exterior aerials, antennas and satellite dishes must be approved in advance. Insofar as is reasonably possible without impairing reception, satellite dishes, aerials and antennae shall be positioned so that they are

screened from view from the street. If builder provides a stub for Satellite systems, these stubs must be used for the installation of satellite systems unless given prior approval. 5. Animals and Pets. Large animals are not allowed. No pets, animals, livestock, or poultry of any kind may be commercially bred at the Planned Residential Development. Up to two (2) domestic pets per Lot are allowed; provided, however, pets must be properly licensed and registered. Pets may not create a nuisance. 6. Signs. No signs, billboards or advertising structures or devices of any kind may be built, installed or displayed on the Property or any Lot except for a single sign with a maximum size of 2' x 2' for specific purpose of advertising the sale of a Dwelling (exterior signs only permitted in the Estates). For sale signs must be placed in the windows of all Villas and Casitas. No “For Rent” or “For Lease” signs are allowed in the community, on a lot, in or on a residence, or on common area at any time for any reason. 7. Landscaping. All Lot landscaping must be completed within twelve (12) months of closing. 8. Easements and Slopes. Easements for utilities, drainage systems and facilities, and irrigation are reserved on the recorded plat. A buyer may not install any structure, planting or other materials which may damage or interfere with the installation and maintenance of utilities, or which may change the direction of flow of drainage channels in, on or about the easements and rights of way, or which may obstruct or retard the flow of water through the drainage channels in the easements and rights of way. 9. Nuisances. Nothing may be done which may be or may become an annoyance, disturbance, bother or nuisance to the neighborhood, or which might interfere with the right of other residents to the quiet and peaceful enjoyment of their property. 10. Management Committee. Until the last home is sold and closed in the final phase of the development, the Developer reserves the exclusive, unilateral and irrevocable right to appoint the members of the Management Committee and the Managing Member. 11. Leasing of Units is Restricted. Buyers are prohibited from leasing or renting their units for a period of at least two (2) years after closing. 12. Transfer Fee. The Owner shall pay to the Association a five percent (5%) of the gross sales price on the Lot as a transfer fee if his Lot is sold (or if he enters into a Lease/Option or similar Agreement on the Lot) during the initial two (2) years after closing. 13. Fencing. The type of fencing allowed in the community is restricted to approved masonry and wrought iron. All fencing is only allowed with prior approval. Fence heights are restricted to 6’ in the rear and side yard. Front yard fencing is prohibited. All Buyers who purchase a home on a lot that includes an entry monument, perimeter fence, wall or landscaping treatment must maintain those elements and may not plant any hedge, tree, bush, shrub or other animate or inanimate object behind or in front of the entry monument or other monument, planter boxes or special landscaping.
