OverviewFine Point has provided a broad range of commercial construction services for property and business owners in the Phoenix Metro marketplace for many years. These services range from painting and custom finishes, on nearly every scale, to the renovation or restoration of properties and businesses across the valley. Over the past year we have focused on building relationships with various professionals within the commercial real estate space, as well as with several lending and financial institutions, and are very happy to announce the offering of a very comprehensive set of solutions for commercial brokers, property owners and business owners alike.

Space Remodel Solutions • Fine Point can provide end-to-end Tenant Improvement Services from
design conception to complete space build out.
Financing Solutions • 10 year loan. • Up to 100% financing depending on business cash-flow & borrower credit. • Financed monies can be purposed for remodeling costs, equipment &
furniture, 6 months working capital and also for the consolidation of existing business debt related to their respected business.

Audience
• Fine Point can provide end-to-end space build-out solutions from design conception to complete space build out. We can also build-out in accordance to the corporate architectural and design mandates of a master franchisor.
Space Remodel Solutions
• 10 year loan• Up to 80% financing of the total project
cost depending on the credit & financial condition of the borrower
• Project costs can include space design & build-out, equipment, furniture, soft costs, franchise fee, working capital for 6 months and closing costs.

Scenario 1 – Business owner wants to remodel or renovate their current commercial building / property
Audience – Business owners who own the building(s) where their current business is located and who want to remodel, renovate or expand the size of their commercial building(s).
New Design & Build-out Solutions – Fine Point and our partners can provide complete new design concepts and renderings for the renovation as well as all of the rough & finished construction related services involved.
Financing Solutions • 25 year loan – this requires at least 51% of the financed funds to be used for the owned
real estate – dirt and/or building • Up to 90% financing (the value of the land could represent the other 10% owner equity
depending on whether it if financed or owned outright) depending on the credit of the borrower
• Financed monies can be purposed for the project build-out, soft costs, equipment, furniture, closing costs and paying off any existing business related debt they may have.

Construction & Build-out SolutionsFine Point and our partners can provide end-to-end construction solutions for any build-to-suit project starting with the architectural and design plans and continuing through to the completion of the finishing details of the interior design elements.
Financing Solutions • 25 year loan – this requires at least 51% of the financed funds to be used for the owned real estate – dirt

Conventional Commercial Real Estate Project FinancingScenario 1 – Land or Property currently owned
Financing Solutions • 15 – 24 month interest only lease-up & construction phase loan at
75% of the lesser of the project’s LTC (loan-to-project cost) or post build-out LTV… if land has been owned by borrower for at least 2 years, the current land / building value can stand in for the owner(s) 25%
• Existing debt secured by the existing land / building(s) can be payed off with the new loan
• $12 million loan cap• Pre-leasing is required that would cover 1x debt service• After project build-out and lease stabilization, a mini-perm loan of
up to 5 years – P&I based on 20-25 years amortization – would be available with a 5 year balloon payment / call.
Audience – Commercial land & building owners looking to make capital improvements (additions, renovations, restorations, etc.) to their owned land and/or buildings
Construction and Build-out Solutions – Fine Point and our partners can provide end-to-end construction solutions for any build-to-suit project starting with the architectural and design plans and continuing through to the completion of the finishing details of the interior design elements.

Conventional Commercial Real Estate Project FinancingScenario 2 – Land or Property not currently owned
Audience – Commercial real estate investors looking to finance a not-currently owned project
Construction and Build-out Solutions – Fine Point and our partners can provide end-to-end construction solutions for any build-to-suit project starting with the architectural and design plans and continuing through to the completion of the finishing details of the interior design elements.
Financing Solutions • Maximum loan at 75% of the lesser of the project’s LTC (loan-to-project cost) or post build-out LTV • $12 million loan cap• Loan up to 5 years – P&I based on 20-25 years amortization – would be available with a 5 year balloon payment / call.• The build-out / project development cost portion of the loan would be advanced over the build-out phase… typically between 15 –
24 months
