    Dear All, It is with great excitement as ever, that the team and I bring to you our April auction catalogue. For the East Midlands Region of Town and Country Property Auctions.

    Leading on from the great success of our February auction. Cindy and Nic’s family is ever growing. Town and Country property auctions East Midlands is privileged to be favored with instructions to conduct many more auctions across the U.K. for the franchise.

    This includes my team taking over coverage of the South East and Outer London area going forward into 2020 and beyond.

    Also, in addition we are in the process of establishing our East Yorkshire auction department covering Doncaster and North East Yorkshire.

    As planned, we move to our new head office on Canal Street Nottingham in the second week of April.

    All of which means the team will be in attendance at over 20 auctions over the remainder of this year.

    It has been an incredible start to the year which appears to have continued thought out Q1.

    We present to you our fantastically diverse catalogue of 40 lots. Our team have undertaken well in excess of 200 new viewings in the past few days and we have some great pre auction offers already tabled.

    Touching on important issues to us all nationally speaking. Covid 19. Is at the time of writing my notes a significant consideration for us all and our families. One which may even threaten the event itself. With this in mind, we can only prepare to react and see what the coming two – three weeks may bring.

    However, rest assured we are prepared. If we are unable to use the ballroom at Colwick Hall Hotel and for any reason it becomes impossible for us all meet at the auction. Then our auction will be Live streamed over the internet from our office on the auction evening.

    Speaking briefly of the macro-economic situation that leaves the whole world in. With both the Federal reserve and The bank Of England interest rates at a all time low we should look to turn adversity into opportunity and stick with Property or Gold.

    I would also like to take this opportunity once again to thank Geoff, Lloyd, Nic and the whole team at Town and Country head office in Chester and Wexham for their continued support and the incredible opportunities we are building together.

    INFORMATION FOR BIDDERS AND BUYERS ON AML ID REQUIREMENTSUnder the Money Laundering, Terrorist Finance and Transfer Of Funds (Information on the Payer) Regulations 2017 (”the ML Regulations”), we are obliged to carry out more extensive verification checks than has previously been the case.

    We will need to see evidence of Identification for (i) the successful buyer; (ii) and, if different from the buyer, the successful bidder; (iii) and, if different from either of those, the provider of funds for the deposit and/ or the Buyer’s Fee if appropriate. If you bid as agent or representative for the Buyer, you will also need to provide us with written evidence of your authority to act in such capacity. The table below sets out a guide to the identification documents usually required. If the capacity in which you propose to purchase is not shown, please discuss with a senior member of our auction team as soon as possible before the auction. We may in addition to requesting documentary evidence undertake third party electronic identification verification which may leave a ‘soft footprint’ on your credit file.

    Please note that in order to ensure we fulfil our statutory duties under the ML Regulations, the Auction Conduct Conditions (available to download at www.townandcountrypropertyauctions.co.uk/ east-midlands) enable the contract to be ended if required documentation is not supplied.

    At registration for the auction you must provide 2 forms of ID, one photographic and one proof of residence that is dated within the last 3 months (a list of acceptable ID documents can be seen below).

    AUCTION DO’S & DON’TSThe Do’sDo think ahead we hold regular auction sales with a catalogue printed some weeks in advance. For your copy please contact the auction department.

    Do go through the catalogue carefully; each property carries a brief description. Read our details thoroughly, it will help you identify the properties you are interested in.

    Do investigate what the property is likely to fetch. The Auctioneers usually give a good guide price but this may or not be an indication of what the property might sell for.

    Do go and have a look around any property you are interested in. You will see the viewing arrangements in the catalogue. Simply ring your local auction office.

    Do take legal advice. Buying at auction is a firm commitment and carries the same legal implications as a signed contract by private treaty. In most cases we have copies of legal documents in our possession.

    Do get a copy of the Auction Addendum sheets. These are distributed around the auction room. These contain any late amendments, information or alterations.

    Do leave time to get a survey done, if required. Your mortgage finance may be reliant on the results, not to mention your peace of mind.

    Do organise your deposit before the auction. We ask for 10% deposit once the property is knocked down to you, payable on signing contracts on the day of the auction. Your bank or building society should be made aware of this. The balance of the monies will be due within 28 days on completion of the sale.

    Do remember you will also be required to pay the CONTRACT DOCUMENTATION CHARGE of £600 Plus Vat for each lot purchased. In addition your chosen lot may attract buyers premium. Please check with the auctioneers.

    Do feel free to make a bid prior to the auction. It is possible that in some instances the seller may agree a sale prior to auction.

    Do make sure the Auctioneer has your bid by clearly indicating with catalogue, hand or buyers number.

    Don’ts Don’t assume that all properties in the catalogue will be offered on the day of the sale. Some may be withdrawn, and some may be sold prior to auction. Check with us the day before the auction to clarify the latest position.

    Don’t assume that the property you purchase will be insured. If you are successful always check to make sure your purchase remains insured.

    Don’t panic. Our auctioneer understands the pressure that first time auction buyers can experience in the sale room and will be as helpful as possible.

    Don’t be late. It is useful to get some knowledge of how sales are conducted by seeing other lots sold.

    Don’t come without identification. We will need to see proof of identity when you pay your deposit (see money laundering regulations rules within the catalogue)

    Don’t worry if you are unable to attend. You can buy a property at our auction by telephone or by proxy if prior arrangements have been made.

    Don’t give up if the lot you are bidding for fails to make its reserve as it may be that the seller will decide to accept your bid later. Make sure you leave your details with us should this happen.

    Don’t lose track of the lot numbers, some of the property’s sell very swiftly.

    Don’t expect long drawn out formalities. We shall have your copy of the contract made very soon after the hammer falls. Simply tell our staff your personal details, sign the contract, pay your deposit and contract documentation charge. You will receive the memorandum of sale there and then

    Don’t let people put you off the idea of buying at auction. With the right forward planning and research you will find an auction a speedy simple way of buying a property.

    HELPFUL DEFINITIONS OF AUCTION TERMSConditional auction sales (non within this catalogue) When the gavel falls the buyer must:• Exchange contracts within 28 days • Complete the purchase within an additional 28 days of the exchange.• Pay a refundable £5,000 deposit.• Pay an administration fee of £ 840 (inc VAT)

    Unconditional sales When the gavel falls the buyer must:• Exchange contracts on the fall of the hammer. Special conditions may apply.• The sale must be complete within 28 days.• A 10% deposit must be paid subject to a minimum of £5,000• Pay an administration fee of £720 (inc VAT)

    Conditional (Buyer’s Premium)When the gavel falls the buyer must:• Pay a non-refundable 5% plus VAT Buyers Premium (to a minimum of £3,000 inc VAT)• Exchange contracts within 28 days.• Complete the purchase within an additional 28 days of the exchange.

    AUCTION QUESTIONS Guide price and reserves A reserve price is the price given to the auctioneer by the vendor and this is their lowest acceptable sale price. This figure is confidential at all times between the vendor and the auctioneer.

    The guide price may not always be the same as the reserve price. The guide is an indication given by the auctioneer at the time of undertaking the market appraisal. If the guide price is a single figure then the reserve may be up to 10% in excess of this.

    Whilst every effort is made to ensure that the advertised prices are up to date. It is possible that the reserve price set for any lot may exceed the previously quoted guide price. This is because the seller may fix the final reserve price just before the Lot is offered for sale.

    The difference between conditional and unconditional auctionAn unconditional auction is otherwise known as a traditional auction and is what most people understand an auction to be. – The property is sold at the fall of the hammer.

    At Town and Country property auctions the conditional auction method which is sometimes used gives both party’s 28 days to exchange contracts following the fall of the hammer providing both sellers and buyers with a fixed time scale (normally 2 months).
