2013 was a very good year for the Colorado Chapter of the Appraisal Institute!

A primary goal this last year was to launch thenew Candidate for Designation program. I believewe have an excellent start for this endeavor. Atthe installation banquet in January we had twocandidates present, a very disappointing number.The chapter hosted several question and answersocials throughout the year with growing num-bers of candidates attending. In November therewere 82 candidates present for the candidatemeeting that included Ken Wilson, MAI, SRA,2014 AI National incoming president. We cur-rently have 137 candidates for designation. Theyhave all been assigned to advisors.

We welcomed eight new designees into thechapter this year! Congratulations to you for thehard work and diligence it took for you to reachyour goal! We look forward to getting to know you!And hopefully, you will encourage those candi-dates coming through the path behind you. Youhave the most recent experience and knowledgeto offer those in the designation journey.

Our education offeringswere very successful andwell attended this year. Our“home grown” seminarswere pertinent to our mar-ket and were very informa-tive. We had more socialtime to get to know oneanother.

I have been very fortunate during the year toassociate and get to know several of our mem-bers. I am very impressed by the quality of ourmembers. We have members that are doing exter-nal valuation studies and writing articles forrelated publications, members who are workingwith our local MLS online services offering sug-gestions for inclusions that are helpful to apprais-ers, members serving on the Colorado Board ofReal Estate Appraisers, members serving onAppraisal Institute Regional and National commit-tees. Additionally our members are so willing togive their time and energy to serve on our chaptercommittees and board of directors.

My presidential year has gone by quickly. (I hadseveral past presidents tell me it would). To say ithas been a rewarding year is so understated. Ihave been warmed and surprised in so many pos-itive ways. Many thanks to the board of directorsand committees that made this year so enjoyable!You stepped up with originality and eagerness!Our chapter is strong because of you.

To those of you who are yet to get involved inthe Colorado Chapter of the Appraisal Institute,please know that friendship and camaraderieawait you! We need your ideas and input to makethe chapter even stronger, and we welcome you!Please feel free to contact any of the officers orSherry, our executive director. There is a commit-tee who needs you!

Colorado Chapter members,

I would like to take thisopportunity to thank you forallowing me to act as your2014 President. I am hum-bled to be in the position tofollow the great leadership

we’ve had at this chapter. As president I will con-tinue to support the tremendous efforts that our2013 president, Karen Tool, SRA, has made tofoster the Candidate for Designation program.

As many of you know the Appraisal Instituterecently implemented a new Candidate forDesignation program. The program was imple-mented to insure that our organization is based onmembers who strive to be the best valuation prac-titioners in the appraisal profession. To that end,the organization will now be focused on the fos-tering of Designated members. The membershipgoing forward will include Designated Members,Candidates for Designation, Practicing Affiliates,and Affiliates.

• Designated members will be required tocomplete some advanced education as part ofthe continuing education process.

• The Candidate for Designation will have acertain time frame to complete the require-ments to become a Designated member.

• Practicing Affiliates will have a certain timeframe to become Candidates for Designation.

• Affiliate membership will be open to thoseinterested in property economics but do notprovide any services defined by the Code ofProfessional Ethics, like appraisal, appraisalreview, appraisal consulting, and real prop-erty consulting.

The Appraisal Institute web site (www.appraisalinstitute.org) has a comprehensive presentationand explanation of the Candidate for Designationprogram. The role of an Advisor is also explained.Briefly, Advisors are Designated members whovolunteer to monitor and encourage Candidatesthrough the designation process. This role has aminimum requirement of just four phone calls,emails, or visits each year, with the Candidate forDesignation.

At the chapter level we must continue to createprograms that encourage and support those seek-ing designation. This could be through socialgatherings, becoming an Advisor, creating studygroups, and so on. Our chapter, to date, has beensuccessful because of the efforts of the Candidatesand our leadership, including committee chairsand members.

Part of this effort, I believe, must include usingthe resources of our senior membership. Ourchapter is blessed with a wealth of knowledge andexperience. Although many long time membersare active, there are others who may not haveattended a chapter function or gathering for sev-eral years. I am not asking that a senior memberjoin a committee, volunteer to head a social gath-ering, and so on; but rather attend a function,seminar, or gathering. Inevitably, their presencewill enhance our chapter and the institute as awhole. In addition, we have a great field of newdesignee’s, and those seeking designation, who Ibelieve the senior membership would be proud towelcome into the organization.

I was asked by a Candidate: “What’s the payoff?How is the designation going to benefit me?” Inmy stumbling fashion, I explained how having thedesignation opens doors to assignments I mightnever have been considered for. It enhances myearnings, and I get the entrée to other profession-als for advice and referrals. Maybe in other pro-fessions, the practitioners are more sociable, butappraisers cannot claim that trait. Still, there iscamaraderie among appraisers that I relish.(Maybe I am such a hermit that when I get out insocial situations, I am overjoyed just to talk tosomeone. I tend to overdo it and talk and talk...)

These answers either did not convince theCandidate, or he was skeptical, or it did not regis-ter in his world of experience. I’ve seen thisbefore. We talk up our designation and it seemsout of reach for many of our fledgling appraisers.

So I’ve thought of a new angle. This is what Iwish I would have thought to say. (I never think ofthe right thing to say until after the moment ispast.) I would have said:

“So, when you write your appraisal report, whoare you writing for?”

The likely answer is “my boss”, or “my client”.“Who else are you writing for?” I query.A little time passes, the Candidate answers: “His

boss.”“And who is that?” I press.“The loan committee, if it’s a lender, or the

underwriter, or the judge or jury, or the CEO … Idon’t know. What’s with all these questions?”

“I’m leading up to the answer, you’ll see. So youwrite for the decision maker, right?” says I.

“Yeah”, says he.“Who else?”“What do you mean, who else?”“Who does that decision maker report to?”“Well, let’s see … The CEO reports to the board

of directors, the loan committee and underwriterreport to the bank examiner, and I guess the judgeor jury report to appellate courts.”

“And they represent the public. So you write forthe public.”

“Yes, I guess I do.”“So you should be writing with the public in

mind. Not that you should dumb your report downto be understood by anyone in the public; thereare appraisers to review your work that would beinsulted if you did that. But it’s the public we ulti-mately write for. Now, who else do you write for?”I persist.

Long silence. No answer.“Yourself!” I volunteer. “You write for yourself!

Every appraisal report is a teaching and a learn-ing experience. Every report is an expansion ofyour conscious professional growth. Your reporthas to meet your own standards before it is shownto anybody else. Now, you are good at what youdo. You know that. You want your work to meetthe best standards of your profession. That’s whatmakes it a profession. Your peers judging yourwork must be at the top of the business to be wor-thy of reading your work. And once acknowledgedby your peers, you are at the top of your business.There is no end to what you will do when youwrite for yourself.”

“I have a short story to share. I had lunch oneday with my daughter and my nephew. This is thedaughter fhat flunked 9th grade. She had all A’sand B’s in 7th and 8th grade and basically didn’tshow up for 9th grade. Yet, she pulled her adoles-cent life together and walked with her high schoolgraduating class. It was years later when I hadthis lunch with her and my nephew. You mustunderstand my nephew (a bachelor with no chil-dren, but a very intense family man) makes it hisbusiness to know all of his extended family. Hehas a very direct interviewing style and shockspeople into candid truthful answers to verypointed questions that other people are too shy toask. If you want to now your family, just positionyourself near him when he starts in with his ques-tions. So at this lunch, he asks his cousin, mydaughter: ‘What turned your life around?’”

“She answers: ‘When I stopped doing things formy parents and started doing them for myself.’Now that’s the point I’m trying to get across. Now,450 elementary school students troop through herart class every week. There is no end to what youwill do when you do it for yourself.”

Yeah, I wish I had said that.

CHICAGO (Nov. 6, 2013) – Bonnie D. Roerig, MAI,of Denver was recognized today as the AppraisalInstitute’s November “Volunteer of Distinction”for Region II.

The Appraisal Institute is the nation’s largestprofessional association of real estate appraisers;Region II consists of Colorado, Iowa, Kansas,Missouri, Nebraska, Oklahoma, South Dakota,Utah and Wyoming, as well as Manitoba andSaskatchewan, Canada. Roerig is a member of theColorado Chapter.

“Bonnie Roerig is an outstanding representativefor the Appraisal Institute,” said AppraisalInstitute President Richard L. Borges II, MAI, SRA.“We’re proud to have individuals like Bonnie whocontinuously strive toadvance the valuationprofession while alsoserving their local com-munities.”

Roerig served on AI’snational board of direc-tors from 1995-1996, aswell as on a variety ofnational committees.She was Colorado Chap -ter president in 1990,vice president in 1989and treasurer and sec-retary in 1988. She servedon the chapter Board ofDirectors from 1985-1991 and as co-chair ofthe Admissions Commit -tee from 1983–1984. Shejoined the Appraisal In -sti tute in 1974 and re -ceived her MAI designa-tion in 1981.

Roerig has been an appraiser at AppraisalServices, in Boulder, Colo., since 1974. She hasbeen involved in the realestate valuation profes-sion for 43 years. Shereceived a bachelor’sdegree in speech and amaster’s degree in com-munications.

She has applied formembership in Daugh -ters of the AmericanRevolution.

In September, Chapter President Karen L. Tool,SRA and Alternate Regional Representative Lisa K.Desmarais, SRA met with Anne Li of CFED, whichhas a 30-year record of working toward expand-ing economic opportunity for low- and moderate-income Americans. CFED was in Denver to con-vene 100 leading practitioners and policymakersfrom around the nation to discuss manufacturedhousing at the 2013 I’M HOME National Retreat.

Tool and Desmarais were interested to learnthat one aspect of I’M HOME’s multi-prongedefforts relate to expanding affordable, long-termmortgage finance for owners and buyers of man-ufactured homes. Toward this end, I’M HOMEpublished two ground-breaking studies, onecalled Real Homes, Real Value: Challenges,Issues and Recommendations concerning RealProperty Appraisals of Manufactured Homes,and the other analyzing the performance of $1.7billion of MH mortgages that found that manufac-tured home mortgages performed comparably to,and in some cases better than, similar portfolios ofmortgages on site-built homes.

CFED also shared itsDenver Data Snapshot and Denver PolicySnapshot analyzing the role and policy environ-ment for manufactured housing in the Denvermetro area.

Now, CFED and its I’M HOME partners areexploring the possibility of designing and imple-menting a pilot program in Colorado to test someof the recommendations to improve the appraisalprocess for manufactured homes. A possible pilotmight combine enhanced appraisal trainingand/or tools with an affordable, long-term mort-gage product with incentive pricing for EnergyStar® manufactured homes.

FRANK BYRNES, MAII was raised in Pocatello, Idaho and Craw -fordsville, Indiana. I graduated from DePauwUniversity in 2001with an EnglishLiterature major,spent a couple ofyears in Indian -apolis, and movedto Colorado in2003 because Ihad some goodfriends here.

In 2006, I startedworking at DYCOReal Estate afterChad O’Hair – aDePauw alumnus – got me an interview. Sincethen, I have worked at DYCO Real Estate, a coupleof other fee-appraisal firms, and an assessor’soffice. I’m currently with Pinnacle Valuation andConsulting.

I’m married to a wonderful and very allergicwoman – so no pets. My hobbies are guitar,drums, hiking, traveling and mountain biking.

I would like to thank my wife for tolerating mycapstone-induced profanity over the summer andmy parents and parents-in-law for believing that Iwas actually studying on those trips to Starbucksduring the holidays.

I would like to thank everyone I have workedwith for their encouragement, data, and happy-hour invitations; especially Chad O’Hair, KarlKnipling, Doug Agne, Mark Federer, Ryan Cronin,Leigh Henn, Jean Willis-Brown, Larry George,and Carlos Gauna.

BARRY JOHNSON, MAII was originally raised in Pittsburgh PAbefore moving to Colorado to attend the4-1 real estate and MBA program at theUniversity of Denver. After graduationfrom the MBA component of the programand spending 2 years working at theDenver IRR office, I moved to New YorkCity for several years working as a com-mercial appraiser in Manhattan. After a

few years in the city, I missed the weather and therecreational activities of Colorado so decided tomove back to Denver permanently.

Christian Goodwin and Brad Weiman, bothMAI’s of Integra Realty Resources Denver initiallyhired me as an intern while I was attending DUafter undergraduate graduation and over the twoyears I was here before moving to NYC, as well assince I came back in 2010, have taught me muchof what I know today about commercial appraisal.While in New York City Ray Cirz, MAI and MattKrauser of the Northern New Jersey IntegraRealty Resources office were also very influentialin my development as a commercial real estateappraiser. I also have to credit Ray Cirz with giv-ing me the opportunity to spend several months inthe Kingdom of Saudi Arabia, overseeing valua-tion of all real estate assets for the Kingdom’slargest telecommunications provider, without histrust and guidance I would have never had such agreat opportunity to see and work in that part ofthe world.

The lessons that I would like to pass along is tobe diligent in your research, put in the time toprovide the highest quality product and try tonever make the same mistake twice.

My plans are to continue at IRR for now, maybeone day down the road open up an IRR mountainoffice

I recently got engaged to Danielle Gibson onNovember 26, 2013. She, as well as my parentsand coworkers have been extremely supportive inmy path to designation. She has also been tremen-dous in accepting the long hours and sometimesgrueling schedule the life of an appraiser with

deadlines and a heavyworkload can present.Our two cats, Diamondand Capone, also pro-vide a great source ofentertainment when Iget home after a longday’s work.

My hobbies are skiing,golfing, cooking, travel-ling, and cheering onthe Pittsburgh Steelersand Pirates.

If you’ve already taken care of your fingerprintrequirements, then there is no need to read fur-ther. If you haven’t, then please be aware that PSIdoes not offer electronic delivery of the prints.The CBI (Colorado Bureau of Investigation)informed me that only the Arapahoe CommunityCollege location in the Denver area has the capa-bility to transmit the prints electronically to theCBI. The PSI locations take the fingerprints elec-tronically, but then transmit them to one of theircentral locations where they are printed on hard

copy and then mailed to the CBI; this takes longer.I had my prints taken at a PSI location onSeptember 30th, and by December 2nd, the CBIhad still not received my prints. I then had myprints taken at Arapahoe Community College onDecember 3rd, and by December 4th, the CBI hadreceived the prints, completed their search andsent their clearance notice to the Division of RealEstate. If time is of the essence to you, then PSImight not be the best choice.

Arthur H. Anderson of Westminster, CO was bornon April 13, 1920 in Angelholm, Sweden and diedat age 93 on May 20, 2013 subsequent to a fall. Hiswife Connie (nee Redding) of 34 years and theirson Derek survive him.

Arthur arrived in New York City at the age ofseven with his parents Agda and Nils Andersonand his sister Greta and was brought up inBrooklyn, NY. He attended Brooklyn schools,including Brooklyn Technical High School, andBrooklyn Polytechnic Institute. He received hisB.S. degree in Banking and Finance in 1954 on theG.I. Bill after having served in the military as anavigator in WW Two in the Army Air Force. Healso attended NYU graduate school for seven yearsin night school and completed all his courseworkin business administration towards a master’sdegree. From 1954 to 1963 Arthur served in the AirForce reserves. Arthur was a Licensed Real EstateAppraiser in New York and in Colorado. He wasalso an Independent Fee Appraiser as well as aCertified FHA Fee Appraiser from 1980 to the pres-ent. Since 1955 he has been a member of theSociety for Residential Appraisers. He worked forthe U.S. Dept. of Housing and Urban Development(H.U.D.) from 1957 to 1978. Arthur combined hisbackground in real estate with his skills as an

entrepreneur in owning and operating several

properties in Colorado withhis wife Connie for over threedecades.

Arthur was unique in hisability to socialize with all dif-ferent kinds of people. He wasa penultimate communicator, in person and onpaper. His ability to express himself on paper waspassed on to his daughter Carol, who finally, afterseveral false starts, earned a Master’s Degree inLiterature in 2010. Art was able to solve any and allof life’s challenges and problems by having sur-vived the Depression, by thinking things out byhimself, and by educating himself on any topic thatwas necessary to function successfully. His prob-lem-solving skills, his general competence in somany areas and his open-arms approach to lifehave been passed on to his children and grand-children. In addition, Arthur loved sports. As ayoung man, he played ice-hockey semi-profession-ally, loved handball, and swam like a fish. In mid-dle age, he took up jogging, racquetball and skiing.All of his family and friends will miss Arthur terri-bly for his indomitable spirit, drive to succeed,eagerness to face life’s challenges, his willingnessto bond closely with everyone and, even in his lasthours, his refusal to feel sorry for himself.
