Vendor Insight College Farm is a charming, Grade II Listed farmhouse that lies on the fringes of the attractive and much sought after Cambridgeshire village of Ellington. It is not only one of the largest properties within the village,

but it is also one that is steeped in history. The main timber frame section of the house was originally built in the 15th Century, and was most likely used to house cattle during the winter months while the owners lived in the accommodation above. By the 17th Century the property had been purchased by Trinity College, Cambridge, and was rented out to tenant farmers, one of whom was the brother-in-law of the famous diarist Samuel Pepys, who is believed to have visited the house on a regular basis.

Although originally known as Trinity College Farm, it was renamed just College Farm in the 1950’s and continued to be the main farmhouse to the farm with the same name, until the present owners moved out in 2005, following which it has been rented out on long term lets until earlier this year. During the late 1800’s and early 1900s the property was greatly extended, and when the current owners purchased the house back in 1967 it underwent a major and extensive refurbishment programme which was to take almost 12 months to complete. More recently extensive work has been carried out to maintain and repair the exterior of the property, it has also been fully re-wired and a new oil fired boiler has been installed along with a new water tank. Internally, however, it is something of a blank canvass that is crying out for new owners to come in and really put their stamp on it.

Each of the main living areas and bedrooms are wonderfully spacious, with the lounge being particularly large and thus providing the perfect space for both relaxing and entertaining. There are period features throughout, which give the property both character and charm, and an easy flow makes it an ideal house for modern family living. This is indeed a wonderful home, and subject to listed building and planning consents, it has the huge potential to be improved further to perhaps incorporate areas of open-plan living and even a self-contained annexe. The sizeable grounds, which extend to almost 1 acre, are a particularly wonderful feature of College Farm. The garden has been beautifully landscaped to incorporate ‘rooms’, which provide sunny and shaded areas to sit and relax, and beyond this is a large expanse of private woodland which also serves to shield the property from the road.

College Farm occupies a location that not only benefits from being surrounded by mile upon mile of rolling countryside, but in terms of convenience it would be terribly hard to better. The picturesque village of Ellington is said to have an extremely nice pub and the village club, which was set up by the residents, hosts a variety of events, including fish-and-chip nights, bingo, quiz nights and even afternoon teas. There are a plethora of lovely towns and villages nearby, including Huntingdon and Grafham with its well known reservoir and sailing club, and the transport links are second to none, making it the ideal location for commuters. College Farm offers the perfect platform to someone who is looking for a project, and offers them the opportunity to be part of the future history of the building by way of adding their own ideas and designs. It is ready to embrace and welcome in the new owners in the next chapter of its wonderful historical life.
