DIRECTIONS From the centre of Machynlleth take the A487 northwards Dolgellau and Aberdovery. After just over ½ mile turn left onto the A493 towards Pennal and Aberdovery. After around 3.8 miles you will arrive at the hamlet of Cwrt. At the end of the village take the unclassified road forking to the right signposted Happy Valley. After around 600 yards take the hard track branching to the right. DESCRIPTION Coed Y Gelli is a predominantly commercial woodland situated close to the stunning Dovey Estuary near Machynlleth, in north east Wales. The holding occupies a steeply sloping site, with a mainly south easterly aspect. Soils are loamy and free draining, overlying siltstone and mudstones. The majority of the original 1960s coniferous crops have now been felled, with the exception of a small patch of Norway spruce in compartment 4a. There is also an area of mature native broadleaf, occupying around a third of the site, in the northernmost compartment. This section of the woodland is designated as Ancient Woodland. The remainder of the holding has been felled and replanted in 3 main phases; 2013, 2015 and 2019. The earliest restock plantings were carried out with broadleaves, which have established well, and are being supplemented by natural regeneration. The 2015 and 2019 restocking phases have been carried out with a mixture of commercial conifer species including Sitka spruce, Douglas Fir and Norway spruce. Growth of the 4 year old Douglas fir in compartment 5a is very good and illustrates the favourable growing conditions the site can offer.

The newly planted (2019) Sitka spruce and Douglas fir areas are fully stocked with A17 and Luzette improved stock respectively, offering the prospect of gains in performance over standard planting material. Maintenance requirements over the current growing season will be met by the current owner up to the point of sale The holding enjoys good access via a hard track suitable for HGVs to around the mid-point of the woodland from where a series of unsurfaced tracks radiate out to all parts of the property. The majority of these would be passable with a 4-wheel drive vehicle and provide easy access on foot to prospective purchasers. From the upper reaches the property commands stunning far-reaching views out over the Dovey estuary. Overall, the property should attract buyers in search of commercial property capable of long term capital growth.
