Metropolitanrental marketTHE LATEST REIV vacancy rates confirm that there was no significant change in the availability of rental homes in metropolitan Melbourne in June.
The rental vacancy rate in June was 1.5 per cent – still very tight and with no significant improvement envisaged in the short term.
The level of rental vacancies contracted in the inner city and outer suburbs.
Within four kilometres of the CBD the vacancy rate dropped from two per cent in March to 0.9 per cent in June.
Within the suburbs between four and 10km from the CBD the vacancy rate eased from one per cent in March to 1.3 per cent.
The vacancy rate also eased in the middle suburbs from 1.7 to two per cent and contracted in the outer suburbs from 1.7 to 0.8 per cent.
Some REIV Members have advised that the period of time in which a rental property remains vacant has increased and it will be interesting to see if this translates into an improvement in supply and an easing of rental increases.
The rental vacancy rate in regional Victoria changed slightly from 1.1 per cent in March to one per cent in June, continuing a trend that has seen a fewer vacancies in regional Victoria than in the city.
The vacancy rate has remained below one per cent in Bendigo for over a year and is now 0.4 per cent, the same as in March.
The availability of vacancies has improved in Geelong from 0.8 per cent to 1.3 per cent over the quarter, and in Ballarat there has also been a minor improvement from 0.8 to one per cent.

She describes her approach to her career as a passionate for the local industry and evident passion for her career.
As the winner of the Geelong region award, Hayley is now eligible for nomination for the REIV state Young Achiever of the Year, which will be presented in October.
THE RELEASE of Warralily’s first park and creek frontage home sites last Saturday had buyers camping out on site to ensure they had first pick.
Stage 2A, consisting of 27 exclusive home sites including allotments fronting Warralily’s conservation reserve and Armstrong Creek parklands, were sold on a ‘first in, best dressed’ basis.
Warralily sales and marketing manager Crystall Mousios said the strong demand was also seen in Stage 1 when home sites sold out on the first day of release.
“Buyers were keen to secure these home sites, all of which overlook or are a short stroll from the conservation reserve, Armstrong Creek park lands and Warralily’s extensive walking path network that will connect residents to nearby schools, cafes and shops.”
“We have provided a marquee, heaters, barbeque facilities, toilets and security guards to help make the camping experience more comfortable, she said.
Ken Oliver, Geelong father of four and Warralily Stage 2A number one ticket holder, said he had been
happy to camp out to make sure his family didn’t miss out on the home site they wanted.
“We have been looking around for a while and when we saw Warralily we decided that this was the place for us. We like the location near the beach, the community infrastructure and the fact that open spaces and trees will be maintained throughout the development.”

WRECK OF THE ‘JOSEPH H SCAMMELL’ CONT.: Extracts from ‘History of Torquay’ by James A Baines 1938The deckhouse now assumed a new role. The history of the Joseph H Scammell, and the seaside cottage “Scammell House” in Pride St, Torquay. The scroll-work of the wrecked ship’s quarterdeck is retained as ornamentation on the verandah, and many fittings bear the ship’s inscriptions. The narrow door gives ingress and egress to the old saloon, the living room on the lower floor of this double decker cottage. Portholes provide light in the north & south walls. All available fittings and timbers were secured from the wreckage to fit out the cottage. Some relics were stolen, but the atmosphere of the ‘ Joseph H. Scammell ervades the building.
