Marketing of your property
Owners preparation for visits and offers to purchase What to do or not to do, to say or not to say, should you stay in the house? I will take the time with you to go through the best procedures to adopt during the visits, how to conduct with potential buyers and to receive offers to purchase. It is a strategic step that will allow you to be more relaxed and at ease during visits. It is also an important step toward the negotiation process. Property Listing presentation to the neighborhood I will personally go to meet many of your neighbors to present your property listing so that they can participate in the sale of your property. They know the neighborhood, they might have friends or family relatives who would like to m ove here. By giving them the information , they are in a better position to mention it to these people. Open Houses A successful open house has to be planned. The Open House sign will be installed the Wednesday preceding the Sunday open house. Many additional signs will be placed appropriately to guide potential buyers towards the property. I will arrive half and hour in advance to finish the last preparation. All my documentations, includ-ing statistics on ACTIVE, EXPIRED and SOLD properties will be available for consultation in order to convince the visitors that this home is very well priced considering all it has to offer. Personal distribution of Open House Invitations to the neighborhood As of the Friday preceding the Sunday open house, I will invite your neighbors personally to visit your property. Guided by the detailed descriptive listing, they will have the opportunity to know your property quite well to diffuse its merits to their friends and family members. Listing on Broker’s Caravan This is like an Open House for real estate agents. It is a golden opportunity for them to effectively discover what is available on the market. We cannot predict the number of agents coming to visit but the ones that are coming will be more suited to promote the sale of your property. Use of a "Lock Box" The decision to put your property on the market has an impact on your quality of life. If a visit was scheduled and you have accepted to be home, you will feel somehow "tied" to your home when you might need to leave for something urgent or sudden. The use of a "Lock Box" is a wonderful device to free you from visit commit-ments and yet still allow visits to take place. The marketing process becomes then much more accessible and pleasant. Negotiation We have taken the time to formulate a complete evaluation of the market price of your property. All elements are taken into consideration and nothing is left to chance. The analysis is solidly documented. We will use a stra-tegic negotiation process where the time factor plays a primordial role. You will appreciate then how this posi-tioning will protect your sale price.
Creation of a full color property brochure In order to present all your property’s features and benefits and to ensure that your property stands out in the market place, a high-end color brochure will be produced. Focus will be put on HD pictures and inviting and ac-curate description. This brochure will be handed out to the neighborhood and use during Open Houses. Creation of an electronic version of your property brochure An electronic version of your property brochure will be made. We are using the same technology used by Mercedes-Benz. This e-brochure will be made available to all our contacts and posted in many social media. You will have a copy that you can share with all your friends. Use of QRC on all our printed material A QRC (Quick Response Code) will be generated and will direct potential buyers to the electronic version of your property brochure. QRC is a new technology that allows users of smart phone to access your e-brochure or your property website. Mass Email A professional mass email presenting your property and underlying all its features and benefits will be send to thousand of brokers in the area. I will not wait for them to discover that your property is for sale. I will force this information to them to increase your property’s visibility. I can also make this email available to all your con-tacts. Constant close liaison I will be in constant close contact with you all along the marketing process of your property until the final phase with the notary. It could be stressful to sell one's property, however I am always there to answer any questions you might have. I adopt a pro‐active approach to eliminate surprises. Building Inspection An offer to purchase has been accepted. Everybody is happy. Do you know how many agents complain they lose offers to purchase due to inspection? Naturally the owners are equally seriously affected. My approach is, in-stead of just being present for the inspection and being informed of its results, I follow the inspector along the way for the whole inspection, hence I will hear his comments and see everything he shows the buyer. Conse-quently, I am in a position to defend strongly your interests. Furthermore, my cellular phone will be turned off during the inspection so I can dedicate all of my attention to the protection of your interests.
