    The ever-changing environment of commercialconstruction offers exciting breakthroughs intechnology and materials, but it is not withoutsome heartburn. Today, owners, architects, andcontractors face many challenges in the design and

    construction of their projects. Challenges such asusable space, indoor air quality, energy efficiency,maintenance costs, building longevity, and theLEEDprogram all come to the forefront of thedesign process. When considering the solutions tothese challenges, the type of HVAC system chosendirectly affects each one.

    uSable SpaCe

    It has been said that the reason real estate grows

    in value is because no one is making any more. Ascities continue to grow and spread out, the valueof maximizing usable space becomes increasinglyimportant. When selecting an HVAC system, youpositively or negatively impact the usable spaceon a project. As an example,VAV (Variable Air Volume)systems utilize complicatedductwork systems alongwith extensive equipmentrooms to deliver conditioned

    air into the building space.Additionally, VAV ductsystems many times requiremore ceiling height which increases floor-to-floor space thus increasing building costs. Bycomparison, ClimateMaster Water-Source andGeothermal Heat Pump systems require little tono equipment room space and use a very simple,compact, and independent ductwork system.

    As important as the actual temperature of abuilding space is, the quality of air within thatspace is equally important. The American Societyof Heating, Refrigerating, and Air ConditioningEngineers (ASHRAE) has implemented Standard62, which requires significantly higher amounts offresh outdoor air for buildings. The challenge nowbecomes how to properly introduce, condition,and deliver this fresh air into the building space.Traditional options like two- and four-pipe Fan Coilsystems must be up-sized significantly to handle theadditional conditioning load.     New innovations offer longer life expectanciesfor todays buildings. You should expect the samefrom the HVAC systemsbeing placed inside thesebuildings. However, when itcomes to longevity, not allsystems are created equal.Complex chillers and airhandling systems often havea large number of movingparts that will wear outover time. Water-sourceand geothermal heat pumps offer the advantageof very few moving parts. Fewer moving partslower the occurrence of parts replacement andextend equipment life. This simplicity of designallows ClimateMaster systems to provide averagelife spans of 20 years or more.     many CHoiCeS, one SoluTion

    When choosing a HVAC system for a project, thereare four basic types from which to choose.

    fan CoilS

    Fan coil systems are comprised of water-to-air coil airhandlers connected via a two- or four-pipe insulatedwater loop. Fan coils require complex chillers andboilers to provide water loop fluid in a particulartemperature range (i.e. chilled water for coolingand hot water for heating). Two-pipe fan coils havea major disadvantage as control is substantiallylimited to whatever mode the system is currently setat (i.e. cooling or heating). A four-pipe version canbe installed that requires both chilled and heatedwater to be available at the same time. Four-pipesystems also require twice the piping and twice thecirculation equipment of a two-pipe system, whichmakes a four-pipe system one of themost expensive systems to install.

    Variable air

    Volume (VaV)

    Variable Air Volume, or VAV, is oneof the most common types of HVAC

    systems used in large commercialbuildings today. A typical systemis usually comprised of a large airhandler, central ductwork system,and a relatively large equipmentroom. Conditioned air is distributedthroughout the building via a centralductwork system and is regulated viadampers in each space. VAV systemstypically have a higher first cost thanwater-source heat pumps, and may

    have similar operating costs, resultingin overall increased life cycle costs.

    roofTop

    Rooftop systems are similar to VAV systems in thatthey use a central ductwork system to distributeconditioned air into the building space. However,instead of one central unit, the system is comprisedof multiple units which can be tasked for differentconditioning requirements. Rooftop systems usuallyrequire additional structural reenforcement as wellas cranes or other lifting equipment to place theunits. Control in a particular zone is limited to whatthe system is currently set to (i.e. cooling or heating).Rooftop installation costs are low to moderate, butoperating costs are typically 50% higher than water-source heat pumps. Additionally, the systems areexposed to the elements and are subject to damageand vandalism.

    waTer-SourCe andgeoTHermal HeaT pumpS

    Water-source and geothermal heat pump systemsare comprised of individual packaged unitsthat transfer heat via a single- or two-pipe water

    loop. Each unit can be used in either heating orcooling mode year-round and loop temperature ismaintained via a boiler/tower combination or earth-coupled loop. Each zone has complete control of itsheating/cooling mode and each unit is independentfrom the others. This means if one unit goes down,the whole system is not af fected. Controls can be assimple as one unit, one thermostat. Water-source andgeothermal heat pump systems are the most energy,cost, and space efficient of any system inthe industry.

    waTer-SourCe HeaT pumpS

    Water-Loop heat pump systems combine water-source heat pumps on a common piping loopwith a heat rejector and boiler, which are used tomaintain the circulating water temperature within

    a controlled range, typically from 60F to 95F[15C to 35C]. The most common heat rejectorsare open cooling towers with isolating heatexchangers, closed-circuit evaporative coolers, ordry coolers. Boilers are usually gas, oil, or electric.

    Each zone heat pump utilizes the water loop toprovide heating or cooling at any time, during orafter hours, regardless of the operating mode ofthe other heat pumps. This is accomplished without

    duplicate heat and cool distribution systems,without the double waste inherent in reheat modes,and without concurrent operation of the coolingsource and boiler, unlike most HVAC systems thatprovide the same capabilities.

    Water-loop heat pump systems also operate veryefficiently at part-load conditions, such as whena small portion of the building remains occupiedafter hours. Only the required zone heat pumpsare used, unlike systems that must keep a large

    central plant in operation at an inefficient scaled-back capacity in order to serve a small portion ofthe load.

    A typical building has a perimeter with outsideexposure that is directly affected by variableoutdoor weather conditions and a core withoutoutside exposure that is almost unaffected bythe weather. In order to understand the energysharing benefits of a water-source heat pumpsystem, the interaction of the loads in the core andperimeter zones must be analyzed for occupied

    periods (internal gains present) and unoccupiedperiods (temperature setback/setup and littleor no internal gains) throughout the year. Forillustration, the following are the main energyconsuming operating modes of an office building

    in a temperate climate.

    Summer oCCupied

    All zones require cooling and are rejecting heatinto the water loop. The heat rejector maintains themaximum water loop temperature according to apredetermined setpoint (fixed or outdoor reset).The boiler is off.

    winTer warm-up

    During recovery from night setback, most zoneswill require heating and will be extracting heatfrom the water loop. The boiler maintains theminimum water loop temperature according to apredetermined setpoint. The heat rejector is off.The warm-up period is typically one hour or lessper day.

    winTer oCCupied

    Most core zones will require cooling because ofthe internal heat gains discussed previously. Mostperimeter zones will require heating. Because heatis being simultaneously rejected into and extractedfrom the water loop, both the boiler and the heatrejector remain off much of the time. The inherentsharing of energy within the water loop minimizesboiler and heat rejector operation and providesmaximum system efficiency.

    As an example of how water-source heat pumpscan handle a variety of different applications, thebuilding shown to the right is a fictional bronzestatue foundry company in the midwest portion

    of the United States. The first floor comprises theirproduction floor and office space. The secondfloor of the building is reserved for future use.The cooling tower and boiler work as needed tomaintain an average loop temperature between 60to 95F [15 to 35C]. Water-source heat pumps canefficiently operate in either heating or cooling modeunder these conditions. This gives individual andspecialized zone control for maximum comfort andthe ability to change operation modes as needed.

    A mixture of units in heating mode and unitsin cooling mode create a constant temperaturein the water loop. In Balanced Mode, t hereis no need for heat injection or rejection viathe boiler or cooling tower. The heat is simplymoved from one zone to another.

    geoTHermal SySTemS

    These Boilerless/Towerless heat pump systemsuse the natural thermal properties of the Earthto dissipate or capture heat for the water loop.Geothermal heat pumps operate in an identical

    fashion to water-source heat pump units. However,without the need for a boiler or cooling tower, theysave substantial energy costs and space. The waterloop system is underground and the units are insidethe building. Thus, the environmentally friendlygeothermal system preserves the architecturaldesign of a building naturally.

    geoTHermal earTH loopS

    Geothermal Earth Loops come in several different

    configurations depending on space availabilityand soil properties. Chances are at some pointyou have either stood over, or walked across ageothermal loop field. Loop fields can be locatedunder parking lots, landscaped areas, or anynumber of other locations. All earth loops usehigh-density polyethylene pipe to circulate eitherwater or an antifreeze mixture. All joints andconnection fittings are thermally fused to preventleaks and most piping comes with a 25 year orlonger warranty.

    VerTiCal loopS

    Vertical loops utilize bore holes drilled to anaverage depth of 250 feet. Once the looppipe is inserted into the bore, it is groutedusing a Bentonite mixture for maximum thermalconductivity. When space is limited, verticalloops are the most common type of geothermal

    loop installed.

    HorizonTal loopS

    Horizontal loops utilize trenches dug to an averagedepth of four to six feet. As one of the more costeffective loops to install, horizontal loops arecommonly found in open fields, parks or underparking lots.

    lake loopS

    Lake loops utilize a slinky assembly ofgeothermal loop piping placed at the bottom ofa pond, lake, or other large body of water. Anextremely cost effective loop system, lake loops arean easy alternative if the option is available.

    well SySTemS

    Most commonly known as Open Loop, wellsystems pump water out of a nearby body of wateror water well, and then discharge the water intoanother body of water or water well. Well systemsusually employ a plate heat exchanger inside thebuilding to keep the building water loop separatedfrom the well water. This prevents any contaminatesfrom affecting unit performance and extends systemlife. Well systems are often the most efficient as

    the well water is always at the same temperatureyear-round.

    Using the same building model, the cooling tower andboiler are replaced with a geothermal vertical loopfield. Identical in overall zone operation, the buildingbenefits by having less overall equipment and reduced

    operation costs. Building aesthetics are also improvedby eliminating outdoor equipment, and additionalspace is gained by eliminating the boiler and additionalsupport equipment.

    Sound

    Prior to the adoption of the 260-2000 soundstandard there had been no standard for theevaluation of water-source heat pump soundperformance. Also, those manufacturers who didgenerate and publish their own sound data, didso in their own labs making it difficult to havethe data independently certified and accuratecomparisons were therefore, impossible. Nowthat a standard has been established, it is criticalto compare the data correctly. If data fromtwo manufacturers is compared using differenttest procedures, results are not comparable.ClimateMaster has tested its product line for bothducted discharge and free inlet air combinedwith case radiated tests. Comfort has never beenso quiet with our intelligent sound design. Ourproducts use a variety of technologies to maintainour lead as the quietest units in the industry.

    Climadry reHeaT

    Continuing to lead the industry in IAQ (Indoor AirQuality) solutions, select ClimateMaster units areavailable with an innovative method (patented) ofreheating the air. The ClimaDry microprocessor-

    controlled option will automatically provide 100%reheat by adjusting the amount of reheat capacitybased upon supply air temperature. This newapproach to reheat provides dehumidified, neutraltemperature supply air, while eliminating the problemof overcooling the space when loop temperaturesdrop. All components are internal to the unit,saving space and keeping installation costs low.A simple humidistat or dehumidistat control activatesthe option.

TheTranquility Compact Series has an extendedrange refrigerant circuit, capable of groundloop (geothermal) applications (may requireoptional extended range insulation), ground water(geothermal) applications, as well as water loop(boiler-tower) applications.
