welcome remarks from the homes tour committeeThe Fort Worth Chapter of the American Institute of Architects (AIA Fort Worth) welcomes
you to our sixth annual AIA Fort Worth Homes Tour presented by Pier 1. The AIA is proud to
be a part of the first annual Open Doors/Open Gates Weekend. We hope that you will enjoy
seeing our five tour homes as well as Historic Fort Worth’s six Hidden Gardens.
This has been an incredible year in the residential building community, and as a result our
committee was faced with a challenge to narrow down the tour to just a few homes. This year’s
event features five Fort Worth Homes designed by Fort Worth Architects. The selected homes
cover a wide variety of architectural styles, project types, and budgets, representing a cross
section of lifestyles, each designed specifically for the client.
The process of design is unique for each architect. The final projects as you see them today are
the result of hundreds of hours of collaboration between the archtiect and the homeowner, the
architect and their consulting teams and the architect and the contractor. With design time
ranging from three months to three years and construction ranging from nine months to two
years, each home has multiple stories for you to learn about this weekend. As you visit each
home on the tour, we want to encourage you to ask questions to the design architects and our
sponsors. If you would like to hear more about each home or purchase architectural sketches
from our AIA members, be our guest tonight (Saturday May 18th) at 7pm at WeWork Clearfork
at our Tour Talks and Auction for our “A House For...” Exhibit.

ecause and mission Proceeds from the Homes Tour support the Fort Worth Chapter of the
American Institute of Architects (AIA Fort Worth) programs and scholarships. Over 500 members
strong, AIA Fort Worth works to promote the value of architecture to the public, and unify the
membership in service and growth of the profession. Our Home Tour’s mission is to celebrate the
process of design and educate the community on the benefits of working with an architect.
tour hours Saturday May 18th, 12pm to 6pm & Sunday May 19th, 12pm to 6pm
tour talks & a home for auction Saturday May 18th 7pm to 9pm. All tour attendees,
sponsors, homeowners and committee members are invited to our Saturday evening event.
admission Tour tickets are $25 the weekend of or $10 to visit an individual home. Children 10
and under are free with a full priced ticket. The wristband will provide attendees access to the homes.
Please wear your wristband all weekend to gain entry into the homes and Saturday evening event.
attendee rules 1. Please remove your shoes or wear protective booties as requested at each home.2. No cameras or photographs are allowed inside the homes (this includes cell phone cameras). 3. No food or drink may be taken inside the homes.4. Do not open cabinets, closets, drawers, or refrigerators or sit on furniture.5. Do not enter areas that have been closed or blocked.6. Turn off or mute cell phones while in homes. Please take calls outside.7. No smoking is allowed inside the homes or on the property.8. Rest rooms in the homes are not for public use, no public restrooms are available on the tour.9. Parents must hold children’s hands at all times and strollers will not be allowed in homes.10. Please follow signage regarding parking. Do not block driveways or walk on lawns /landscaping.11. No pets allowed.

project descriptionWhen a fire destroyed their Park Hill home, the homeowners
decided to rebuild in a way that better reflected their lifestyle
and took advantage of the property’s hilltop views. They
desired a home that included the flexibility to display their art
collection and could accommodate their fundraising events.
The architectural team anchored the 8,700 square foot design
with a gallery space. This double height space connects the
front entry to the backyard garden. Two cross axes are
used to arrange the home’s formal and informal functions.
Glass walkways in the library and gallery allow filtered light
to flow through the space. The limestone exterior continues
into the interior of the home, while Shou Sugi Ban pinewood
symbolically echoes the property’s charred past.

architects’ notesThis home is a great example of the added value an architect
brings to the design process. Working with the homeowners, the
team located existing artwork and selected new furniture pieces
to replace those lost in the fire. We were also able to design
the flow of the house to suit the owners’ living and entertaining
needs. In addition, outdoor spaces were designed for the owner,
a landscape enthusiast, to design and install the home’s new
landscape and to protect as much of the original. One of the
challenges for this project was to create a new home that
incorporated the existing pool and pool house, which survived
the fire.
sustainable design elementsThe following are energy saving elements incorporated in this
home: Geothermal heat pump HVAC system, energy efficient
windows, bamboo flooring, new house was rebuilt primarily
in the former homes’ footprint to allow all existing trees on
the lot to remain, re-used existing concrete drive and utility
connections and re-used irrigation system.

project descriptionThis Fairmount condominium is 3,200 square feet and is part
of the renovation of an existing, 1925 building: The College
Avenue Baptist Church Annex. The architects’ design intent
for this endeavour was to save as many important interior
and exterior elements as possible including warehouse steel
windows, winding wood stairs, and rough masonry. The new
features inserted were smooth, modern, and monolithic,
creating an abstract mix between existing and new. The
renovated building consists of a small commercial office
space on the ground floor, interior parking in the place of
the old swimming pool, and seven rentable lofts. The loft on
the tour is occupied by the building owner. This multilevel
residence features a rooftop deck with downtown views.

architects’ notesThis project revitalized an empty building and turned it into
a thriving mixed-use building that positively contributes to
the Magnolia business district and Fairmount community
by hosting ministry and university events. Changes to the
exterior building included an accessible ramp/stair/railing,
a garage door, two entry doors and one thousand new
insulated window panes installed into the existing steel
windows. The owner’s loft is on multiple levels which allows
for a dynamic entry that houses a powder and guest suite.
The kitchen, dining, and living room are open on the main
floor. A second floor mezzanine contains an office and the
master bedroom suite.
sustainable design elementsThe following features were included in this renovation:
energy efficient HVAC system, low-E window glazing,
Energy Star Appliances and Reuse of existing materials.

project descriptionThis newly constructed 1,850 square foot home is an example
of modern infill construction that respects the context of an
established neighbourhood. The vernacular form of the gable
roof and typical site layout of side drive with rear garage allow
the home to nestle among the neighbouring homes, while the
modern detailing provides a subtle shift in style. The architect
was approached by a developer looking to design and build
a spec home, and at the same time, they knew of a young
couple looking for something unique in the neighbourhood.
Introductions were made and the architect was able to
design a house for the developer, but based on the needs of a
known client. This minimized the developer’s risk and allowed
for a full design experience for the homeowners.

architect’s notesCollaboration amongst the architect, client and contractor/
developer was the key element to the sucess of this project. The
architectural team provided all selections based on a restricted
budget. Simple, cost effective, readily available materials were
utilized to achieve this. Waxed concrete floors, simple subway
and hex tiles, and monochromatic drywall throughout provided
a simple, clean, and cost effective finish out. Off the shelf
products included light fixtures, the kitchen island countertop,
guest bathroom vanity, and locally sourced windows and
cabinents. All projects have constraints that can be utilized by
the archtiect as a design opportunity.
sustainable design elementsThe following features were included in this home: broad porch
overhangs, compact building footprint, preservation of existing
trees, and reflective color choice (white) for exterior of home.

project descriptionSet apart from the main house, a yoga room and a music
room are linked by a breezeway. This 820 square foot
bungalow serves as guest quarters. Windows and doors were
sized and positioned to provide glimpses of earth and sky.
An oak tree was memorialized, where it once existed, with
a marking on the floor. A landscape, inspired by Japanese
gardens, joins everything back to the main house. Ipe wood
is used as a thread to connect everything in the form of low
enclosures. The structures were designed to perch above the
landscape. Clerestory windows with broad overhangs create
a nighttime lantern effect and landscape lighting illuminates
the path between old and new. Every detail of this project is
meticulously designed, coordinated and constructed.

architect’s notesThe design is reminiscent of a dog-run typology, common to
Texas vernacular architecture. This connected style provided
a comfortable bond between the primary uses – yoga and
art. The landscape component includes a terrace, a set of
boundary seat-walls, and a refurbished grilling island tying the
new spaces back to the existing house. The position of the new
addition was dictated by the desire to minimize the disruption
to existing trees and to create a respectable distance between
new and old. The landscape was devised to connect things. The
IPE wood cladding of the new addition is in contrast with the
existing brick veneer house. A retractable bed is located within
the yoga space to accommodate guests while the music room,
fitted with a piano, can serve as a dance space.
sustainable design elementsThe following features were included in this home: broad roof
overhangs, IPE wood, spray foam insulation to maximize
envelope efficiency and smaller HVAC.

project descriptionThe site is situated on the banks of the Trinity River with a
commanding 180 degree view of almost 200 acres of heavily
treed flood plain. A low water crossing provides the soothing
sound of water. The site has over 18 feet of fall from the
existing street level to the rear property line with a half dozen
mature trees. Native Texas materials and plants are integrated
into their natural surroundings. The upper level, positioned
at the street level, provides space for main living functions
(kitchen, living and dining) along with the master suite and
garage. The lower floor has a living space positioned between
2 bedrooms. The 7,600 square foot home was designed by
the architect for himself and his wife using details, materials
and consultants he has garnered throughout his career.

architect’s notesA variance to the setback was required to set the main body of
the house behind the trees as there was no room between an
existing retaining wall at the street and the trees. Wall spaces
were provided strategically around the space for the owners’ art.
sustainable design elementsThe following features were included in this home: preserved
existing mature trees for shade protection, geothermal air
conditioning and water pre heat, drought tolerant landscape
materials located strategically, drip irrigation in select locations,
electronically monitored thermostats with remote operation,
stone sourced from Texas stone quarry in Big Springs for
exterior cladding, hardwood exterior cladding and deck materials
sourced from a sustainable tree plantation, insulated glass
window systems with shades that can be remotely adjusted,
foam encapsulation, and 4’ roof overhangs.
