A: Roof area shown on Sheet A1.3 North of grid line 2.1 and between grid line G and H showing no slope is not in the scope of this project.

02-03 Plan Holder Question Q: Detail R03/A6.1 calls out 2" extruded rigid insulation. Section 07550 Paragraph 2.03 B specifies Type VIII expanded insulation. Please clarify.

A: At detail R03/A6.1 noted extruded may be extruded; expanded insulation may be used as long as it meets densities specified in 07550-2.03B of the project manual.

02-04 Plan Holder Question Q: Section 07550 Paragraph 3.07 identifies walkway installation. Since we find only one roof hatch and no access ladders or doors identified, are we to assume Walkpads are required at roof access hatch only?

A: In reference to Section 07550, 3.07 only walkpads are required extending three feet out on three sides of the roof hatch located above the mechanical room, omitting the hinge side of hatch.

02-05 Plan Holder Question Q: Detail 7/A6.4 shows existing roof below new RO4/A6.1. RO4

sheet A6.1 calls out multiple layers of insulation for slope. The remainder of roof area that interfaces detail 7/A6.4 is called out as RO3 which requires new moisture resistant gypsum board and Ice & Water Shield be installed beneath re-used 6" rigid insulation. Detail B/S7.0 shows installation of new 2x6 joist over framing. Will the new gypsum board and Ice & Water Shield be required under existing roof insulation at new 2x6 joist framed deck per detail 7/A6.4? Please clarify.

A: On sheet A6.4 detail 7, delete reference to note EXISTING ROOF and replace with EXISTING ROOF TO BE REMOVED. Ice and Water Shield shall be installed as the vapor barrier noted in Roof Type R04.

02-06 Plan Holder Question Q: Please reference plan pages A4.3, 4.5, 4.9, 4.10, 4.11. Please provide the material finishes for these cabinets. It appears some are Cherry veneer and some are laminate, but it isn’t specified very clearly. There is a counter top self edge detail (7&8/A4.9), which can be done in wood or solid surface, but cannot be done in laminate. Please clarify what is desired for the laminate counter tops?

A: All modular casework shall have laminate finish (color selected per architect during submittals). Contractor shall assume 4 laminate finishes on job.

Per the details on A4.10 casework in Seating-106 Bookstack-114 shall be trimmed with Cherry wood trim and cherry veneer plywood at perimeter of each built-in unit. Bent plywood reading cubbies in Bookstack-116 shall be Cherry wood trim and cherry veneer plywood.

02-07 Plan Holder Question Q: There is a counter top self edge detail (7&8/A4.9) which can

be done in wood or solid surface, but cannot be done in laminate. Please clarify what is desired for the laminate counter tops?

A: This ‘knife edge’ countertop profile is available per the following two companies;

1. PacWest (Anchorage) Dan Golden-Collum: 907-351-9121 (Represents Westmark)

2. ISEC (Seattle) John Daveport: 425-488-1333 (Represents TMI)

The desire is for the countertop to have a factory finished preform edge, seamless with the countertop surface laminate.

02-08 Plan Holder Question Q: Section 08800 Glazing - 2.02,A and B – is calling out for

insulated glass make up of Caribia tint exterior and Sungate 500 on the 3rd surface of the interior glass. Section 2.02, D – 1, 2 & 3 is calling for Low E on the outer glass (2nd surface) and Low E on the inner glass (3rd surface). Do you want Caribia Tint over Sungate 500 Low E or Sungate 500 Low E over Sungate 500 Low E?

A: Caribia Tint over Sungate 500 Low E.

02-09 Plan Holder Question Q: Section 08410, 2.02, A calls out for Single glazed entrances, 2.02, B. Calls out for double glazed entrances. I know that all the exterior entries requiring glazing get insulated glass. Are all the interior entries receiving single pane glass?

A: All glazing thicknesses shall be installed per opening schedule on page A2.4 of the contract documents.

02-10 Plan Holder Question Q: Please see Division 2-Sitework, Section 02200, Part 3 Execution, 3.01 Construction Surveying. Part B refers to Section 01800. I am unable to locate that in the specs. The project is lump sum, are earthwork quantities going to be required?

A: Earthwork quantities shall not be required because the job is lump sum. Section 02200, Part 3 Execution, 3.01 Construction Straking, Part B shall be omitted.

02-11 Plan Holder Question Q: Are the existing masonry walls fully grouted? In particular the CMU walls that get removed

A: We only have plans for part of the original structural. In those plans fully grouted walls are not specifically called out. There is a possibility that walls are fully grouted, but existing data does definitively state the existing walls are either fully grouted or not fully grouted.

02-12 Plan Holder Question Q: Does the owner pay for special inspector and testing? A: Delete the following sentence from Volume 1, General

Conditions, Article 10.1.1 “Owner will provide any special testing or inspections required by the contract documents”

In the Project Manual Section 01400-1 B replace item B with the following:

B. The Contractor shall provide all facilities, labor and materials necessary for all soils compaction testing, concrete and masonry grout material testing (Slump, Air, Strength and Temperature) and Ultrasonic welding Inspection of complete joint penetration groove welds in moment frames required by the Contract Documents. All costs for tests required by the Contract Documents shall be paid for and coordinated by the Contractor. Contractor shall notify the Owner’s Representative at the same time he notifies the testing agency for upcoming inspections or tests required by the IBC. The

presence on, or absence from, the Contract work site of any Owner’s Representative shall not relieve the Contractor of his responsibilities for requirements of the Contract. Contractor shall submit proposed testing agency information and qualification for the Owner’s Representative approval within 14 days of construction contract execution.

02-13 Plan Holder Question Q: Please verify bearing for concrete beam (F/S8.1) near grid J & 4

A: The concrete beam (F/S8.1) is a cantilever beam and does not bear on anything at grids J & 4. The concrete beam is attached to the new 8” concrete wall on grid line 4. The continuation of the beams rebar into the wall is outlined in detail F/S8.1.

02-14 Plan Holder Question Q: Please clarify what form liner finish is desired – 3/A5.1 A: See Project Manual Section 03300- 2.02 F, for Form Liner

Spec. 02-15 Plan Holder Question Q: Please clarify finish on concrete circulation desk 2/A4.6 A: Concrete circulation desk shall be finished with a

Smooth Rubbed Finish. 02-16 Plan Holder Question Q: Can the circulation desk be installed as pre-cast? A: Construct the circulation desk with footings as shown in

the Contract Documents. 02-17 Plan Holder Question Q: Please identify any areas to receive colored concrete.

A: No colored concrete on project.

02-18 Plan Holder Question Q: Specification section 12302 calls out options (A) Wilsonart Laminate and (B) ABET LAMINATI. Please clarify what colors are needed where on the project as there are no laminate colors specified and no finish schedule.

A: Architect shall select laminate colors during submittals. Contractor shall assume 4 colors of laminate on project with finish ‘Wilsonart #90 Crystal’ or equal.

02-19 Plan Holder Question Q: What type of coverage does the city have in place? A: The City has property insurance coverage that is

effective during renovation and expansion.

02-20 Plan Holder Question Q: Does the owner have builder’s risk coverage in place? A: No.

02-21 Plan Holder Question Q: If the owner does have builder’s risk coverage in place is it

not provided to the contractor? A: The owner does not have builder’s risk coverage in

place.

02-22 Plan Holder Question Q: Typical for all countertop edges on the project (corian and laminate) are not available. Please advise.

A: Laminate countertop edge is available in factory ‘knife edge’ per the following two companies;

02-23 Plan Holder Question Q: Drawing A4.5, Detail 1 In this detail it shows a countertop/furniture below the upper cabinets. We assume there is no contractor provided tops or cabinetry not shown on Detail 4 and 5 of this page.

A: Countertop and base cabinet casework shown on 1/A4.5 under upper cabinets shall not be in scope of work. These items shall be FF&E.

02-24 Plan Holder Question Q: Drawing A4.11, Detail 6 See attached drawing. In the area circled there is a small return between the upper cabinets and the soffit. This is typical throughout the drawings for this area. Is this area required to have p-lam on all sides of this return? If so what p-lam should be used in this area. Please advise.

A: Reveal (return) above upper cabinets as well as the freeze board soffit above (per 2/A4.5) is p-lam to match cabinetry p-lam finish. Architect shall select laminate colors during submittals. Contractor shall assume 4 colors of laminate in project scope with finish ‘Wilsonart #90 Crystal’ or equal.

02-25 Plan Holder Question Q: Drawing A4.9, Detail 8 On the edge profile of the countertop (typical) we are unable to find a supplier in North America for this type of edge. Please advise an alternate profile or information on where to find the drawn profile.

A: This ‘knife edge’ countertop profile is available per the following two companies;

Is the countertop in this area laminate or solid surface? A: The countertop finish is Laminate.

02-27 Plan Holder Question Q: Section 06651, Part 2

In the specs and drawings there is no color called out for the solid surface areas. Since the different colors vary in price significantly please advise what color is to be used.

A: Architect shall select solid surface colors during submittals. Contractor shall assume Corian pattern from ‘Private Collection’ with ‘matte/satin’ or equal finish, in project scope.

02-28 Plan Holder Question Q: Drawing A4.3 Detail 3 and 4 and Drawing A4.9 Detail 5 and 6 On A4.3 Detail 3 the overhead view for the cubbies it shows radiused edges on the sides, which appears that the cubby will be 2 feet deep at the top but then would be a foot and a half deep on the sides. Detail 5 and 6 on A4.9 only show the 2’ dimension. Please advise.

A: Bent Plywood frame shall be 2’-0” deep at the top and both sides, typical. 5/A4.9 and 6/A4.9 are correct.

02-29 Plan Holder Question Q: Drawing A4.3 Detail 3 and 4 and Drawing A4.9 Detail 5 and 6 On A4.3 detail 4 it appears that the benches in the cubbies are U-shaped but on detail 5 and 6 of A4.9 it shows the bench coming out 2’. Please provide top view of bench to clarify

A: The bench seat extends past the 2’-0” deep plywood frame. The cushioned sides of the bench are flush with the 2’-0” deep plywood frame and the same height as the back cushion per 5/A4.9 and 6/A4.9.

02-30 Plan Holder Question Q: Drawing A6.2, Detail W50 and W51 On these two details it calls for there to be a 3-5/8 metal stud 25 ga on 24”o.c. It also shows a wood 2x8 bottom plate. Please clarify.

A: On Sheet A6.2 wall type W50 and W51, replace “5/8” GYPSUM BOARD EACH SIDE OF 3-5/8”x 25 GA METAL SUTDS AT 24” O.C.” with “5/8” GYPSUM BOARD EACH SIDE OF 2”x 8” WOOD STUDS AT 24” O.C.”

02-31 Plan Holder Question Q: A6.1, A6.2 and A6.3, Section 09250 All the wall types call out for 24” spacing on the three drawings. In spec section 09250 it calls out for 16” on center. Please clarify.

A: All framing spacing shall be installed as defined in the drawings, issued as part of the Contract Documents.

02-32 Plan Holder Question Q: A6.1, A6.2 and A6.3, Section 09250 All the wall types call out for 25 ga metal framing. Spec section 09250 calls out for 20 ga metal stud framing around doors. This is not shown on the drawings. Please clarify.

A: All walls shall utilize framing as defined in the drawings with the exception of providing 20 ga studs at door openings.

02-33 Plan Holder Question Q: Section 05400, 1.01 A-1 In this section it calls out for non-load bearing studs to be 16 ga. Please advise.

A: In Section 05400- 1.01 A-1 of the Project Manual, replace line 1 with “Non-load bearing formed steel stud and joist framing.”

02-34 Plan Holder Question Q: Drawing A2.3, Finish Schedule, RM 113 The wall finish is called out to have type W4 which is a stone wall. It does not show a stone wall on the elevation drawings for this room. Please advise.

A: In Seating Area-113 the west wall finish shall be W1.1.

02-35 Plan Holder Question Q: Drawing A2.3, Finish Schedule, Walls In the walls it shows W2.1,W2.2 and W2.3. W2.1 andW2.2 just say wall covering out next but it does not clarify which type. There are three different wallcovering types in the specs. W2.3 also does not specify which mural. Please clarify.

A: Please refer to Section 09720 for W2.1 (Wallcovering 1) and W2.2 (Wallcovering 2). The wallcovering pattern shall be selected from the three patterns listed during submittals. Contractor shall assume all three are the same price of 18$ a square yard. Refer to Section 12110 for W2.3 (Vinyl Wall Mural). Option 1 & 2 refer to the two manufacturer options provided to the contractor. Contractor shall assume the following; the custom digital image mural shall be $5.67 a square foot. The west wall of Bookstack-116 shall have 250 square feet of wall mural and 120 square feet of IPS 40 paint finish.

02-36 Plan Holder Question Q: Section 07550, 2.07E Please confirm this is really what is desired.

A: This shall not be a project requirement.

02-37 Plan Holder Question Q: Section 07550,1.01A, Drawing A1.3 In the spec section it mentions 8” foam to be put over entire roof. On drawing A1.3 it says to use existing 6” foam. Please clarify if any existing roof insulation is to be used.

A: All references to the re-use of existing insulation on the roof assembly shall be omitted. Contractor shall provide new insulation on all roof areas as specified in Project Manual. At the existing roof, contractor shall salvage existing pavers with adhered insulation and deliver to City Maintenance shop at 884 Funny River Road, Soldotna, Alaska. 4 inches of existing roof insulation shall be assumed reusable. Verify with owner’s representative upon salvage of any reused insulation. Contractor shall remove existing roof insulation, stockpile and confirm its state of condition is acceptable prior to using. See Civil Directive for use of salvage insulation.

02-38 Plan Holder Question Q: Section 12110, 2.02 A-6 In this section it states that the owner will be able to select from manufacturers stock images or custom image file. These prices vary significantly. Please select mural type to be used?

A: Contractor shall provide custom digital image mural. The custom digital image mural shall be $5.67 a square foot. The west wall of Bookstack-116 shall have 250 square feet of wall mural and 120 square feet of IPS 40 paint finish.

02-39 Plan Holder Question Q: Drawing S6.3 Detail E&G There is no connection method shown on attaching the plate to the deck pan angle. Please advise.

A: The decking is to be attached to the pan angle per the specifications on page S1.0.

02-40 Plan Holder Question Q: Drawing A4.3, A2.3 Finish Schedule On the finish schedule in room 116 West wall it shows this is to have a mural and to be painted. On elevation drawing A4.3 it only shows the wall with a wall covering. Please advise.

A: The west wall in Bookstack-116 shall have vinyl wallcovering. This wallcovering has not been designed and if there are cutouts or open space in the design the wall finish/color in these areas shall be painted. The custom digital image mural shall be $5.67 a square foot. The west wall of Bookstack-116 shall have 250 square feet of wall mural and 120 square feet of IPS 40 paint finish.

02-41 Plan Holder Question Q: Drawing A4.3 This wall shows wallpaper to be inside the cubby areas as well as the rest of the wall. Is this all mural?

A: Yes. The west wall shall be finished in the wall mural per Section 12110, including inside the cubby areas. Contractor shall assume the following; The mural shall be $5.67 a square foot. The west wall of Bookstack-116 shall have 250 square feet of wall mural and 120 square feet of IPS 40 paint finish.

02-42 Plan Holder Question Q: After much discussion with the varies subs and suppliers the owners 30 days use of the facility from NTP will have a substantial monetary effect on the project. Also are insurance company is concerned with the liability of the public having access to the disturbed site. We would assume that this would be a concern for the city as well.

A: Bid award will be considered by the City Council on May 23, followed by document submission and contract execution. NTP is anticipated during the last week of May, depending on contractor submittals. Library functions and contents will move out June 1, 2012 to June 1, 2013.

02-43 Plan Holder Question Q: S1.0 Structural Notes: Anchor Bolt section requires HDG OR Stainless fasteners. PT Wood section requires type 304 or 316 Stainless ONLY. Please clarify.

A: Remove reference to anchor bolts in the last sentence of note in “Pressure Treated Wood” Section on S1.0. HDG anchor bolts are acceptable in contact with PT wood.

02-44 Plan Holder Question Q: S2.1 – Note for footing at J & appx. 2.25 line states: “Install new column and footing as required per detail D/S3.2”. That is not a footing detail. Please clarify.

A: Detail D/S3.2 states that the existing beam is unknown and must be identified. Once the beam is identified it can be analyzed for the additional loading and a determination shall be made on whether or not the new column and footing are required.

02-45 Plan Holder Question Q: S2.1 non-marked strip footings are called out as 12” deep. C, D & E/S5.1 call out 10” deep footings. Please clarify.

A: Provide 10” deep footings for masonry and concrete walls as specified on sheet S5.1. Update notes for concrete and masonry wall footings on S2.1 and S2.2 to read 10” deep. Note that wood wall footings are correctly shown as 12” deep.

02-46 Plan Holder Question Q: S2.1 – M line strip footing references G/S5.1. That detail infers a step, but no step heights or elevations are given. Is the intent for Masonry footings to be 8” below wood wall footings? Please designate TOF elevations for all strip footings and steps.

A: The intent of detail G/S5.1 is to show the rebar transition in the footing from the masonry footing to the wood wall footing. Yes, there is a step between the masonry or concrete wall footings and the wood wall footings. Details A/S5.0, C/S5.1, and E/S5.1 show the exterior footings of the wood wall, concrete wall, and masonry wall footings. All of these details show finish floor elevations and either dimensions to top of footing or dimensions to bottom of footing and the height of the footing. This information is sufficient to determine step heights and top of footing elevations.

02-47 Plan Holder Question Q: S2.1 - Please provide locations of footing types A & B scheduled.

A: Omit footing types A & B from the scope of project.

02-48 Plan Holder Question Q: S2.0 designates columns on 5 line as HSS8x2. Following sheets call for steel channel verticals. Please clarify.

A: Eliminate the column designations on page S2.0. The columns along grid 5 should be steel channel.

02-49 Plan Holder Question Q: S2.2 – a “16x12 concrete grade beam” is indicated 1’-10” off of Grid C between footings F between 6 & & lines. It is not shown on B/S4.0. What is its elevation? Is it tied to the footings or the pilasters? Please clarify.

A: The top of the grade beam shall be cast monolithic with the slab. The bottom of the grade beam shall be flush with the top of the pilasters.

02-50 Plan Holder Question Q: S2.6 – Callout I/S8.2 atop the 12” CMU wall on M line does not match detail. Please clarify.

A: The section called out as I/S8.2 is showing the connection of the canopy drag strut to the 8” CMU wall along grid 6. It is not intended to show the condition at the top of the 12” CMU wall on grid M.

02-51 Plan Holder Question Q: S2.6 – Callout F/S8.1 details a cantilevered concrete beam. Where does this “beam” go and from where to where? Where is it shown? Is TOB 14’-10 ½”?

A: The cantilevered concrete beam detailed in F/S8.2 is shown as a thick phantom line along grid 4 to the left of the 8” concrete wall. It extends from the end of the 8” concrete wall on the right to the end of the type “A” bar joists on the left. The top of the beam will be the same

02-52 Plan Holder Question Q: S3.0 – Callout SIME/S6.3 does not match detail or apply at this location. Please clarify.

Part 2.02, 1, A

A. Contractor shall provide at his own expense from June 1, 2012 to June 1, 2013, or substantial completion is reached, including all billing and coordination costs. Contractor shall provide sufficient temporary heat for proper installation of work; and to protect all work and materials; and shall keep humidity down to extent required to prevent corrosion, dampness and mildew potentially damaging to materials and finishes. Fuel, equipment, and method of temporary heat shall be reviewed by Owner's Representative for appropriateness. Do not overheat spaces and materials. All such heating, ventilation and services shall be provided and maintained until final acceptance of all work. In addition, provide heat and ventilation prior and during Work operations as specified in Specifications.

Part 2.03, A

A. Contractor shall provide water at his own expense from June 1, 2012 to June 1, 2013, or substantial completion is reached. Contractor shall furnish and install necessary temporary piping to carry on work and upon completion of Work shall remove all temporary piping.

Part 2.04, A

A. Contractor shall provide sanitary facilities at his own expense from June 1, 2012 to June 1, 2013, or substantial completion is reached. Provide and maintain adequate temporary toilet and hand washing facilities, approved by regulating authorities, throughout construction for all personnel connected with Work.
