Sheet AD-101 Demolition Floor Plan, RCP & Notes
Item 1: REPLACE sheet in its entirety. Changes include, but are not limited to:
(a) Demolition scope has changed; Some walls, openings and doors/frames that were
previously slated for demolition have changed. See rooms 205, 206, 208, 212, 213, 214,
215, 217/218.
(b) Door and frames associated with those walls have changed.
(c) Finishes in Rooms 213 and 214.
(d) All room numbers have been changed to reflect room changes.
Sheet A-101 Proposed Floor Plan, RCP, Furniture Plan, Notes and Finish Schedule
Item 1: REPLACE sheet in its entirety. Changes include, but are not limited to:
(a) All room/door numbers have been changed to reflect room changes.
(b) Some walls that were previously slated for demolition will remain.
(c) New walls have been added in Room 209/209A and 214.
(d) Room 205: New infill at door/frame #205 to reflect move of door #205 to opening for
door # 205A.
(e) Door Schedule has been updated to reflect doors that will remain, doors that are
slated for reuse and new doors.
(f) Finishes in Rooms 213 and 214 have changed.
(g) New General Notes section and imagery have been added
(h) Locations of Wireless access points have been added to the RCP
(i) Location of Telecommunications have been added to furniture plan
(j) Locations and number of lockers on furniture plan have been added

THE WORK HEREIN REQUIRED INCLUDES A HYDRAULICALLY DESIGNED SPRINKLER SYSTEM AS SPECIFIED
IN THE DOCUMENTS AND AS APPROVED BY THE ARCHITECT.
THE FIRE PROTECTION DRAWINGS ARE DIAGRAMMATIC AND ARE TO BE USED FOR THE PURPOSE OF
ESTABLISHING GENERAL LOCATIONS OF PIPING RUNS, SIZES OF PIPING, AND QUANTITIES OF FIXTURES
AND EQUIPMENT TO BE FURNISHED HEREIN. REFER TO ARCHITECTURAL DRAWINGS FOR DIMENSIONS
FOR EXACT LOCATIONS OF ALL SPRINKLER HEADS, AND EQUIPMENT, INCLUDING MOUNTING HEIGHTS. IN
THE EVENT OF CONFLICT OR IF DIMENSIONS ARE NOT SHOWN, OBTAIN FIELD DIRECTIVE FROM THE
ARCHITECT AS TO THE LOCATIONS OF ALL VISIBLE EQUIPMENT.

ALL SPRINKLER HEADS IN CEILING TILES SHALL BE LOCATED IN THE EXACT CENTER OF TILE UNLESS
SPECIFICALLY APPROVED OTHERWISE BY THE ARCHITECT.
REFER TO ARCHITECTURAL REFLECTED CEILING PLANS FOR CEILING HEIGHTS AND CEILING MATERIALS
AND LAYOUTS. IN THE EVENT OF CONFLICT OR IF DIMENSIONS ARE NOT SHOWN, OBTAIN FIELD
DIRECTIVE FROM THE ARCHITECT AS TO THE LOCATIONS OF ALL VISIBLE EQUIPMENT.
ATTENTION IS CALLED TO THE REQUIREMENT FOR THE PREPARATION OF COORDINATION DRAWINGS. IN

SPECIFIC ATTENTION IS DIRECTED TO THE REQUIREMENTS OF STATE BUILDING CODE AND NFPA 241
REGARDING THE MAINTENANCE OF FIRE PROTECTION SYSTEMS. MAINTAIN THE SYSTEMS AS REQUIRED
BY THESE STANDARDS AS A MINIMUM.
REFER TO NFPA 13 TABLE 8.3.2.5(a) FOR TEMPERATURE RATING OF SPRINKLERS BASED ON DISTANCE

9. THE FIRE PROTECTION CONTRACTOR SHALL COORDINATE WITH THE OWNER AND THE OWNER'S
REPRESENTATIVE ALL NECESSARY INTERRUPTIONS OF SERVICE TO THE TENANTS. CONTRACTOR SHALL
SCHEDULE AND PERFORM THE WORK SO AS TO MINIMIZE DISRUPTIONS TO THE OCCUPANTS. ANY WORK
NECESSARY THAT IN THE OPINION OF THE OWNER IS DEEMED TO BE DISRUPTIVE TO THE TENANTS
SHALL BE PERFORMED DURING NON BUSINESS HOURS.
10. THE CONTRACTOR SHALL BE RESPONSIBLE FOR ALL TEMPORARY SPRINKLER INSTALLATION
REQUIREMENTS NECESSARY TO ACCOMMODATE THE PHASING OF THE WORK DURING THE CONSTRUCTION
PERIOD. HE SHALL BE FURTHER RESPONSIBLE FOR ANY AND ALL REQUIRED FIRE DEPARTMENT DETAILS
DEEMED NECESSARY TO COMPLETE THE WORK.
11. THE SPRINKLER CONTRACTOR SHALL BE RESPONSIBLE FOR PLACING THE SPRINKLER SYSTEM BACK
ON LINE AND OPERATIONAL AT THE END OF EACH WORKING DAY.
FROM EXISTING BLDG STRUCTURE
FIRE PROTECTION CRITERIA
1. THE PURPOSE OF THE FIRE PROTECTION DRAWINGS AND SPECIFICATIONS IS TO ESTABLISH THE
CRITERIA FOR DESIGN, MATERIALS, AND LOCATIONS OF THE COMPLETE SPRINKLER SYSTEM. THE FIRE
PROTECTION SUB-CONTRACTOR IS RESPONSIBLE FOR THE FINAL DESIGN OF THE SPRINKLER SYSTEM
AND SAID DESIGN AND INSTALLATION SHALL INCLUDE ALL COMPONENTS TO PROVIDE FOR THE
COMPLETE SYSTEM WITHOUT ANY ADDITIONAL EXPENSE TO THE OWNER. THE SUB-CONTRACTOR
SHALL VERIFY THAT THE NUMBER OF HEADS SHOWN ON HIS WORKING PLANS AND HYDRAULIC
CALCULATIONS ARE ADEQUATE TO PROTECT ALL AREAS OF THE BUILDING AND SHALL INCLUDE ANY
COST FOR ADDITIONAL SPRINKLER HEADS AND PIPING NOT SHOWN ON THESE DRAWINGS IN HIS
CONTRACT PRICE.
2. THE WORK AREA IS TO BE 100% SPRINKLERED INCLUDING ALL CLOSETS AND ELECTRIC ROOMS.
3. THE BUILDING IS GENERALLY STEEL CONSTRUCTION. THE BUILDING IS PROTECTED WITH AN
AUTOMATIC SPRINKLER SYSTEM. CONTRACTOR SHALL CONNECT TO EXISTING SYSTEM AND INSTALL
NEW PENDENT SPRINKLER IN THE RENOVATED CEILINGS. THE WORK AREA SHALL BE PROTECTED
THROUGHOUT WITH A WET TYPE SPRINKLER SYSTEM AND THE HEADS LOCATED WHERE SHOWN.
4. PROVIDE COMPLETE HYDRAULIC CALCULATIONS AND DISTRIBUTION SYSTEM DESIGN UTILIZING THE
DESIGN CRITERIA ESTABLISHED ON THE CONTRACT DOCUMENTS. SYSTEM DESIGN SHALL BE BASED ON
FLOW TEST PERFORMED BY THIS CONTRACTOR.
5. REQUIRED DESIGN FLOWS:
A. DESIGN HAZARDS = LIGHT HAZARD
B. REQUIRED DESIGN DENSITIES = 0.10 GPM OVER 1,500 S.F.
6. SPRINKLER SPACING (MAX.) = 225 S.F.
7. FOLLOW THE HEAD LAYOUTS SHOWN ON THE DRAWINGS IN FINISHED AREAS. ALL SPRINKLER HEADS
SHALL BE LOCATED CENTER ON THE CEILING TILE AND SWING JOINTS IF REQUIRED MAY BE USED TO
MEET THIS REQUIREMENT.
8. HYDRAULIC CALCULATIONS FOR THE SYSTEM SHALL INCLUDE A 10 PSI CUSHION AND SHALL LIMIT
WATER FLOW VELOCITY TO A MAXIMUM OF 20 FT./SEC.
