Located directly north of Downtown Washington, CityMarket at O is a 1 million-square foot adaptive-reuse project that will include over 86,239 square feet of retail, 552,854 square feet of housing, a 181-room select service hotel, and 500 parking spaces. CityMarket at O will serve as the catalyst for the revitalization of the Shaw neighborhood, one of Washington’s oldest commercial, residen-tial, and cultural districts.

This urban infill project features two historic elements that are listed on the National Registry of Historic Places and are critical to the design and identity of the project: O Street Market and 8th Street, NW. The O Street Market constructed in 1881 was one of several public markets that served Washingtonians during the 19th Century. Over the years, the Market served as a place for residents to meet, socialize, and buy and sell goods and food items. The L’Enfant Plan, devel-oped in 1771, is considered to be one of America’s top accomplishments is city planning. The Plan laid out a street grid for the Federal City that included spacious roadways and open vistas. 8th Street was part of the original L’Enfant Plan.

The O Street Market, which was severally damaged by a heavy snowfall in 2003, will be restored and returned to its original use as a market and gath-ering place, and incorporated into a new, state-of-the-art 72,000-square foot Giant Food store. 8th Street will be reopened as a 100-foot wide pedes-trian and vehicular right-of-way with residential buildings on each side of the street.

CityMarket at O spans the two city blocks bounded by 7th, 9th, O, and P Streets, NW in the heart of Washington, DC. The site is only one and one half blocks from the Mt. Vernon/7th Street metro stop.

CityMarket at O is less than a 10 minute walk to the City’s central business district and the Verizon Center, the hub of the City’s entertainment district, and one block north of the Washington Conven-tion Center. The 2.3 million square foot Convention Center hosts over a million visitors a year.

B-1 Floor Plan

CityMarket at O project will spark the redevel-opment of the historic Shaw community by providing two levels of underground parking.

The parking areas will be segregated with the retail parking accessed from 8th Street to the at-grade parking or from an entrance egress at 9th and O Streets. The rental and condo-minium parking will be accessed through an entrance at 9th and P Streets. The required parking under District zoning would be approx-imately 300 spaces while 500 spaces will be provided.

B-2 Floor Plan

All of the servicing and loading for CityMarket at O occurs on the B-2 level. Additionally, almost all of Giant’s back-of-the-house func-tions, storage and prep areas will be located in 12,725 square feet on Level B-2.

Consolidating all the loading and servicing for the project in one truck court improves the pedestrian experience, safety, and traffic flow on two of the City’s north-south feeder streets into Downtown.

Selected Rental Unit Layouts

According to a September 2009 Wall Street Journal article, Washington DC ranks number one as “the next youth-magnet” city, attracting young professionals looking to enter the workforce or take their careers to new levels. CityMarket at O is designed for just that ambi-tious person looking for urban diversity, life-style and DC’s high quality, high paying job market.

CityMarket at O offers new, compact residen-tial unit layouts that have been well received by young professionals in the DC market. These layouts are efficient, cost effective and top of the line in their design and ameni-ties. The apartments’ finishes will match the unit’s style with wood/wood laminate flooring, granite counter tops, stainless steel appli-ances, oversized closets and storage rooms, contemporary lighting and “smart wiring” package.

In the case of the junior one bedroom, the layout offers a spacious, window-lined enter-tainment and living area. The extraordinary amenities are designed to complement the units with a large branded two-level gym/spa with cardio, weights and yoga room, lounge, business center and wi-fi cafe, large rooftop pool, landscaped rooftop terraces with views of the US Capitol and the Washington Monu-ment and multiple landscaped outdoor living spaces with grills and fire pits.
