• Current population estimates indicate an increase of 21,527 people within a 5 mile radius, from Census 2010 Counts to second quarter 2015. From the second quarter of 2014 to the second quarter of 2015 there was an increase of 16,721 people. The portion west of NC 55 has experienced an unheard of 419% growth between 2000 - 2010. Within this area the average household incomes exceed $128,000.

• Within a 3 - 4 Mile radius there are 4,730 future homes already approved. From the first Quarter of 2014 to the first Quarter of 2015 there were 1,076 annual closings, which was an increase of 98 from the previous year. Momentum continues with 185 closings and 165 starts in the first quarter of 2015.

• From the first quarter of 2014 through the first quarter of 2015 there were 19 subdivisions in the

trade area that reached build-out.

• The best-selling single-family subdivision in the trade area is Kitts Creek. It had 119 single family annual closings. Home prices range from $269k - $550k. Currently 522 lots are occupied, with only 107 remaining.

• There are a couple of high-end apartment complexes under construction nearby. Davis Drive Apartments will have 330 units, while Vue 360 will add 309.

• Nationwide, there is an undersupply of new housing, and Raleigh is one of the top “ Cities Doing the

Most to Address the U.S. Housing Shortage,” reports Forbes. Raleigh is No. 2 behind only Austin,

Texas, in the ranking, which was created by looking at the number of building permits for single and multifamily units in the 53 largest U.S. metros from 2011 through 2014 as compared to those metros’ existing housing bases. If you look at only single-family construction as a percentage of the

existing housing base, Raleigh is No. 1, reports Forbes.

Schools

• Wake County Public School System (WCPSS) is the 16th largest school district in the United States and the largest school system in North Carolina. The student population has almost tripled since 1980 and as many as 20,000 additional children are expected in classrooms by 2020.

• Forbes ranked the Raleigh metro #1 in their “Where U.S. Families are Flocking” list for 2014.

• Panther Creek High School opened in 2006 and is now one of the largest high schools in North Carolina. It’s located just south of Parkside Town Commons.

• Green Hope High and Panther Creek High are both included in Newsweek’s 2013 list of “America’s Best High Schools”.

• Within the last 10 years, 10 new schools have opened in the Parkside Town Commons trade area, with two of those opening in

the last 3 years - Alston Ridge Elementary and Mills Park Middle.

• Five new school sites within the trade area have already been acquired by WCPSS. Three of those are in the West Cary trade area -

they include one high school and two new elementary schools.

• Enrollment counts in Cary, Morrisville, and Apex have continued to climb. Middle school enrollment within the trade area increased

by 8% from last year, adding 484 new students. Many schools are over capacity and using modular units as temporary classrooms. The high schools all have modular units with Panther Creek High currently using 22, Green Hope has 17, and Apex High with 35.

• Four west Cary schools - Mills Park Elementary, Mills Park Middle, Davis Drive Middle, and Panther Creek High, have added enrollment caps for the 2015-2016 school year due to over crowding.

• The zip codes within the Parkside Town Commons trade area have some of the highest average household incomes in the entire market. Average household income in the town of Cary is $112,314 and Morrisville, which is home to the south-

ern part of RTP, has average household incomes of $94,447.

• Cary and Morrisville residents are diverse, well-educated, and sophisticated. The population in Cary has doubled every 10

years since 1960, with a current population estimate nearing 126,000. Morrisville’s population in 1980 was 251. By the 2000 census, Morrisville had grown to 5,208 people. Morrisville continues to have unprecedented business and residen-

tial growth with the 2014 estimated population numbers at just under 14,000.

• Cary had a population growth rate from 2000-2010 of nearly 35% and Morrisville’s population growth rate was a stag-

gering 245%.

• 94% of Cary’s citizens have access to the Internet at home or at work — about twice the national average. The town’s top employer is SAS Institute, Inc., the largest privately held software developer in the world.

• Both towns have a highly educated adult population: 58% in Cary hold Bachelor’s Degrees or higher and in Morris-

ville the number is even greater at 62%.

• Of the 52 ZIP codes in Wake, Durham and Orange counties, the Cary-Morrisville 27519 ZIP code is the most popular

among people who are moving into the Triangle, averaging 405 new residents each month.

• The Cary-Morrisville area is seeing the largest amount of people moving into the Triangle. Data from WelcomeMat

Services shows that in May 2014, Cary Zip code 27519 had 419 families move in, placing it 36th among the top 50

fastest growing ZIP codes.

• According to Esri, Cary-Morrisville zip code 27519 is also ranked as the 3rd wealthiest in the entire triangle region

with Average Disposable Incomes of $93,297 and a Net Worth of $911,836. The median home price is just under

$400,000. Esri categorizes this zip code as being “Boomburbs”. Some “Boomburbs” characteristics include, communities of young affluent families with a median age of 36, a high concentration of two-income households with a median household income of $108,633 - twice the national average and more than 50% holding a Bachelor’s Degree or higher. Boomburbs is the top segment for buying household furnishings, toys and games, men’s business and casual clothes, big-screen TVs, cars, and trees. This is also the top market to own DVD players, digital camcorders, video game systems, and scanners as well as owning or leasing full-size SUVs.

• More than 500 jobs were added to the local economy in 2015, and several companies, including Align Technologies, Deutsche Bank, Biologics, CBC Groups and Proto Labs, announced even more job additions.

Cary / Raleigh Recent Job Announcements

• Cisco Systems has announced plans in June 2014 to expand its campus in Research Triangle Park and create 550 new jobs by the end of 2017. The California-based tech giant, which already employs about 5,000 workers and contractors in RTP, will be investing in building a new data center on campus. The new jobs in RTP will be a mix of finance, operations and advanced network services positions that will pay an average $72,700 a year, plus benefits.

• Data storage giant NetApp, is located adjacent to Parkside Town Commmons and is embarking on another major expansion at its RTP campus that is expected to add 460 high-paying jobs over the next three years. The Fortune 500 company is investing more than $75 million to expand its RTP research-and-development operations, where it now employs 1,450 workers. NetApp expects the new jobs to pay an average annual salary of $103,043, well above the Wake County average of $45,396, according to the Commerce Department. NetApp’s current campus is adjacent to Parkside Town Commons and the expansion is under construction just north of the center.

• MetLife announced in March 2014 it would be bringing 1,200 new jobs to Cary that would pay an average $112,000 annual wage. The new MetLife Global Technology hub is more than 40 acres and two new seven-story buildings (427,000 s.f.) with land availvale for a possible future expansion of a third building. The first MetLife building in Cary opened in the first half of 2015.

• Advance Auto Parts Inc. will locate a corporate support center in Wake County, bringing 600 jobs to Raleigh by 2017 and investing more than $5 million. Average total compensation for the new positions will be $110,000. In January 2014, Advance Auto Parts completed its $2 billion acquisition of General Parts International, Inc. which had its corporate headquarters in Raleigh. The acquisition created the largest automotive aftermarket parts provider in North America, with annual sales of more than $9.3 billion.

• Fidelity Investments will add 600 jobs during three years and invest a minimum of $8 million across its Triangle facilities, including its Durham County campus. Salaries for the new jobs at Fidelity, which vary by position, will have a minimum average of at least $100,000 per year. Annual salaries for Durham County workers now average $66,599. New positions will include software developers, design engineers, systems support specialists and quality assurance professionals. In addition to technology jobs, a number of the positions will be in operations and client and customer facing roles across a number of Fidelity’s business units.

• CBC AMERICAS Corporation will locate its U.S. headquarters in Wake County and open a distribution center in Alamance County. The move will create 67 new jobs in Wake County and 29 new jobs in Alamance County over the next five years. CBC AMERICAS Corporation is a wholly owned subsidiary of the Japan-based CBC Co. Ltd., and part of a global network of import, export, trading, and distribution companies, strategically located throughout the world The company plans to invest at least $3.5 million. Salaries will vary by job but will include executive, technical and manufacturing positions. The average annual salary for the

Wake County positions will be $85,962 and the Alamance County positions will average $36,128. In both cases, wages are above the county annual average salary; $50,702 in Wake County and $36,019 in Alamance County.

• Biologics, an oncology services company, hired 175 employees in 2015 with an additional 175 new hires planned for 2016. The expansion would bring the company’s total employee count to more than 700 people. Biologics has already grown its employee base 400 percent in the past five years from 68 people with the Cary-based company in 2010 to 350 full-time employees to date.

• Swiss finance giant Credit Suisse confirms it will occupy 70,000 square feet of space in one of Lenovo’s buildings on Paramount Parkway in Morrisville. The move is to accommodate an already-announced 25 percent headcount expansion in the Triangle, where the company employs 1,700 in Research Triangle Park.

• The creator of the Invisalign teeth straightening device, Align Technology Inc. has chosen Cary for the location of its new U.S. East Coast operation. The expansion project is expected to create more than 100 new jobs in Wake County over the next five years, plus a $4 million investment by the San Jose, California-based company. The company’s international headquarters are in The Netherlands.

• HCL Technologies, an Indian IT firm announced a big expansion in Sept 2014 – that it would be bringing 1,237 jobs to the Triangle. The company was at 40 percent of its jobs pledge by the end of 2015. The company now has around 600 employees and is adding about 50 to 60 people every month.

• Proto Labs The Minnesota 3-D printing company announced in June 2015 a plan to bring 170 new jobs to Cary over the next five years, a $25 million investment. The firm is on track to consolidate its leased facilities into the newly-purchased 77,000-square-foot facility in early 2016. Currently, Proto Labs is in 21,000 square feet of manufacturing space.

• Eighty-four percent of technology and energy companies in the Research Triangle Region of North Carolina expect to hire within the next five years, adding between 1,500 and 3,300 employees, according to a new report released by the Research Triangle Cleantech Cluster. Small companies are driving a significant part of this growth, most expecting to hire up to nine new employees, some doubling in size. The survey of the region’s energy and technology sector sheds light on the talent needs and job opportunities in the cleantech sector, one of the region’s fastest-growing industries. The top areas cited for business growth among the companies are software/programming, data analytics, consulting, energy services, information technology and renewable energy. Nearly all of the businesses expect to integrate new capabilities into their business models, particularly data analytics, energy services and software/programming.
