The East is one of the few areas of the city where some neighborhoods will see a decline. Areas of Little Woods saw prices fall by 13.4%.
Neighborhoods throughout Algiers also saw declines
Most of English Turn continued a years-long decline in property values. Prices slid by more than 8% to $137 per square foot.
The changes paint a picture of the second wave of gentri�cation in the Upper 9th Ward. Marigny and Bywater, where average sales prices were already high, saw less steep increases than St. Roch, St. Claude and the 7th Ward.
Gentrifying areas of Central City, including the Oretha Castle Haley corridor, also saw average prices increase by more than 50%.
The area around University Medical Center, completed around the time of the last assessment in 2015, and the Veterans Medical Center, �nished two years later, saw some of the largest jumps in the city. The average price of $131 per square foot is more than triple what it was four years ago.

Property values jump across New OrleansProperty assessments in New Orleans are set for a major rise this month when the Orleans Parish Assessor’s Of�ce rolls out its quadrennial valuation. Nearly 26,000 properties are in neighborhoods where the average sales price climbed by more than 50% over the past four years and thousands more are in areas where prices have doubled, according to rough estimates from the of�ce. Many of the most dramatic increases come in areas where gentri�cation and displacement have been ongoing concerns and point to the increasing scarcity of affordable housing in the city.
Properties surrounding the Columbia Park mixed-income development, which replaced the St. Bernard Projects, have seen prices more than double and now average $147 per square foot.
