• 사회에 갓 진출한 세대로 여가활동 및 문화생활에 대한 요구가 높음

교통시설 요충지 유휴 국공유지 산업단지
특징
• 철도역 상부 등 대중교통시설 이용에 이점을 가진 지역
• 복합용도개발을 통해 도심의 복합적인 중심생활공간으로서 역할을 수행하게 해야 함
• 수익사업의 가능성이 큰 부지
• 유수지 , 기반시설 용지 등 오랫동안 사용되지 않고 방치되어왔던 토지
• 기존 주거지 내 공유지를 활용하여 공공임대주택을 공급함으로써 , 사회통합 효과 기대 가능
• 공유재산의 종합적 활용이 요구됨 (지역주민들의 반발에 대한 대비 )
• 산업단지 근무자 및 배후인구가 주요 타겟층• 직주근접의 이점이 존재하나 , 기타
