Area Assessment : Over 45% of the floor area is used for warehouse/storage. About 10.8% of the floor area is used for manufacturing/workshop, about 15.4% for ancillary office, and about 11.4% for office. The current vacancy rate is about 8.0%, which is higher than that of the Area Assessments 2005. This is partly due to the complete vacancy of three of the buildings at the time of the survey. The industrial buildings, largely completed 20 to 30 years ago, are generally in fair condition. The industrial area is surrounded by “OU(B)” sites. Given the prevalent active and established uses in the area, it should continue to be used for industrial purposes. Recommendation : To retain as “I”.
