THE OPPORTUNITY
The portfolio is being offered for sale with full vacant possession thus
enabling purchasers decide on the future uses of the buildings. The
Central Bank of Ireland commissioned Henry J Lyons architects to
prepare an Indicative Masterplan in order to provide some context
for potential purchasers. The Indicative Masterplan shows a vision
for an enlivened plaza (and surrounds) with a number of different
options. Interested parties should be aware none of the options have
planning permission nor were planning applications made. A full copy

THE PROCESS
Interested parties are being asked to submit their best bids by 12 noon on the
19th October. Following that it is the intention to select a preferred bidder

Lot 3
Lot 1 consists of the main Tower Building
which sits on the plaza together with the
Annex (accessed via an elevated walkway
from the Tower Building or directly from
the plaza) and The Commercial Buildings
which is accessed from the plaza and fronts
Dame Street/College Green. All of these
buildings comprise part of the 1970s Central
Bank development. The development was
designed by the renowned Irish architect,
Sam Stephenson.
The Tower Building is one of Dublin’s most
iconic properties and has been described
by Archiseek.com as a ‘highly assertive
building with a bold outline and dramatic
styling’. Its design and construction was
unusual for its time as it was constructed
using a cantilevered system located on
top of the twin reinforced concrete service
cores with each floor suspended from the
twin cores by 12 external support points.
The floors were built at ground level and
subsequently hoisted into place. Since its
construction it has become a much loved
Dublin landmark.
The annex contains the kitchen and
contemporary restaurant facilities for
staff as well as some smaller office
accommodation all over 4 floors
(two above ground). Direct access
is provided to the Annex from the
Tower via an elevated pedestrian link
bridge from the reception or directly
from the plaza or at basement level.
The Commercial Buildings is a three storey over basement
office building and is accessed directly from the plaza
or the basement. The building is a modern copy of the
original 1798 Commercial Buildings (that housed the first
Chamber of Commerce and the Stock Exchange) which had
frontage to Dame Street. As part of the development of the
Tower building in the late 1970s, the original Commercial
Buildings were demolished and reconstructed to replicate
the original style but rotated 90 degrees to face onto the
plaza. This property was refurbished in 2014.

Originating from the late 1700s but rebuilt in 1908 by the Sun Fire and Life Assurance
Company, number 9 College Green is a charming and attractive building providing
five floors of office accommodation over a single basement. The property is listed
as a protected structure (Dublin City Development Plan 2011 to 2017) and many
original features remain in good condition throughout the building. These features
include ashlar external finish with channelled quoin stones either side, curved
balconies and wrought iron balustrades. Internally there are clerestory feature
windows, decorative ceiling finishes, wrought iron balustrades with brass handrails,
mahogany panelling and marble cladding and some marble flooring and stairs.
