CENTER FOR LIFE SCIENCE | SAN DIEGO
PRESENCEThe Center for Life Science | San Diego integrates forward thinking sustainable strategies with an innovative
campus and science planning design to create a uniquely positioned project in the La Jolla/ San Diego area.
Located less than 5 miles from the University of California San Diego, the center has been designed as
a campus with three buildings over a below grade parking and support structure. The buildings frame
a new outdoor courtyard space creating outdoor meeting and event spaces that foster contemplation,
collaboration and recreation. Constructed of architectural concrete, the new science buildings dramatically
cantilever over the courtyard and surrounding landscape, capitalizing on distant views of the Mountains
to the East and creating iconic views of the project from the adjoining neighborhood and highway. Within
each structure, a central scientific lab zone has been designed with an emphasis on modularity, flexibility
and adaptability. Office, Conference Space and informal meeting areas have been located adjacent to these
planned scientific lab zones with access to exterior meeting terraces and outdoor communicating stairs.
The project is currently tracking LEED® Platinum, including a 30% energy reduction and a 20% water above
and beyond city/state code requirements. The amenity areas, composed of a café, meeting space, and
fitness center is targeting net-zero energy use. Sustainable features on the project include: green roofs,
bio-filtration zones on the site, fixed and active exterior architectural shading, the use of recycled water
for irrigation and cooling towers, on site fuel cell energy generation, and naturally ventilated office areas,
lobbies and amenity areas.tTorrey Pines State Beach

SCIENCE WORKPLACEThe vibrant U.S. life science industry is the world leader for major discoveries in medicine and science
and moving breakthroughs forward into approved, marketable products. The business models of these
organizations are predicated on advancing their research through the clinical trial process and toward
commercialization, making laboratory facilities mission critical to their success. Life science organizations
require excellent facilities with the right mix of laboratory, office and manufacturing space to support their
research and development efforts.
Traditionally, the commercial real estate community has historically underserved life science tenants
because of the need for greater floor-to-ceiling clear heights to accommodate unique HVAC and plumbing
requirements and greater load-bearing floors to hold refrigerators and other heavy laboratory equipment.
At BioMed Realty, we have assembled the strongest, most knowledgeable team in the industry with a
fully-integrated operating platform. Our team has the required experience and skill in developing and
maintaining flexible life science properties with state-of-the-art laboratory and R&D space, traditional office
space, and large scale, controlled-environment manufacturing space to propel research forward.tFacility Space
