Committees: Committees have been created and implemented to oversee different areas within the Park. Each committee has authorization to take care of certain actions and will present a written report every month that will become a part of the minutes. You will see that there are times when more than one committee can be involved in a project. If you would like to volunteer to be on any of the committees, please email/contact any board member. Cedar Blue welcomes your help, ideas and suggestions. These committees and its members will be posted on the website. Cedar Blue Property Owners Association Board Meeting Minutes

October 21, 2017

1. Board Members Present: Tom Elliott, Dewayne Denwalt, Bruce Arnold, Arvilla Bird, Curtis Oshel, David Ponder, Ronnie McGee, Clifford Cops, Jr., Mike Fite and Tonya Glasgow, Park Manager.

2. Board Members Absent: None

7. Committees:

Committees have been created and implemented to oversee different areas within the Park. Each committee has authorization to take care of certain actions and will present a written report every month that will become a part of the minutes. 11. Sonshine Community Church- No one present today representing the church.

12. Entertainment Committee- Cindy Forman let everyone know that the Fall Festival is planned for Saturday, October 28th. This

is the BIG gathering to end the year. Events planned: dinner with dessert, the band Vibe Collective, games for the kids that include soda pop ring toss, basketball horse tournament for teenagers, silent auction and live auction, costume contests, golf cart trick or treat, pumpkin decorating contest, a cake/goodie walk, 50/50 cash pot, kids raffle, hay ride spook trail, bounce house and obstacle course and a photo spot for pictures. The Committee will have a big raffle item with live auction for a picnic table like those located at the swimming pool and two sports baskets representing OU and OSU. The winning baskets get the bragging rights. Some activities will be held at the ballfield too. Donations requested: candy for the kids, decorations, desserts to go with the dinner, items for the cake/goodie walk to include cookies, brownies, chex mix, etc. and 2-liter bottled soda pop. Times and the event schedule will be available on the website and in the office in a couple of days. Cash/check donations are accepted to help fund the event. FALL FESTIVAL CEDAR BLUE STYLE SPOOKTACULAR! Volunteers are what make this event a success. Please come join us. All events begin at 11:00 a.m. and end at 11:00 p.m.

13. Property Owner’s Comments- GL- 054 – Maggie Thompson – At the time of approval of construction permits, do you inform property owners about disposing building material in Cedar Blue’s Roll-off dumpster? Curtis Oschel responded in the affirmative.

Permits for approval: There are three (3) permits that have been submitted for construction and eleven (11) final inspections. Signed

REMINDER: Upon the completion of your building project please contact

the park office to set up for a final inspection by the committee.

The survey results for the possibility of being able to build cabins or have a tiny home are as follows: Sixty-five (65) NO votes and one-hundred eighty-six (186) YES votes. Remember this was a survey only. The committee wants property owner suggestions and input. Public forums will be set up in the coming months. Dates and times will be given out at a later date. Please make plans to attend. Before any lot improvement begins a permit must be obtained. It is preferred and suggested that the property owner be present and available upon inspection of the property for approval or final inspection. Failure to do so could result in a disapproval of the project. Property lines must be marked. Permits are approved for 90 days. Should you need an extension, contact the Cedar Blue Park office. The Environmental committee reviews permits on the 3rd Saturday each month after the monthly Board meeting. If no property lines are defined, a survey of the property may be required at the owner’s expense. The maintenance staff will not assist in property line location. Owners are responsible for the disposal of materials offsite to include lumber, insulation, etc. A map is available online at www.cedar-blue.com or at the Park office that give the dimensions of each property. Any property owner that is interested in having a storm shelter installed on their property must fill out a permit application with an attached drawing that shows the location of the shelter. All current environmental rules will apply. Set back requirements must be met along with no installation of a storm shelter in the easements. The permit application fee is $50.00.

Maintenance / Infrastructure Report

October 21, 2017

We have hired an additional employee. His name is Shane Beesley and he will be working with Jerry and Bobby. Welcome to Cedar Blue Shane.

The maintenance crew is always willing to help out when there is water or a sewer issue at your property. REMEMBER the staff is limited on what we will allow them to do. If the water or sewer is on the Cedar Blue side then maintenance will repair. Should there be any other issues and it is the property owner responsibility to repair; staff will not make any allowances for those repairs. The responsibility falls back to the property owner. Cedar Blue will do our part and we ask that all property owners do so too.

If for some reason a property has no water or sewer hooked up to it; the maintenance staff will provide

to the property but only from the main line. At any time, should owners want water/sewer lines ran to

their travel trailer or another location on the property it is the owner’s responsibility. Cedar Blue doesn’t

run those lines. Jerry, Bobby and Shane repaired a deep underground water line leak this past Monday west of the Family Center. Thank you to all of the property owners for their patience. The repair took 5+ hours to repair.

In addition our staff has been mowing, doing some tree trimming along with completing water leak repairs, a few

sewer leak repairs and have replaced in ground water valves throughout the park. Joe power washed the white pipe

rail fencing at the office area and the entry and exit gate. Please remember to contact the office by phone or stop

by the office to report any water or sewer problems.

The maintenance department plays a major role in the operation of Cedar Blue.

Thank you: Jerry, Joe, Bobby and Shane. These guys are GREAT. Please let them know how much we appreciate their hard work and dedication.

Containers are provided for house hold trash. If you see trash on the ground, take a moment to pick up. Cedar Blue provides the roll off dumpsters for bigger items. This does not include tree branches or limbs. Reminders are given about the limb yard that is open on Friday for cuttings disposal. There is no location on Cedar Blue property for this. A trailer has been provided in the dumpster area for metal and appliances along with a trailer for aluminum. Please dump accordingly.

Bruce, Tonya, & I interviewed Shane Beesley a few weeks ago and offered him a full-

time position with the Maintenance Department. He has been working with our staff

for a couple of weeks.

Like all new employees there is a 90 day probation time to fulfill.

Best of luck to Shane. We welcome him to Cedar Blue.

It is official. Joe has given his notice for retirement effective May 2018.

Statements will be mailed out at the end of October to all property owners.

The annual assessment is $600.00 with the first half of $300.00 due by 5:00pm on Wednesday, January 31, 2018.

The annual dues balance; along with all golf cart registrations are due in the office on Monday, April 30, 2018 at

5:00pm. Late fees will apply to payments received after the due dates. The Cedar Blue office will be open on Monday,

April 30, 2018 to receive payments.

All golf carts are required to be registered annually and will be required to display the annual permitted sticker

and property location number on the front and the back of the golf cart at all times. All non-functioning golf

carts must either be registered or removed from the property. Penalties will be imposed for all unregistered

golf carts, whether operable or not. The golf cart rules have been in effect since January 16, 2016. All

golf carts whose permit fees have been paid but have not had the registration updated on the cart itself will

be assessed a penalty. Every cart must be registered at the park office annually with the proper documents

and signatures obtained in order to obtain the current year's sticker for the cart. Please see the golf cart

rules (under documents on the web site or in the park office). All unregistered golf carts will have penalties

applied at the time of billing.
