CCC’s current and future use of BIM

• Start realizing the peripheral benefits such as payment certificate, subcontractor management, etc.
• Start utilizing peripheral solutions when BIM model is not available – CCT Developed “Quantifier” for tagging and take off, and “2DtoBIM”
• Asset management – handover of data to Asset management and other utilities (CCC has been awarded a contract from Adnoc for digitizing the building)
Definition of BIM• BIM is often misunderstood and the focus has mainly
been on the 3D models and multi-discipline coordination of design information.
• The "I" in BIM is the real benefit but in the same time the biggest challenge.
• CCC has used 3D/BIM based tools and linkages to build up its new Integrated Project Control System. This year we will also be showing what we can offer to contractors that do not have a scope enabled BIM model and how we can transfer BIM tools to site.
CCC’s methodologyScope Management• Scope management is defining the scope of a project by defining a set of BOQs and
quantities. The BOQ description should reflect the project specification while the quantities are calculated on the level of each individual object.
• An object in CCC parlance is one physical item that needs to be completed such as columns, beams, rooms, structural steel bays, etc.
• Each of these objects have a set of BOQs/operations that needs to be completed to complete that object. So a room may need to have tiles, painting, windows, doors, furniture, HVAC components, firefighting components, etc.
• CCC’s BIM Centers issue these BOQs and quantities with every BIM model issued.
• BIM Centers also issue a tag name for each object corresponding to the WBS of the project along with a sequential number by class of object.
Object Naming ConventionWe define an object as “The reasonably smallest portion of a building that reflects the logic of construction, facilitates the transfer of work between the different crews and can be reported in progress or QS (Quantity Surveying) reports”. For example a column, a beam, a room finish, a diffuser, a fan, an electric socket…etc)
Object ID = Building + Floor + Discipline + Object-Type + Sequential Number

CCC’s methodologyChange Management• The number of BIM models being generated for an 80- floor tower can
exceed 2,000 and those models need to be maintained and updated regularly.
• Change management is the ability to track changes between different revisions of the same model and maintain a history of all these changes
• CCT has developed the Scenario Browser that allows to track changes between different model revisions.
• BricsCAD, Bentley and other 3D Vendors woke up to the need and are developing tools to track changes. What we have done is systemize the process of tracking changes and soon we will have a tool that places a new model in a quarantine area while staff are assessing the impact of changes and finding solutions for any arising issues (for example: demolishing an already built wall).

• Our focus this year is to transfer BIM tools to site
Lean Planning• A good planning methodology will tell the user:
• Who will build What and When – the amount of time and resources needed to adequately build the scope given in planned time with no constraints active.
• As soon as one operation for one object is complete, the supervisor of the next operation is notified to start working. This sequence of operations to complete one object is taken from the BOQs, provided by BIM, and the true sequence is gleaned from site meetings using traditional lean methodology.
• Phased collection of work (Structural, Open Spaces, Finishing, Façade, etc.)
• Clearance of all constraints to allow a laminar flow of work.
• Site Input
• The sequence of which objects to complete (train stops)
• All operations to be completed per object and their sequence of execution (Fragnet)
• Actual Progress/ Assessment of performance and recruitment and release of work crews

• We believe Lean Planning is a better approach to Planning• LCM Digital is our Cloud-based Solution
• C3D Planner is our heavy duty Enterprise Solution
• Both systems use the same methodologies and lean concepts and focus on site input

• Kaban board is published in the war-room on site
• Kanban transfers the optimized process plan (4 weeks) to site
• Kanban allows for final coordination between Crews

• Progress collection from site using QR code and mobile app
• Ability to link to any QC System: each operation has the required QC Form linked to it

Peripheral benefits such as payment certificate, subcontractor management• Once the BOQs are
readily available, we can link to our Estimate System, in order to do billing and also to check the billing of our subcontractors
• Linking to the estimate and budget can also give us the ability to compare the estimate/ budget to what is happening on site.
Quantifier
Read
• Quantifier will read models of most formats and C3Dx models and generate construction tags (MemberMarks/ Object IDs) based on project specification
Generate• Generate BoQs for construction objects
Write• BoQ and Tags will be written back to CAD models (IFC and C3Dx)
Export• Export Tags and BoQs to native software
Revisions• Options for storing revision, keep existing tags and generate tags only for new object etc
