I hope the New Year is off to a great start!
The 2015 Cat Mountain HOA Annual Meeting will be held at 7:00 p.m. on Wednesday, February 18, 2015 at the Association Clubhouse, 6007 Mount Bonnell Road. You should have received information by mail regarding the Agenda, nominees running for the CMHOA Board of Directors, the 2014 Draft Annual Meeting Minutes, and the official ballot and proxy. Please take a moment to review these materials and exercise your privilege as a homeowner to vote. Your attendance at the Annual Meeting is very important. If you cannot attend, please be sure to fill out the Proxy section of the ballot and drop it off at the clubhouse or mail it to the office in the stamped envelope provided. A legal requirement for conducting business at the Annual Meeting is that at least forty percent (40%) of the homeowners, represented in person or by proxy, must be present to constitute a quorum.
I would like to remind everyone that the HOA dues for 2015 have increased $2.00 per month to $47.00. If you don’t use the coupon book that was mailed to you and pay electronically thru your bank, please update your payment provider so that your account will be up to date. As of early January about half of the

payments we have received have been made at the 2014 rate of $45.00.
Our 20 year infrastructure study is underway. You may see some of the employees of Bufkin Engineering gathering data and mapping our subdivision as a first phase in our study to review the condition of physical assets in the community such as the clubhouse, pool, walls and roads. We are responsible for paving of most of the cul-de-sacs in the Cat Mountain Villas as well as maintaining many of the rock walls in the neighborhood. So it is important that we monitor and plan for maintenance of these expensive capital cost items.
Again, I would also like to thank Jesse for all his hard work throughout the year! He always delivers more than is asked for. If you need anything, just let him know.
As we head into the Annual meeting I would like to thank the gentlemen who have so selflessly served our neighborhood for the past two years. They have been fun to work with and I am glad I can call them friends and neighbors.
Outgoing Board member Lee Blanchard has done double duty by sharing his time and experience with the Cat Mountain Board as well as Chairing the Environmental Control Committee for the past four years. This year has been a very busy year for both groups and Lee has done a fantastic job providing a conduit between the Board and the ECC. Thank you again for your service to the community!
Marc Dully has sat on the board or sat in on board meetings since I recall meeting him back in the mid 90’s. He has been one of the driving forces in the community to maintain property values and control costs. He’s also been a mentor to me the past couple of years and was responsible for recruiting me to serve on the Board. Thanks again Marc for all you do for Cat Mountain.
Davison Grant has been the financial rock of Cat Mountain for many years. His professional experience with accounting has been a huge asset to the community. He’s been a guiding force in our ability to develop and execute a long term capital reserve plan. I look forward to the coming year as we revise our long term plan to move the association into 2030 and beyond.
Finally, I would like to thank Richard Schley for joining the board again last year.
After a term as president of the Board from 2010 to 2012, he knew what he was getting into and still came back after a 2 year hiatus! He brings his experience and knowledge of the real estate market to the board in an effort to maintain property values. Thank you Richard!

Reminder 2015 Maintenance Assessment (Homeowner dues):
The 2015 homeowner dues are now $47.00 per month. I've noticed that many payments for 2015 that were already processed at BB&T (Branch
Banking & Trust) in Largo, Florida still shows homeowners paying the prior year monthly rate of $45.00.
I would like to request all homeowners to inform their payment providers to make their payment with the new rate of $47.00. Also for homeowners to include in their next payment the difference of $2.00 for payments already paid for January 2015.
