CASA S+J HOUSE
Executive Summary:
This report will provide information and analysis about S+J house design by
Architect Luciano Kruk. In term of architectural detail, design concept, architectural
character, zoning, and estimated cost. In addition, in the end of report I provide my
recommendation and conclusion.
The house is exceptional interesting it was inspired through minimalist design
throughout exterior and interior design the whole character is unusual brutalist style
architecture. I believe architect Luciano design the house showcasing his magnificent
idea, with passion and artistic mind he is like an expressionist painter. In his work the
project is look like peace of expressionist painting in form structure. The volume and line
of his architectural work is inspiring to new generation of designer.
About the project, is a private development aiming to accommodate two families at the
same time as well as to be used for rented out. The owner required Architect Luciano to
have a two Bedroom suit and two extra bedroom cabin like with common bathroom.
The concept was inspired through minimalism design and effort to preserve the site.
The result is of entirely design of the house simple modern architecture less used of
excessive ornamentation in form stunning exposed concrete structure.
The design of the house proved to be one the kind and pro environment, however it has
less sustainable design feature, but still architectural design stands out due to it
simplicity design and distinctive character of the house. In this report I include my
proposal for additional floor, roof garden and sustainable design.

Section 1.0
Introduction
Every inch of line that architect drew in this project reflected the dedication of
passion and love for the architecture. In this report, architect Luciano showcase his
distinct style of architecture in S+J house.
Architect background:
Luciano Kruk are based at Buenos Aires and in 2000 where
he got a degree in Architecture at the University of Buenos
Aires. In year 2012 he founded Luciano Kruk Arquitectos
architectural firm, where he has been had innumerable
individual and different housing projects (LucianoKruk,2020).
In 2015, Luciano became part for Argentina in the 9th International Festival of
Architecture and Urbanism “Architecture Week Prague”, which took place in Prague,
Check Republic. At the present he continues to grow as Professor and participating in
different academic activity. His works have been recognized in different countries in
Europe, Asia, and America.
The S+J house is stunning peace of art sculpture in form structure. A recreational house
design with simplicity and minimalist interior. I could say that the house is one of the
best expressionist expression, emphasising the form floating massive volume with linear
line. It like emotional response to create such fascinating structure like Renzo Piano
said beauty could change everything. We can notice that the project is not just ordinary
vacation house it has a unique characteristic the resemblance to five basic guiding

principle of Le Corbusier such as, open space, horizontal window, free façade, absence
of supporting, and flat roof, also it brutalist architecture.
It hard to compare the work Luciano to usual
brutalist style of architecture. His work showing
distinctive style through the expressing
emotional design. Using natural dull color of
concrete for entire house the façade it looks
like common exposed concreate finish.
However, if you look closely the façade has shown a concealed vibrant color that
expressing deep emotion.
This report will focus to S+J house architectural
features such as form, character, as well as its
architectural style which has distinctive style from the
materials used and form construction system. It will
cover the space planning and circulation of the
house. Furthermore, it will evaluate areas and
estimate construction costs. In addition, the I will site
reason for my recommendation for my proposed
additional floor and sustainable design.

Section 2.0
Architectural feature and Design:
The way Luciano executed the design S+J house into reality is such
perfection through his natural artistic idea. One thing we can notice the appearance of
the house is a typical exposed concrete finish, but it has a unique character compared
to the usual exposed concrete houses. Seeing style of the architecture as brutalism with
modern character and simplicity it just proving that how we achieve such simple design
with unspoken magnificent beauty of architecture. For the past century brutalist style of
architecture had been popular in European countries for certain period of time. One
example is Unité d’Habitation, Marseille by Le Corbusier, Boston City Hall, Boston by
Gerhard Kallmann and Michael McKinnel, and Trellick Tower, London by Ernie
Goldfinger (Mymodernmet ,2020). However, Brutalist architecture style most criticize
through to it unappealing its unusual appearance although being appreciated by others.
From simplicity and elegant out of
brutalism style of architecture, Luciano
create exceptional distinctive
appearance of exterior and interior of
the house. He did not give to much
attention to the decorative façade by
letting the building resemble what
could it be by using a technique
exposed concrete finish.

Exterior character has a distinctive floating effect view from the rear adding the brutalist
style architecture. Viewing from the outside of the house design separated in two level
lower box level and upper box level connected with ramp-like stairs for both side of the
house. In doing this Luciano create empty space below the stair which pine tree blend
as part of the house. The connection of space between the nature and inner space is
one important architecture feature. The forest brings vital energy in the house in
blending of the nature and structure.
Interior character of the house has a
consistent pattern from exterior appearance of
the house in form of minimalist design with less
interior furniture. Therefore, the interior space
compress into functional space, in order to to
minimize the destruction of natural vegetation
land. From inner space viewing the outside has a picture window glaze which create
closeness view to outside without disconnect the nature in the house. Moreover, due its
inner partition is made of exposed concrete it required little maintenance. The only of
modus operandi of cleaning is wipe the concrete surfaces especial if has seal agent it
only required to reseal every four years

Section 3.0
Circulation and Zoning
The house is located in the seaside
neighborhood costa Esmeralda Buenos Aires
city. Surrounded by dense pine tree grove and
slightly slope land toward to rear end of the
house. In order to have minimal destruction in
the site only the tree within the building
footprint has been cut. One way of design consideration is to protect the native
vegetation in doing this the house and natural environment connected as one. Also, it
has less destruction to natural terrain of the land by making the house split level so that
the house will have a floating effect and less attachment to natural ground soil.
The design challenge S+J house is to accommodate two family at the same time as per
client requested. As design process orthogonal grid organizes the house’s structure and
space. Architect Luciano separated the level of the house into two space upper box and
lower box. Lower box is where the basic space of the house located dining area,
kitchen, and living area. The space in the lower is been compress into exact functional
space needed, that could accommodate two family for different activity. The main entry
is located to lower box level, from the outdoor stair connected to first flatform where will
have direct connection to living area, dining area.

For the space circulation of
the house, the user had a
smooth flow to navigate the
inner space from the main
entry to end of upper
flatform. First flatform of the
building it has compact
space for the three basics space (dining, living and kitchen) of the house. The compact
space allowed the user to have short distance space to each part of the house. In the
second flatform where is the two master’s bedroom suit and two bedroom cabin like with
common toilet and bath. The rise of second flatform create zone separation viewing
from outside and inside of the house.

furniture. Only functional pieces of furniture have been used and the color of the house
are consistent in one tone. Even though the entirely house exposed concrete finish is
still create elegant atmosphere interior.
The upper box is one of special architectural design it creates floating effect in rear view
of the house. Luciano take advantage on the natural terrain of the land by making upper
box level of the house. In this where four bedrooms located. Whereas, each room have
maximum view in rear part of house surrounded by dense pine tree. The design has
distinctive emphasis to had smooth connection of inner space to exterior view through
creating wide window (picture window).

Section 4.0
Construction System and Materials
It is obvious in the appearance of S+J house the architect specified
concrete as main material for finished. At first glance, maybe not all people will
appreciate the exposed concrete finished. However, considering the location, natural
disaster and architectural style, concrete materials delivered unique appearance and
structural stability.
Construction System
The construction system of S+J house is a frame/shear-wall hybrid system.
This system is commonly found in a commercial development or high-rise building. The
system utilizes the three-dimensional space frame of gravity load and shear wall to
resist lateral load (Engineersdaily, para. 4, 2014). System is commonly supported
through flat slab structures it could be also two-way slabs with beams. In the case of
S+J house is a square plan symmetrical with centrally load. The center of lateral load
consisted of shear wall to act as support the gravity load of the house and resist the
bending horizontal and vertical. In the way Architect Luciano design S+J house the
supported bearing load located in the center of both flatform lower box and upper box.
Materials:
The S+J house is built in linear poured concrete for entire structure with dark
bronze aluminum framing for glazed window and wood flooring in exterior portion of the
house and concrete finish flooring in interior. The brutalist style of the house emphasis
the rough exposed concrete for all side of façade. From the front elevation it showed the

wide cleared glaze combined door and window with dark bronze aluminum frame. The
color of the frame of the door and window perfectly done by Architect Luciano it
emphasizes the separation of two different materials in the project, between concrete
finish wall and aluminum frame.
The advantage S+J house using
concrete as main materials,
concrete is durability and is a
ubiquitous material that mostly
available anywhere, from the
Greek period concrete is proven to
be effective for flexibility and
material. In additions concrete is highly fire rated structure, it will last for long time one
of the important aspects of sustainable design, concrete has good performance in high
risk areas for flood, hurricane, and earthquake resistance as long is properly design.
However, compare to other materials concrete is one of the expensive materials, as well
as not everyone like brutalist look of exposed concrete. But still, concrete has many
advantages in term of construction, like how the S+J house form the structural design in
application of frame/shear-wall hybrid system in using concrete for architecture design
is properly executed.

Section 5.0
Conclusion
S+J house design by architect Luciano, offer magnificent brutalist style of
architecture. From the architectural finished used of raw concrete as main materials and
combination of aluminum frame window. By seeing the architectural style is has
resemblance to the five basic guiding principle of le Corbusier with wide window, open
space, and free façade. In addition, the inner space has connection of the exterior
surrounding of the house, as evidenced the house design was greatly adapt to the
surrounding environment through blending of natural vegetation to structure.
The house has 179sqm. interior space and with approximately cost of
138,608.50 dollar. The majority of the interior space allocated to the bedroom has a
26% and exterior space has a 24%, while the living area, dining area, and kitchen area
has been zone in compact space in lower flatform of the house in total percentage area
is 58.62%. Also, the two-bedroom suit, and cabin like bedroom at upper flatform has a
total percentage of 36%. The majority percentage of the cost 61% for construction of
lower flatform and upper flatform is 36% in total cost.
The house had exact space to accommodate the user need of space. the lower
flatform where dining, kitchen, and living area was design in the manner of compact
space, basically just to accommodate the basic need of the user. About the upper
flatform where the bedroom is located has a centralized zone for the private space. the

separation of the space made an intimate private space for the user. As vacation house
and Rentable vacation house the main the feature of the space is the exterior perimeter
of the house where the guess and owner can enjoy the scenery of the surrounding.
However, the interior space had limited space for the recreational activity, therefore the
user needs to expand the activity outside of the house, in considering the weather
interior space more practical and advisable.
All in all, from this report S+J house is valuable example of modern design
architecture, from the zoning of the space in compressing and maximizing the area. As
well as the design of house blend to the surrounding with minimal destruction on site. I
gained more information about the important of zoning of space and finer understanding
for execution of design application and concept. I believe the trend of the design will be
more practical, economical and minimalist.

Section 6.0
Recommendation
S+J house, I found it already finer decent design for a vacation house also the
architectural style, design and structural design exceed from the conventional design of
the house I could say that the house is one the exceptional design. However, in my own
opinion the house needs to expand more space to accommodate the needs of space for
recreational activity. In this content I will site the reason for my proposal of additional
floor and additional sustainable design.
Firstly, the space planning of the house is compact space which were there is lack of
space to accommodate the needs for a recreational activity. the owner aim to rented out
house and also to used by two family at the same time. The only space the they can
expand is exterior space if we considering the unexpected changing of weather exterior
area will be inconvenient. Secondly, to have more privacy between two family, the
upper flatform is well separated space for privacy unlike the lower flatform has a
compact space. Compact space could be drawback for the privacy needs of each user
of the house. If we can have more separation space user could have private moment to
relax and enjoy the beauty of surrounding. Lastly, lack of sustainable design, the design
of the house for energy consumption and water consumption are conventional design.
although the house has already incorporated sustainable design it will be better if will

have additional enhancement of the design for sustainability to lessen the used of non-
renewable resources.
I strongly recommend for additional second floor it will be use for indoor recreational
activity. It will enhance the return of property investment, if the owner going to lease the
house, additional floor could increase the amount of cost contract of the house at the
same it will increase the value of the house. Also, proposed second floor will
compensate the lack of space and also will provide more private spaces for the user.
Furthermore, it will boast more comfort, enjoyment and satisfaction for the user. In the
end, I believe that expansion of the house will not only increase the market value of the
house also will provide convenient, comfort, stress free environment, and increase the
increase the efficiency of the home.
Secondly, I recommend to provides sustainable design strategy through applying
renewable energy system by harvesting natural resources. The idea is to create
sustainable environment for the inner space of the house through providing basic
sustainable design, passive cooling design, used of renewable energy, promote
biodiversity, and enhancement of green architecture, as well as to contribute to create
sustainable architecture. For instance, energy efficient like solar panel may lower the
expenses and compensate the investment expense. Also, by providing, rainwater
harvesting system will it help to reduce the demand of ground water, provide a
sustainable source of water, and rainwater will use for irrigation of garden and cleaning
of some common areas. By providing additional sustainable design the S+J house will
be more dynamic as home.

o Consider the Urban Agriculture by providing space for roof
garden, and other form of urban agriculture.
o Rainwater harvesting.
Rain water harvesting a strategy to collect rain water at roof will use for irrigation of garden and cleaning of some common areas.

Rain falls throughout the year in Buenos Aires. The most rain falls during the 31 days centered around October 15, with an average total accumulation of 7.4 inches.

In annually we can save approximately 28,053.88 gallons
Recycle materials that still can be used
o lumber and scrap wood.
o Reused structural steel
o Provide recycling centre in the site where disposed material that
can still be used and developed.
Improve ecological value
o Maintain and enhance the existing flora in the site.
o Provide landscapes and water features.
o Consider ecological cycle between the site and the users.
o Provide long term development that will support sustainable
development in the site

The approximate total construction cost
of S+J house is $138,608.50. As shown in
the percentage pie chart the interior
space most invested portion of the
house. as anticipated for vacation
house more investment for interior
usable space. to cater the design
requirement for vacation house. In total 61% of the fund dedicated to lower-flatform
distributed to area space, porch has a 17% followed by 13% for living area, third
12% for kitchen area, lastly 10% for stair. For upper flatform with 36% in total
distributed to bedroom suit of 14% followed by 8% for bedroom 1 & 2, third toilet and
bath with total percentage of 6%
For the area percentage of S+J house
in lower flat-form total percentage is
59% and upper flatform is 36%. For
exterior area percentage porch is obvious
has highest percentage with 24% almost ¼
of the whole area followed by interior area
bedroom suit of 16%, next is living area with 11%, fourth is both stair and two cabin like
bedroom with 10%, fifth is dining area 9%, followed by 6% kitchen area, both hallway and
toilet with 4%, lastly 5% for combined percentage of garage and service.
In the summary, the total Net floor area of S+J house 179.47 sqm. and gross floor area of
189.88 sqm in term of construction cost approximately amount of $ 138,608.50 in total cost.
