The cottage is in easy reach of the carpark and backs onto woodland and has a fabulous open outlook over the Green to the front. The property is part of a Country Club and Spa holiday complex and enjoys the benefit of a good variety of sports and leisure facilities suitable for all the family. The facilities at the West Bay Club include an indoor swimming pool, an outdoor children's paddling pool, children's outside play area, tennis courts, squash courts, fitness suite, gymnasium for various sports activities including badminton, table tennis, volleyball, basketball and netball. Also there are various spa treatments including steam and sauna rooms and various therapeutic body treatments and massage. ADDITIONAL INFORMATION Are the cottages sold as Freehold or Leasehold? The majority of the cottages on site are leasehold sold on a 125 year lease. Most of the leases are dated March 2006. How long can I stay in my cottage? This is a matter for each owner to decide. However the cottages are holiday homes and the lease does not allow for them to be used as the primary permanent residence. Are all mains services connected? Yes each cottage has its own meter for gas, electric and water. Are pets allowed? No we do not allow pets on site. Can I let the cottage myself? NEW PROPERTY RELEASE: LETTINGS WITH DORSET HIDEAWAYS As soon as the contract completion has taken place on your property you are free to organise holiday rentals and to book your own personal stays. As the new owner you have two options available. If you wish to rent your cottage out then you will need to sign an agreement with Dorset Hideaways, who will manage all of your property lettings for your guests and for you, as owners, OR, you may wish

to keep your cottage out of the rental pool and use it solely for personal use, in which case you do not need to sign an agreement . The choice is yours. Please review your lease to ensure you are aware of the terms and conditions around personal usage. If you decide that you would like to rent your cottage, please contact Dorset Hideaways direct on 01983 766112 to discuss further. HOUSEKEEPING & COTTAGE MAINTENANCE In addition to setting up your holiday lettings agreement with Dorset Hideaways you will also need to organise for housekeeping and cottage maintenance services for both your guests and Owner stays. You are free to organise these for yourself OR these services can be organised via a local company, Fina Casas, who are based on the West Bay site and of fer a host of services that can be tailored to your needs. Owners can book ferry crossings with Dorset Hideaways. Preferential rates are available and Dorset Hideaways will supply tickets to Owners based on their preferential pricing arrangement with Wightlink. Any amendments to bookings are also managed via Dorset Hideaways. From time to time the ferry services may offer special priced tickets that are not covered within the discounted rates. In these instances it may be beneficial to purchase direct with the ferry company. Only to friends and family as all commercial lets must be with Dorset Hideaways – more information below. Who is responsible for the maintenance of the cottage? The Owner of each cottage is responsible for the cost of cottage and communal maintenance. Owners will need to organise cottage maintenance services and The West Bay Club will organise communal maintenance – more information below. It is the responsibility of Owners to organise holiday lettings and housekeeping and cottage maintenance for your property through the relevant service providers, details of which are included below.

SERVICE & MAINTENANCE PAYMENTS - COMMENCEMENT & FREQUENCY: The communal aspects of the West Bay site are managed by the in-house team and these services are charged via an annual service & maintenance charge that is payable pro-rata from the date of property completion. West Bay will raise a pro-rata bill for the ground rent. Ground rent is an annual fee that runs from 1st January to 31st December and is currently a rate of £341.81 inc VAT. Ground rent is reviewed every 3 years and is due for review at the end of 2020 year (31st March 2021). Maintenance payments are collected monthly - either by Direct Debit or Standing Order. Maintenance payments are reviewed annually and run for the period 1st April to 31st March. Maintenance charges by cottage can be obtained on request through West Bay's solicitors. Maintenance charges include the following in addition to general site maintenance, management and insurances: Business rates TV licence Cottage Wi-Fi SERVICES: Utilities - gas, electricity and water are reviewed annually and recharged to Owners on a quarterly basis for the periods March, June, September and December. SINKING FUND: In addition to the annual service and maintenance charges Owners are liable to contribute to a sinking fund for major works to be carried out. The sinking fund is a variable charge and can be obtained on request through West Bay's solicitors. INDICATIVE REVENUES: Since the historical earnings information for each cottage type is subject to current Owner data protection any information pertaining to previous revenues and future earnings should be obtained by request through your solicitor. Indicative earnings based on prior year, per cottage type, are available for you. MEMBERSHIP FOR FRIENDS & RELATIVES: In line with the lease agreement for each cottage a number of name allocated complementary Country Club membership passes will be provided to Owners for your personal use. These will allow you free access to the gym and swimming pool and free entry to a number of classes and activities in exactly the same way as our other non-owner Country Club members. Each named pass will also be provided with 7 x complementary one-day owner guest passes to offer to friends and relatives providing the same extensive use of the Country Club when accompanied by one of the allocated Owner members.
