challenges. Simply put, Canlight Hall
goes for it.
“Property management is a business in
transition,” says president, Donald Kason,
from his corporate headquarters in
Mississauga. “The challenges of growth
in the industry, and how it should adapt
and improve are a conversation we are
constantly having. We want to help lead
the industry forward. Our approach
is not passive. We are always striving
to understand what we need to do in
order to make things better, and actively
working on new procedures and systems
to accomplish those goals.”
Kason joined Canlight, a company primarily
focused on investments, syndication and
development, in 1991 when he was hired
as the controller and with a mandate to set
up a property management department.
Today as the company’s president, he
marvels at how much the operation has
evolved and expanded over the years.
“essentially, we grew out of the real estate
recession of 1990,” Kason explains. “Many
buildings were orphaned when property
management companies disappeared.
Due to established relationships, financial
institutions came to us and asked if we
could look after their buildings. There
were very limited options back then, and
so we reaped the rewards.”
at the time, Canlight managed about a
thousand units, mostly townhouses, but
the referrals kept coming, particularly from
lawyers and other professionals who had
investment units in need of management.
Then there was a shift in the marketplace
and units became more owner-occupied;
Canlight grew and gained significant
experience in condominium management.
Canlight acquired Hall Management in the
Fall of 2003 and instantly grew to 5,000
residential units plus a million square
feet of commercial space. This not only
enlarged Canlight’s portfolio but created
a company with a wider range of expertise
forming the now Canlight Hall.
“We have seen the industry go through
some ups and downs,” Kason reflects,
“But we are proud of our long term
relationships where we have been able
to add value and stability for our clients’
assets. Our focus has not been on growth
to become the largest company, but on
our core competencies, profitability and
providing great service.”

Canlight Hall:Bringing together experts in all aspects of Management
Canlight Hall experienced further growth through the acquisition of
Enhanced Management, led by Laura Lee, in March of 2012, in an effort
to strategically build their team of experts. Canlight Hall was looking to
gain scale and deliver a higher level of service by building a well-rounded,
senior team. Laura Lee, an industry-recognized expert, is passionate
about mentoring and educating managers and now serves as Director of
Operations and Training for the company.

“We were hearing great things about laura’s company, her education programs, and some of the things she was striving for. We believed that laura and her team were a good fit and would only make us better and stronger,” says Kason.
The move not only helped the company branch into a new area of employee training and development, it brought them into the Toronto core.
“Canlight Hall was strategic about its growth and also about the clients it wanted to manage,” says lee. “Bringing the back office support and expertise
from Mississauga into Toronto made good business sense. Because enhanced Management’s portfolio was based in the Toronto core, our portfolios complemented each other.”
Continued GrowtH and developmentThrough another strategic acquisition, which became effective in July of 2012, Premier Property Management joined the Canlight Hall team bringing its principal robert Kelava along with it. as a recognized leader in his field with proven expertise, robert was an excellent addition to the management team.
“robert brought an innovative leadership and management style that was compatible yet different from our own. He helped the organization in some challenging times. His portfolio was rental and investor driven, but with a number of condominiums. Once again, it was a good fit,” says Kason.
“Today, i think our blueprint is slightly different in that we look at our buildings, not just from a management perspective but as an investment,” reflects Kelava. “Part of our mission is to improve the equity and the value of the buildings. So while we provide the service, we also

assess and evaluate each individual property and what is needed to sustain it, as well as maintain it. We don’t just run it as is. We improve it.”
Canlight Hall’s construction and project management service run by Kason and Kelava is comprehensive and includes rehabilitation, renovation and retrofit projects.

anotHer new BeGinninG On October 11th 2013, Canlight Hall publically announced their merger with Samuel Property Management, marking the beginning of another transition
involving the integration of two reputable industry players: gino Sisera, Samuel’s President and CeO, and Domenic Chiarini, its regional Manager.
“i am excited about what the future holds,” says Sisera, projecting on what’s to come with Canlight Hall. “i was impressed from the very beginning, when i started looking into their company. i liked their attitude and culture. and based on all the senior management’s background and expertise, this merger makes perfect sense. i am a very technical oriented person and i know all about construction and building automation systems, while Domenic with a construction/accounting background, is more finance-minded. With Samuel’s additional 4,645 units, Canlight Hall now boasts an impressive
8,800 condominium units and 1,150 residential rental units under management along with 250,000 sq ft of commercial/retail space in its portfolio, placing them among Ontario’s top ten condominium property management firms.

Our leader - Donald holds a degree in economics and received an MBa in finance from the Shulich School of Business. He qualified as a Chartered accountant in 1987 with Price Waterhouse, working in a group specializing in serving the real estate industry. Don has over 35 years of experience in real estate asset management, development and property management. Don oversees Canlight and its affliated companies including a real estate Brokerage and niche Development Company.

Our project and facilities management expert – gino is the newest member of the team, having merged his company with Canlight Hall in October 2013. He is an active member of the international real estate institute (irei) and the Canadian Condominium institute (CCi). Over the last 25 years gino has utilized his depth of knowledge and expertise in construction and building automation to manage some of the most unique properties and associations in the City including university of Toronto. His clients appreciate and value that beyond day to day management, they have a technical resource on staff capable of assessing and resolving any complicated situation.

Our financial and taxation expert - Samson is a Certified general accountant (Cga). He is responsible for overseeing the accounting department and team who provide timely follow up on arrears, payables, payroll, financial management and preparation of monthly financial reports. Our training and management expert - laura holds her rCM (registered Condominium Manager) and her aCCi (associate of CCi) accreditations. in her role at Canlight Hall she is responsible for the development and implementation of corporate procedures, training of all staff and she also oversees a Toronto Portfolio of exclusive Condominiums. laura served seven years as a Board member for the association of Condominium Managers of Ontario (aCMO), including being president for two years. laura taught the aCMO management courses for over twelve years at the college level and continues as our in house aCMO trainer. She has been a regular speaker and author for both aCMO and CCi including director courses. in 2005 laura received the highest honour from her fellow colleagues in the industry by being awarded Manager of the year for all of Ontario recognizing her efforts in education for the industry.

Our condominium team at Macdonald Sager Manis, LLP, has extensive experience in land acquisition, municipal and planning approvals and appeals, and bringing projects to market. Our team also works closely with condominium corporations to address all of their corporate and litigation needs, including enforcement proceedings and the drafting of rules, by-laws, amendments to declarations, shared facilities agreements, co-operative agreements, and section 98 agreements. with significant enhancements including
adopting the proposal for a Condo Office,
which will serve four functions. it will be
responsible to 1) educate the public on
all Condo matters, 2) regulate and license
property managers, 3) create a new more
efficient dispute resolution mechanism
and 4) maintain a new, public ‘Condo
registry’. “Ontario is leading the world
