Smaller households, smaller homes

Protect yourself from the chill

Canadian households are shrinking,

according to Statistics Canada data.

Seven decades ago, the average

household consisted of 4.3 people; by

2011, the average size had dropped to

2.5 people per household.

While the majority of Canadian

homes over the last century were

built to support larger families,

nowadays one or two people make

up the majority of households. This

is why condominium living have

become increasingly popular.

The impact of smaller families on

the Canadian housing market has

been signifi cant, spurring a dramatic

change in the types of homes and

apartments being constructed.

The introduction of townhomes,

lofts and condominiums is e� ectively

servicing smaller families and singles

who need homes and nearby

amenities. While larger homes are still

a need for some, the next time you

see another crane in the air keep this

new demographic dynamic in mind.

The move was intended to mostly

impart a slight cooling on Canada’s

hottest and most expensive real estate

markets – Toronto and Vancouver.

But the federal government’s

recent decision to raise the down

payment requirement for new insured

mortgages from fi ve per cent to 10 per

cent for the portion of the house price

above $500,000, could well have other

unintended consequences.

In particular, Calgary is among those

markets that these new rules could

infl ict additional cooling upon, at a

time when conditions are already chilly

enough.

Prospective buyers have a few

choices: buy before the new rules

take e� ect Feb. 15, 2016; fi nd a way to

increase your down payment; or look

at properties of less than $500,000.

Find a way to protect yourself from

this additional chill, until later in 2016

and 2017 when the Calgary economy

and housing market is expected to

begin warming up.

the biggest investments you’ll ever

make. If you’re just starting to look,

there are a few steps you’ll need to

take before you can buy a home.

Determine how much you can a� ord

First, you have to determine what you

can a� ord. Your a� ordability is based

on your household income, your

current monthly debt payments and

the costs associated with owning a

home (such as property taxes, heating

costs, and condo fees).

A lender will also look at two

ratios to fi gure out how large your

mortgage can be. The fi rst is called

the gross debt service ratio. Your

monthly housing costs for (principal

and interest, taxes, and heating costs)

shouldn’t be more than 32 per cent

of your gross income. The second

is called the total debt service ratio,

which includes your housing costs

as well as any loan expenses (such

of fi rst-time buyers expect their

parents or relatives to help pay for

their fi rst home.

fi rst mortgage rate you fi nd, you

could end up paying a lot more.

Let’s assume the following: you

plan on buying a $500,000 home

with a $400,000 mortgage, your

amortization period will be 25 years,

and you have a fi ve-year fi xed rate

of 3.5 per cent. That means your

total mortgage payment will be

$1,997 a month.

But if you do a little research, you

could save some money. If you’re

able to get a mortgage with a fi ve-

year fi xed rate of 2.5 per cent, your

payments will be $1,792, a di� erence

of $205 a month or $2,460 a year.

That’s why you should look for the

best mortgage rates.

You need to be ready fi nancially

before you’re able to purchase a

A: “Social media is a popular tool to use when researching buying

almost any product nowadays, including purchasing a new home,”

shows that Canadians spend an average of 36.3 hours browsing

and visit approximately 80 websites in one month’s time (source:

Many of these people, she says, are using their mobile devices such

as smartphones and tablets to visit sites like Facebook and Twitter. So,

it’s not surprising that with the growing popularity of social media, more

home builders are providing useful and relevant information on social

media for consumer’s convenience.

Welcome to 2016

Intelligence House is beginning the new year with a general review of how economic experts expect key provincial indicators to perform throughout 2016. For this exercise, we’ve studied the comprehensive survey of provincial outlooks published by the Alberta Treasury Board and Finance, in conjunction with their most recent provincial budget, as well as the Canada Mortgage and Housing Corporation’s winter outlook for Alberta’s housing market.

In general, today’s provincial outlooks call for moderate economic performance under the expectation that the price of oil will average marginally higher in 2016 by comparison to those experienced prior to 2015. This expectation is different from the general expectation issued last January when many economists assumed oil prices would grow consistently throughout 2015 and 2016. With this new scenario, a new reality has set in and the expectation for Alberta’s labour markets and corresponding net migration levels in 2016 are in general, moderate.

That said, the net economic outcome of 2016’s labour market (real GDP) is expected to outpace 2015 levels, which will encourage stronger household income growth. In turn, annual resale housing transactions in the province are expected to reach similar levels as experienced in 2015, keeping housing prices in this market marginally higher on average.

Provincial new housing starts are, however, expected to contract as the market for new homes focuses more on selling current constructing inventory. This will help relieve any downward price pressure that might otherwise occur if the level of unsold completed new homes were to increase.

The table below provides a summary of the forecasts reviewed in the above interpretation.

Welcome to 2016

Intelligence House is beginning the new year with a general review of how economic experts expect key provincial indicators to perform throughout 2016. For this exercise, we’ve studied the comprehensive survey of provincial outlooks published by the Alberta Treasury Board and Finance, in conjunction with their most recent provincial budget, as well as the Canada Mortgage and Housing Corporation’s winter outlook for Alberta’s housing market.

In general, today’s provincial outlooks call for moderate economic performance under the expectation that the price of oil will average marginally higher in 2016 by comparison to those experienced prior to 2015. This expectation is different from the general expectation issued last January when many economists assumed oil prices would grow consistently throughout 2015 and 2016. With this new scenario, a new reality has set in and the expectation for Alberta’s labour markets and corresponding net migration levels in 2016 are in general, moderate.

That said, the net economic outcome of 2016’s labour market (real GDP) is expected to outpace 2015 levels, which will encourage stronger household income growth. In turn, annual resale housing transactions in the province are expected to reach similar levels as experienced in 2015, keeping housing prices in this market marginally higher on average.

Provincial new housing starts are, however, expected to contract as the market for new homes focuses more on selling current constructing inventory. This will help relieve any downward price pressure that might otherwise occur if the level of unsold completed new homes were to increase.

The table below provides a summary of the forecasts reviewed in the above interpretation.
