When someone asks me, “Why should I join the Chamber?” I re-ply, if you’re not printing your own money, you should join the Chamber to improve you potential for success, to better control your business costs, and to join other business leaders in promoting a sustainable economy for Falmouth. And when I’m asked, “What has the Chamber done for me lately,” I reply that over the past 98 years, the Falmouth Chamber of Commerce and its members have successfully worked to improve the quality of life in Falmouth by working to pro-mote business, education, culture, and the civic interests of Falmouth and we continue to do so with zeal.

Today, the Falmouth Chamber of Commerce is relevant throughout the area and by being accepted as a member by the Board of Directors you immediately have a year-round offi ce on Main Street with confer-ence facilities and rack-space for your business cards and brochures. You get a professional staff of fi ve who daily take calls, respond to in-ternet inquiries, and guide thousands of visitors and residents to you and to the other members of the Chamber. The staff is always there to assist you with advice and guidance in many facets of business.

Membership in the Chamber includes outstanding networking and social opportunities with hundreds of other members who are active in business, civic, social, and public endeavors. Members have free to low cost group advertising and educational opportunities to remain informed and competitive. Members gain access to special group medical and dental insurance plans for themselves and their employ-ees. Being a member gives you a voice before government offi cials and political leaders when you need to be heard. The value of a single referral or contact in many instances recaptures the investment.

While there are many more benefi ts than I have space to enumerate here, perhaps the most valuable component of membership is that all members are invited to actively participate in the affairs of the Chamber; to guide it, to lead it, and to help mold it for the future. Ev-ery new member enriches the pool of business expertise, professional wisdom, and the qualities of our leadership.

So, remember, if you care about your customers, use good business practices, are involved in the community or want to be you should join your Chamber and work with colleagues who do care and are involved. It’s a smart and value-packed investment.

Maura, Michael, and I will take your call and welcome your visit.

Jay ZavalaPresident

Jay Zavala, President

Dear Falmouth Chamber Staff,Here’s a quick letter of encouragement and to say thank you for

all you do at the Chamber. Since relocating my family from Chicago early last year in order to become a Territory Manager for KenMark Offi ce Systems, I have made every effort to attend as many Chamber events as I could. I have been to numerous Business After Hours as well as many of the other functions that you host and it has truly helped me begin to plug in to one of the vital communities that I serve here on the Cape.

Not only are your meetings interesting and relevant to my busi-ness, they have served to open up doors and start relationships that otherwise might not have happened. It was just the other day that I attended the January Business Education Lunch where I came away with 2 referrals from local business owners who will need my services in the very near future.

As I look back on last year I can count numerous times that a contact I have made at a Falmouth Chamber event has turned into a business opportunity for myself and KenMark. Please keep up the hard work that I know you do in order to help all of our businesses continue to prosper and grow.

Happy New Year from KenMark!

ciable assets. The new laws cap the ITC at $25 million annually.

• State 10% abandoned build-ing tax deduction for costs associ-ated with renovating an abandoned building.

• Local Tax Increment Financ-ing provides a negotiated fi ve to 20 year real estate tax exemption based on the increased value of the project property due to new construction or other signifi cant improvements.

• Local Personal Property Ex-emption provides a negotiated per-sonal property tax exemption from fi ve to 20 years on new and existing personal property with Tax Incre-ment Financing, or

• Local Special Tax Assessment, a negotiated four to 20 year property

tax exemption on the total base value of the project property.

After you have identifi ed the avail-able incentives and determined that the program criteria meet your proj-ect requirements, you must receive approval from various town and city boards and eventually, the state. Hav-ing diplomatic negotiating skills are essential as you will need to present an informative and engaging project plan at several community sessions.

The primary objective is to secure the required votes at Town Meeting or a city council session by illustrat-ing how your business expansion will create economic success for all of the stakeholders involved. Explain how this expansion will create new jobs, generate new tax revenue and infuse cash back into the local economy.

Keep in mind that even after in-centives are secured, there is still work that needs to be done. Annual compliance reports based on the business commitments of the real estate expansion need to be fi led in order to maintain such incentives.

A real estate expansion is an ex-citing chapter in a company’s history. Taking the time to learn about, apply for, and secure government incen-tives for your company’s expansion and growth will keep your company on the fast track to success with the realization of long-term fi nancial benefi ts.

In recent months, the country’s top economists have predicted that the recession is ending. While it may still take a while for many to feel the effect, there are already signs that the economy is improving.

Although some Massachusetts companies delayed their expansion plans due to the economic climate, many recession-proof companies continued to thrive and expanded their operations across the state in 2011 due to a growing demand for their products and services. In turn, these expansions sparked economic development during challenging times by creating new jobs, increas-ing tax revenue and infusing cash into the local economy.

While a soft market and a busi-ness-friendly location will generate some savings, in order to maximize a real estate investment in the long run, companies should investigate available local and state tax incen-tives. These valuable incentive pack-ages are available to companies that have real estate expansion plans, such as: an on-site facility expansion; the purchase of new machinery and equipment; the lease or purchase of a new facility; the hiring of additional employees; or searching for that ide-al land parcel. Knowing where, when and how to fi nd and access these programs is the key to saving thou-sands—even millions—of tax dollars in the future.

To learn if your client or company is eligible for these incentives, here’s what you need to know:

First, fi nd out whether your com-pany is located in an Economic Tar-get Area (ETA). In order to apply for and receive state and local incentives, your company must be located in one of the state’s approximate 210 ETAs. Eligibility is based on state statutory criteria. However, under legislative changes effective January 1, 2010, incentives are available in non-ETAs if the project meets specifi c criteria. Falmouth is in an ETA.

Planning a real estate investment? Tax incentives may be available if you plan to renovate a leased or pur-chased building or construct a new facility.

Does your company generate sales outside of Massachusetts? This is a must in order to be eligible for state and local incentives.

Are you planning to create new jobs with this expansion? If so, you could receive “Certifi ed Project” sta-tus. However, timing is essential and incentives need to be secured prior to site commitment. This designa-tion allows your company to access a variety of incentives such as:

• State EDIP investment tax credit (ITC) for qualifying depre-

THE VALLE GROUP

The Valle Group of East Falmouth recently completed one of only 31 certifi ed Passive Houses built in the United States. A Passive House is one of the world’s most energy effi cient homes, built to a rigorous standard set by the Passive House Institute for air tightness and insulation. By us-ing solid building science to reduce its ecological footprint, a Passive House is the frontrunner in today’s green construction industry.

The East Falmouth home is ap-proximately 2,000 square feet and was built using traditional wood-frame construction techniques in-cluding 17" thick exterior walls and a full photovoltaic solar array for electricity and hot-water produc-tion. R-values far surpass those of a standard home; including R-105 in the ceiling, R-72 in the walls and R-77 in the fl oor. Current energy codes for a home built in Massachu-setts would be R-38 in the ceiling, R-20 in the walls and R-30 in the fl oors.

Nothing like starting the year by sharing an enjoy-able meal with old friends and new and listening to valued leaders of the community share their measured economic forecast for the year ahead.

Such was the case when almost 40 members and guests of the Falmouth Chamber of Commerce met at Peking Palace, 452 Main Street, on a cold and rainy Thursday noon to gain insight from a panel of local business leaders who discussed the 2012 economic outlook for the local Falmouth economy. The discus-sion focused on factors that drive our local economy, such as investing, borrowing, and the home and con-struction markets.

The panel consisted of Chris Wells, President and CEO of Martha’s Vineyard Savings Bank and the Bank of Woods Hole; Jim Foley, President of Foley Real Es-tate; Bill Gindra, Financial Planner, Ameriprise Finan-cial and Mike Burton, President, Slade Mortgage. Not only did these panelists bring insights into key ele-ments of the local economy, they also run businesses and are faced with decisions about marketing, capital expansion and hiring as they face a new year.

The lunch was excellent, networking was outstand-ing, and information was truly insightful—well worth coming in from the cold.

Falmouth Forecast

by Michael KasparianThe Falmouth Chamber of Com-

merce has the pleasure and responsi-bility of serving the needs of a wide variety of businesses, not just one distinct group or industry. As we all know, tourism is tremendously important to Falmouth and the suc-cess of that industry benefi ts every-one. In the Tourism world, it is all about getting “heads in beds” and we work diligently with our accommo-dations industry to do just that. Of course when more tourists come to town, not only do they spend dollars at hotels but they also patronize our restaurants, retail stores, and local attractions including the wide vari-ety of artistic and cultural offerings which are available in Falmouth.

There are other industries in town which do not necessarily cater to tourists, but more often to full time residents. We literally have hundreds of companies that employ our neigh-bors while providing services to those of us who call Falmouth home all year long. Some of these include builders, landscapers, plumbers, electricians, sign makers, attorneys, accountants, hair stylists, repair sta-

tions, and the list goes on. Of course many of these businesses also experi-ence an increase during the summer months, but not just because of an increase in tourism.

Second homeowners who call Falmouth home during the summer months have an impact on all of our industries and statistics show an in-crease in the numbers of people who are purchasing summer homes here. Not only do summer residents fi ll our restaurants and retail spaces, but their extended families and guests do too. Our summer neighbors employ many of us who live here year round by purchasing the goods and ser-vices we provide and help to make Falmouth a better place by providing an expanding real estate tax base. The economic fortune of Falmouth is not tied solely to tourism or the service industry, but rather in the manner in which the two are connected.

Over and over we hear about what a great place Falmouth is during the summer months when tourists come to the Chamber’s Visitor Center for information. One of the common comments is how great it must be to live here year round. For those of

us who do, we know this to be true and delight in the notion that we are fortunate enough to call Falmouth home.

These are the same people who come back to Falmouth each sum-mer because of the terrifi c experi-ences they have as tourists and make up a measurable percentage of those who end up purchasing a second home at some point. Then not only do they patronize our restaurants and retail establishments during the summer, but also support our other service providers who benefi t from their needs.

So, the terrifi c experience that a visitor may have during a summer vacation not only affects the success of that particular season, but often leads to a stream of revenue to our non-tourist service related business-es down the road. In this manner, all Falmouth businesses are connected and help to support each other.
