Welcome to this edition of HOUSEmagazine. What a summer we have had inthe world of property. A record sales moth forus in July, most unusual given it was aheatwave and the threat of one of thecountry’s biggest agents in freefall.
Countrywide group have had to go back to the market for ahandout to keep going which as one surveyor put it to me, greatfor your business. I have to say I don’t necessarily agree. SHHwho are owned by Countrywide were always the market leadersand probably have an ex employee in a lot of the West ofScotland’s most successful independent agencies. A benchmarkfor which we aspired to back in the day. However as the marketchanged and online was becoming more prevalent and‘corporates’ carried on thinking they are too big to go down (‘weare Countrywide’) people like me decided there was a betterway. Take what we’ve learned and apply to a moremanoeuvrable, less stuffy, less salesy environment and apply toour own. Hopefully, according to our reviews that’s what we’veachieved. I just wonder where the new generation of us agentsare going to come from?!
I touched on it in the previous paragraph; reviews. Everyonedoes it, the hotel you are going to, the car you are looking to buy;information gathering, we area all at it. Estate Agency is nodifferent. Since the turn of the year we have asked both buyersand sellers to review their experience with us. It allows us toknow how we are doing in the eyes of the buying and sellingpublic. A great source of knowledge can be gathered if youhaven’t chosen an agent and you aren’t familiar with who isprominent where you live. I challenge all sellers to review thecompetition. It hopefully helps make their mind up!
At the time of writing, Zoopla had launched letting properties onFacebook. We have been using all the social media platformsagain since the turn of the year and the response has been
wonderful. Is this the prelude to properties being sold on theseplatforms and the need to be on the UK’s most expensiveproperty portal??? Maybe! We have joined the OnTheMarketportal as well now to continue to extend our exposure to thewhole market.

While three in five buy to let investors (56%) want to keep orbuy more rental properties, two in five (44%) are looking tosell. The majority of UK landlords still view it as a money-making asset class but think it will be on the decline in thefuture. As the market consolidates, buy to let owners arepolarized across the country, with tough decisions to make onwhether to stay or leave the sector.
Fight or flight: British landlords at a crossroadsFor those looking to exit the market, nearly a quarter blamefalling yields (24%) and tax changes (23%), while a fifth blamecooling house prices (19%). Three in five (60%) say thatproperty management had become a burden and 61%undervalued the costs involved.
But despite the hassle, are Brits still obsessed with property?Certainly some who are planning to sell their portfolio stillwant exposure to it as an asset class: over a quarter (27%) forexample plan to invest the money into their main propertycompared to a third re-investing in another asset class (37%)or in cash (30%).
“Brits still have an incessant love affair with bricks and mortar– but the hassle and cost of buy-to-let is a source of growingfrustration, and some landlords may find that their oncereliable day-to-day income is becoming harder and harder tocome by”, said Sam Handfield-Jones, Head of OctopusChoice. “But this isn’t the case across all parts of the market,with money still to be made from the right property in theright region.”
Location, location, location - the UK’s buy-to-let hotspotsThere are still profits to be made, but there is a significantregional divide when it comes to best performing areas forbuy-to-let. London landlords faces the toughest choice, withfalling yields and slowing house price growth set to reduceprofits.
And an average London house worth £475,000 would haveto be sold for £590,000 eight years later, just to break even –even taking into account the income over that eight-yearperiod. While London hotspots can still be found – TowerHamlets, Barnet and Hackney – three quarters of landlordsin the capital think investing in buy-to-let will be lessworthwhile in five years’ time: more than any other area. InScotland and the East Midlands, it’s a different story – withScottish landlords already enjoying average annual returns of8.8% on their investment over an eight-year period, whilethose in the East Midlands return 8.2%.
Generational gap - millennials more likely to sell up than older landlordsMillennial landlords are more inclined to sell than stay withtwo thirds (65%) planning to sell one or more of theirproperties. This compares to less than a third (29%) of theover 55s. Younger landlords are also more likely to admit thatmanaging a buy-to-let has become a hassle (81%) comparedto 39% for investors over 55. The biggest annoyance cited bymillennials is dealing with onerous tax returns, while oldergenerations blame high one-off costs. Millennials alsoconfessed they underestimated the costs involved (87%)including repairs and upkeep, insurance and initial legal andconveyancing fees, compared to just a third for those over 55.
